Not a good experience. Unresponsive.

Buying/building with Pulte has been an absolute joke. Everything from the lending process to the post build expectations. Had I known then what I do now, things would have went a lot differently. So many empty promises and lack of empathy from the company. We have been moved into our house for over a month and there are still a ton of things left unfinished. The company and the project manager expect you to take time out of your schedule to meet with tradesmen, schedule appointments, and see projects through after you've already moved in. 0/10 recommend this company

Manny and Austin have been great on the construction side and warranty side to fix issues, but the quality of the home is poor. Clearly sloppy and quick work just to get the house done. Cabinets aren't level, trim is not square or flush, paint is sloppy and dripping. Paint is everywhere in grout and on the floor. Doorways and walls are clearly not level or square. Drywall finish in the entire upstairs is bad and has to be redone. The landscaping was quick and pretty sure the sod was dead when installed, grass still hasn't grown 2 months in and not sure if Pulte is going to replace it or not.

They rushed through to get it closed on time. Multiple things not completed or damaged when moved in. They said they’d fix it but we’ve been waiting over a month with little to nothing getting fixed. Have to keep reaching out and it gets pushed off. Most of the house is still good but bad experience overall. A lot of neighbors had similar experience.

I don’t think I would ever buy another home by Pulte , after you sign and have issues you can’t find out who to call . Too frustrating for a senior like myself

Sales: Taylor in our community was great. He was eager and great to work with. He did a great job of explaining everything to us, the process and all that jazz. He also steered us in the way of things he would personally recommend rather than what was the most expensive. He was always responsive and helpful to get us the attention we need. Design: overwhelming! Pulte actually did a great job and emailed us over the PDFs so we had an idea of the features we wanted to see and look at. This was a huge help with light fixtures, sinks, faucets, etc. Hurry up and wait (framing): our framing 'manager' Jackson left a little to be desired on updates. Communication was lacking and he would skip weekly calls for outside events without mentioning it to us such as weddings, vacations, etc. We weren't there for too long, but it started the building process off on a negative foot. post framing: Greg started off better and tapered off after closing. We were refused a closing date for several months (making life hard for a family with children), so we couldn't schedule movers, furniture, getting out of the apartment we lived in while our house was being built, etc. This frustration mounted towards the end when we had to pick new items such as counters we had selected 9 months before that were now 'out of stock'. We came down to the wire and constantly were asked to move our closing date (after we finally did get a day about 30 days out) and we ended up closing on a house that is still not complete. There is a lack of control and organization in their current build process Closing and financing: I WOULD recommend using Pulte as the finance company for the mortgage as well. You can shop rates and they will match typically, but if your house is moved back for any reason, they will not cancel your contract. However, their closing process is not the best. We did a lot of paperwork ahead of time to shorten the process and were informed we would get more via docusign, but it never came. We also waited 25 minutes (for a 30 minute closing) to even get started in their office as well as had them switch our consultant to someone we didn't know rather than the person we had worked with for several months. We are still waiting on some closing documents such as the final appraisal that were were told we would get, but haven't. they did not do much to explain the process and we had to go back for keys as they give you a small card that you take to the office of the community. Overall, the rate and savings made it bearable. Post close and moving in: We still had open items upon closing (something pulte touts as 'not a thing' - they say two things: home is 100% complete at close, and once you get a closing date, they get it all done... they did not. We got mirrors the day we closed with keys in hands, had drying paint and the house was absolutely filthy (dust on blinds, floors, walls, etc. and the house just wasn't' cleaned at all, sadly). Following that, we are two months in and still have open items. Our sales guy won't take our calls, our project manager won't respond to us and the manager or our PM has pushed us off to the client care team (who is great thus far, Anthony is actually getting it done). But we have items from filling in gaps in the garage concrete floor to fixing our floors that are not floated well or secured down to dry wall fixes that pictures were taken several months ago. We have also had 2 full water leaks thus far in the house as well as electrical issues and AVAC issues where the house wasn't balanced. Overall: it's a nice house with a sturdy framing and nice features. But the overall process to get everything up and running is a process within itself and the fight to get left over items closed is a battle. Do not sign the check until it's complete, if you can afford to do so (if you have a place to live). ... Más

