It seems the house was not built with attention to details. I see issues with paint on cabinets. Leaky sink, garbage disposal after one use.

I will provide both the good and bad experiences I've had with purchasing a townhome built by Pulte Homes. Good: The communication after the contract signing and during the construction of the unit was good. I was given progress reports regularly. Another good thing was the closing process. That went smoothly. Bad: Closing was 5 months after the contract stated estimated closing date. Because of that, construction seemed to have been hurried which caused some workmanship quality issues such as loose floor boards, sharp nails sticking from the carpet, noisy floors, and uneven cabinets, among other things. Finally, the response to repair things has been lackluster. They had changes in staff which delayed things for months, and to this date they have not been addressed. I closed last November. ... Más

this was supposed to be a happy moment for me, but instead, it was a nightmare. they forced my hand into closing before the end of the year or else they were going to take all of my incentives. It’s not my fault that you guys had a cyber attack two days before closing. Jay, the builder of the home is amazing. He responds quick comes over sees the problem and get it corrected. ericka was terrible. No communication told me things that weren’t true and just all around. Not a great job.

Sales team and construction managers were responsive and helpful

So far the construction of the house no problems, but at closing on Dec 22, 2023, I was charge for a survey which there has not been any type of survey activity since the contract was signed. The closing statement states I paid the HOA fees for balance of 2023 and the next annual, the HOA invoice I received 2 weeks after closing states I owe first half of 2024 HOA fees and the fees I paid at closing for the next Annual HOA fees have been applied to a Capital Contribution, which the contract I signed did not show an amount for the Capital Contribution, it was blank, but the contract also showed a HOA setup fee of $100.00 which I paid on the settlement statement. I have been told by Pulte sales person that it doesn't matter there was not an amount on the contract, they can still charge me, with this statement, the contract is a one way deal against the buyer, the seller can do what they want unless I take legal action. As of today Jan 24, 2023 I have yet been assigned a mailbox nor received keys for a mailbox. I have been trying to get these discrepancies corrected since January 10, 2024 by sending emails to many people, talking to people at OMNI the HOA company, as well as talking to people at Pulte. To be honest, since the closing it has been a nightmare and I am to the point of putting the house up for sale and move on because if it is this much trouble to get anything resolved I don't want to deal with this type of behavior in the future. Our sales agent deceived us by not allowing to add a buyers agent and therby denying buyers agent commision.

We like our new home now that we are finally in it, 5 months later than planned. There was an issue digging a basement on our original lot, and we had to move lots and start the whole process over again. The issue was really on the developer who didn’t disclose the gravel issue to Pulte, but it still cost us over $50K in the selling price of our previous home due to the market going down over the 5 month delay.

Multiple issues, cabinets,cracks tiles, corners dents, poor paint in the house.

overall, i had a good experience but not great.

You really need to slow down the building process and look more to the details more accurately. There are a lot of loose ends and repairs on going for this home. The warranty department process is not very efficient. The warranty issues are taking way too long to get resolved. The repair guys are a joke!

Not wnough communication and after 45 days we are seeing many subpar efforts on the details. Caulking is cracking light fixtures are wired incorrectly, drawers dont close properly and air vents are clearly crooked. The attention to detail is just not there

Overall I’m happy with the house but for sure the quality didn’t worth what I paid . After I move in for the first week , there is Squeak from the floor of the master bedroom , which is very annoying , the paint quality is bad . My project manager bob uphouse is very great and helpful .