Signed to build this house in February of 2021. Supposed to be complete in August, 2021. At least a half a dozen delays, 3 Construction Managers turned over. I'd find out at the last minute about delays requiring me and my wife to find another place to live after selling our home. Most of my construction close updates came from Pulte Mortgage. Each department pointed at the other as the arbiter of the decision. CMs were just about silent through the whole process - communicating nothing. Andrew being the one exception. Finally closed on the house March 15, 2022. Still waiting on sod and seed for a lawn, fix of window that doesn't lock and some exterior caulking that looks like a child put it on. ... Más

Buying process was rushed and prevented time to research to avoid surprises, such as the terraced streets with open view fence in the back so that people can see into your yard. We found out you cannot plant anything to effectively block the neighbors from seeing in and that was not disclosed either. Exterior choice is very limited and too many houses look the same. HOA doesn't let you change enough. Also reported some issues that need fixed to the number they gave us and nobody has followed through with even a phone call or email. Our home itself is beautiful inside but the neighbors being able to gawk into the backyard and even see into the house ruins our new house joy. We regret this purchase. ... Más

Overall was not the experience we expected, thought Pulte would be a very reputable company to work with; however ran into issues every step of the way. Quality is definitely not to expectations of a luxury home, especially for the price we paid and the neighborhood value. The mortgage process was also very poorly managed, we had to close at a much higher interest rate that could have been avoided. Our home exterior is still incomplete with no line of sight when the exterior and landscaping will be complete.

Cutting corners seems like the standard.

They took a little over a year to build our house. We had multiple major issues that seemed to not be taken seriously. I felt like had I not pointed out the issues that they would have allowed them to remain and done whatever they could to have hidden them. I am not speaking of the pulte builders, but the contractors that they use. Overall I expected a memorable experience and I received one. Unfortunately it is not a memory I want to look back on. At the end of the day the issues were repaired and pulte does offer a warranty so we will see what other issues arise in the next year.

We are not happy with the delays and lack of commitment to make this process a smooth transition. We have been in this house almost two months and we are still waiting on things to be fixed. The response time is slow and we are constantly being told we are waiting for a response from the vendor. We believe that a builder should have several vendors so that when one is slacking the the other can pick up the slack. The customer should be in this bind. I would not recommend Pulte to a friend or family member!!!!

Every bit of the process was like pulling teeth and getting any information on the process was abysmal. Lack of materials aside, getting any updates on what was happening, when things got done, or any sense of urgency was unbecoming of a company so reputable. It was evident that the build manager was so inundated with extra work and handcuffed by his superiors that he was unable to do his job properly. After a heated period of time where we were not updated that our closing date changed, we ended up finding out that it was the managers above my contacts that were telling them not to give us updates on our closing date. We had to find out 2 days before we expected to close to realize our date was pushed back indeterminately. This caused undo stress and cost to an already difficult situation. This is not meant to shift blame to the build manager or the site rep, as they did their jobs to the utmost best of their abilities. However, it is evident that the upper management in the Richmond Hill area have no idea what they are doing, or how to run a business. They are lucky to have lower and mid level management that are able to take the brunt of the defects so that customers can be content with what they’re given. With that being said, an astronomical number of houses were not built to spec and have a laundry list of items that are needing to be corrected by the warranty team. It’s as if the management is trying to rush the builds and get the houses closed so that the work can be passed to the warranty team in hopes that homeowners will grow tired of reaching out. Very surprised by the practices of this company and am disappointed that such a nationally reputable company would treat an entire community of homeowners (in an up-scale community at that) with such disdain. After closing the house, it was made in such a hurry that everything was messed, and I had to placed multiple work orders to make it happen in order to move in.

Make sure you get everything completed before you close. Once you sign off, all the promises to get punch list items correct fly out of the window. I am now on month 2 and its like pulling teeth to get a response from anyone. When I do get a response, more promises that are not fullfilled.