The contractors and subs used to build $1.5 mil and up homes are the same that build the $400K homes. there is no attention to detail for spending this high price tag. It's very frustrating working with warranty and construction mgrs. after closing as they are not interested anymore in getting the small items not handled before closing completed. We are 9 weeks from closing and still have NO working refrigerator. We've had 2 and both stop cooling within 2 days of being installed. Seems like refurbished appliances are being installed rather than brand new. We had to expense the purchase of a refrigerator and surprisingly, we haven't had any issues with it. No one seems to care that we don't have a working refrigerator in a $1.586 mil home! Roof was missing a 6x6 sq ft area of tile upon moving in that we found several days later, we have glass that was scratched that was to be replaced within 4 weeks that hasn't been mentioned since. The backsplash in our kitchen is not level which has been addressed with the warranty guy with no results. ...and the list goes on. I recently purchased a home from Pulte Homes and my overall experience, while not terrible, was a mixed bag. I would rate it 3 out of 5 stars, with my satisfaction primarily stemming from the financing aspect. The financing process with Pulte Homes was smooth and efficient, earning them a crucial star in my review. However, the construction phase left much to be desired. The overall impression I got was that the construction was rushed, falling short of my expectations for a home in this price range. One of the main issues I encountered was the lack of thoroughness during the final walkthrough. I opted to hire an independent home inspector, and while they did identify several issues, the quick and seemingly cursory final walkthrough with Pulte Homes did not cover all the bases. I wished for a more detailed inspection that would have highlighted and addressed concerns before the finalization of the purchase. I guess it's my fault for not taking a more proactive approach. Within the first week of moving in, I had to submit five service requests for various issues. This was a disappointing and unexpected aspect of the experience, as I had anticipated a more seamless transition into my new home. Additionally, I filed a complaint about the construction workers who, inappropriately, hooked up their water and power lines to use their tools to work on the neighboring homes. Unfortunately, my complaint received no response, leaving me feeling unheard and dissatisfied with the lack of attention to such a significant concern. While the financing process earned Pulte Homes a saving grace in my rating, the rushed construction and subsequent service issues have left a lasting impression. I hope that my feedback, along with that of other homeowners, prompts Pulte Homes to address these concerns and improve their construction and customer service processes for a more positive home-buying experience in the future. ... overall fair experience. unfortunately the finishes are sub par. no cabinet pulls on cabinets, no shower door on stand up shower, no backsplash, no screen on slider so i had to screen in porch to prevent bugs infestation. lots of bugs and spiders here. no mail box so who knows where mail is. response to issues is rapid and the crew is exceptional. after spending $400,000, i still need to finish my own home with necessary fixes.

So I would like to give my opinion on the whole pulte process, initially given a day in October to close, they wanted it done by September so I agreed and went ahead with it, Steve did a good job finishing things up and house looked good at closure, a couple of issues existed which he was prompt with, even though he got sick he still responded, I do appreciate that, still one more issue we are waiting on but I am not sure if its due to health issues so I of course will be patient, now the mortgage side was not very well done, I think they wanted to close so they could quickly turn around and sell the mortgage off, which they did in 11 days, before the first payment was done, I was told by pulte mortgage that they gave the new loan holder my current mailing address which never happened, never got a letter stating the change in loan holder, after multiple calls to pulte, the letter was resent, also was told they had a breach with their system, which explains why I could never get set up in it, finally after getting multiple tries I was able to get a real person who did not have our current mailing address , why I should have to spend hours doing this is ridiculous, anyway, thats my story, thanks ... Took 8 months to build which was longer that was told. Cost was high plus interest rate increase made it go up even more. It's a great house and we like it a lot, but it took a lot of sacrifice to purchase.

Buying a home with Pulte was a bit of a challenge. I think the product is nice and a good value, but they definitely oversell what they provide. For instance, we got the smart home package which on their website claims to include a video doorbell. We only found out this apparently no longer includes that feature weeks before our closing? Even though the website still states the smart home package includes a video doorbell...? Also, our builder Garrison was pretty arrogant and insecure during many occasions. For instance, he assured us the baseboards that were installed 1 week before closing were correct only to find out after our closing all baseboards had to be re-installed because he was actually wrong...? Also, we had a family friend come with us for a pre-drywall walkthrough since my wife and I are not aware of what to look for in these situations only to be told that we COULD NOT bring anyway with us at our final walkthrough. This seems odd since we are paying a lot of money for a house but we can't bring in any counsel to help us keep Garrison and his team accountable and to give us peace of mind? We also know of other homes in our development where there is constantly trash littered within the home, some shotty worksmanship, and even things such as hot plates with ground beef scattered all about the home. Pulte really tries to sell their quality and first class product and service which just did not measure up to reality. However, all in all, the house does look great and after a couple of weeks in, my wife and I are happy so far. So little situations or annoyances aside, we do believe that Garrison and his team did build a nice house that we are looking forward to making our home for years to come. ... Más

The microwave had stopped working 2 days after closing. I waited 4 weeks for it to be repaired. That's poor customer service.

Still awaiting an answer related to a structural issue.

Will write review when I’m able to move in. Closed on 10/30/23 move in delayed due to problem with flooring.

Many times false hopes and promises were given about construction issues and closing dates. Weeks went by with very little work on issues that were well known to all. Chosen siding was discontinued by the manufacturer but was never discovered leading us over a month behind on exterior finishes.