Took 13 months to build our house when it was supposed to be 5, maybe 6 months. Even then the house wasn't finished when they rushed us to closing. We had them come back twice for cleaning and they still couldn't get the floors mopped, grout off the tiles, construction adhesive and paint off the windows. 2 months later we are still waiting for punch list items to be completed. Pulte hasn't adopted their building practices, especially purchasing, to a COVID world. They just continually use the excuse "because of COVID". We have purchased two other new homes from builders considered of lesser quality but had a much better experiences. ... Más

House was completed 6 months behind schedule and everything was rushed to completion. House wasn’t thoroughly cleaned at closing, and the builders had to come back after closing to repair areas that were lacking.

The contractor I worked with was great and responsive during the build, but the quality and workmanship was far below what is acceptable. If you pay over $500k for a condo, the cabinets should not be the same quality that you find at Walmart. The floor has severe squeaks and the paint job throughout the house is horrible. I am so disappointed in the overall quality.

The quality of work in the materials for the price I paid is what really upset us. Issues are notated and the lack of responsiveness to those issues is taking time pose closing. The exterior property like siding, caulking, painting was poorly done. I guess that’s what you get when you have guys working in 10 degree weather so the builder can close, get their money, and put out a poor product. During the homebuying process there was surprises that came up such as location of the home on the lot, the grade of the property, upgraded options I selected were not fully explained, etc. I tried it addressing this all the way to the top and the corporate level and they didn’t seem to care and told me to deal with it and there was nothing they can do. For a new townhome, the building quality is fine - not the best, but not the worst it could be. The main issues were the construction timeline and customer service - Pulte is all sales, no substance. They put on a great face, but when it comes to getting details about the construction timeline, where materials stand, where the inspections stand, they are just about the worst at communicating this information. Worse, they make you feel stupid for even asking. Our townhome took 16 months because of the collective incompetence of the sales and construction teams. Our closing date was pushed three times, leaving us to find temporary housing for two months. Pulte offered zero empathy or concessions to make up for their screw ups. In this pandemic, I would not recommend anyone purchase a new construction home (unless they have flexible housing options to stay in until moving) but I especially would not recommend purchasing with Pulte. A traumatic experience for a first-time homeowner that I would not wish on anyone. ... Más

I would not recommend pandemic building to anyone. While continually being told that COVID was the reason for various issues we experienced, it is not responsible for everything. The finish quality of house is sub-par at best. Sales person was happy to collect his money and move on with no regard for helping address issues. Original project manager no longer with company which is a good thing given the quality of work he let slide. The only bright side at the moment is the new project manager actually seems to care and is looking to actually have the house finished 2 months after we closed.

I do not recommend Pulte Homes.! After signing purchase agreement things go down hill fast. Our realtor said he could not believe the poor level of customer care we received from a once reputable builder. We had a stressful, frustrating experience trying to fulfill a life long dream that has gone on for 14 months and is still not complete.

Not good workmanship. Pretty sloppy construction. I would think twice before buying a Pulte Home next time.

We had our house closing on 17th December after quite a few postponements. We happily entered our dream house with a sense of relief and belief as we got this from a reputed construction company. Within 48hrs of closing , during a family gathering, I heard a big sound and water came running from the roof ,making a puddle and dripping from the brand NEW house. Rushed to check but water was just pouring , ran up not knowing what to do, but couldn't find anything, our NEW roof was just leaking. Just be in our place and imagine our horror. Never heard anything like this from any new homeowners. After calls and messages ,and a quick checkup, found that the pipe wasn’t soldered properly. We didn’t know how to react , to be relieved as it was a human error or to be horrified at the level of inspection done .How can such things be missed during all the inspections. Leaving me wondering what all things that can happen in future. This incident kept me awake all night, thinking what was the advantage of going with the good builders if not for their quality. Also warranty for us buyers doesn’t mean if anything happens it will be covered , it means that you are so confident about your product that till that tenure all will be functioning properly and if IN CASE something happens it will be covered. Today April 4th as i am writing review till date this issue has not been fixed completely. Warranty customer service is very very poor. There was a delay for closing my house got postponed two times is due to cabinets, those are not up to the mark quality due to below reason. We went with Cabinets kitchen convenience package 2 roll out trays to the kitchen and pull out trash can, most of them are falling out within the days.
