Pulte tried to ignore major structural deficiency, tried to force us, the customer, to accept poorly installed LVT floor, installed a garage door if less cost than what was shown at the time of contract signing, left a very dirty garage floor with ingrained dirt and refused to clean, and fraudulently claimed exterior grading and sod installation as weather delayed construction at the time of closing and still have not completed the work 6 weeks after closing. There are several other deficiencies that I do not want to include here for the lack of space and time.

"Hydration" cracks in cement in garage, front porch, back porch. I continue to see cracks, chipping, scaling, chunks of concrete missing from garage and front/back porch areas. Repairs have been made once but cracks continue to expand. I've purchased many homes (both new and pre-owned) and have never experienced foundational cracks to this degree. I am continually told the foundation integrity is solid but I can't see how that is true. Even so, the cracks significantly degrade the "curb appeal" of what is otherwise a beautiful home. We have had 5 Pulte New Builds. This is by far the worse. Fit & finish is terrible.

The ineptness of the individual assigned to process our mortgage through Pulte. The failure to repair anything in the home after closing

During the mortgage application process we were asked to provide the same financial and personal information multiple times as Pulte lost or misplaced it. Pulte provided at least three different closing closet amounts and was unable to explain why the amounts charged / increased.- and were blindsided with additional cost at the actual closing . Additionally, Items that needed repair were pointed out prior to and at the “celebration”. Good home but no follow through

I love my new home and the area, but there are a number of things/issues that need correcting. I do recognize that supply issues are part of the reason my issues have not been resolved. The other issue, in my opinion is that Pulte management is not providing adequate onsite resources to respond promptly to problems and unfinished work with our homes. A person in addition to the field manager is urgently needed. Finally, Pulte is not meeting their own specifications. Specifically, their definition of a “smart home” says that the temperature of ones home can be controlled from a smart phone. ...

The priority is house is closed (or) not. They don't care about the buyers. what issues they will have (or) not ? Example: they will give u 0 wood like ties. They will not give you extra bricks, paint ...issues after reporting will be addressed later ..Quality of construction is also not upto the expectation...They can do much better.

Sales was not polite, push for more option purchase very aggressively. They are obviously short in man power. the field manager was a good man, he tried his best but there is just too much for him to cover. Little issues all around the house, not critical but annoying, especially for house at this time price range. My neighbor had a blocked sump pump the first day he moved in … i am checking mine frequently, my sewer pump beeped crazily one day after the bathroom was used, after a minute it pumped itself then everything went ok, not sure what was going on

Only as good as your construction manager

Our experience was negatively impacted by a weak construction manager who did little to oversee the pace and quality of the build process. Fortunately, our sales representative was great and has helped us mitigate the issues. Frankly, the rest of the story is the most important, as we see the response to the items that need repairs.

Pulte would rather come back out to fix problems 3,4, and 5 times than do the job write the first time. They employ subpar contract laborers that are not skilled in their trades. We were told that everything past inspection, city code and inspectors have a really low bar.

Pulte is very busy at this time building as fast as they can, so if your home takes longer, don't be surprised, if the home experience is not what they advertise, don't be surprised, if you move in and you still find a lot of mistakes, don't be surprised.

My experience with most of the people from Pulte, like Skyler, Chris, and Ivan, was very pleasant. They were all very helpful through the process and were quick to respond to any concerns I had. However, one major issue that arose that has not yet been taken care of is the landscaping was very poor. The grass was laid over rocks, concrete, bottles, etc. and therefore has not grown well, or at all in many parts. I have never seen grass being laid over all of that, how can it grow? Once they built the house, they dont even care to fix the issues reported during walk-in. They say they will fix it but they never do. Ask them to fix all issues before paying anything to them.

Sales agent have very less idea on how to deal with customers especially when they first time buyers. builders are new with not a lot of experience but still somewhat did a good job. designs - house designs are awful, so much space is wasted on unnecessary things. The home designs needs to be explained well to customers and be given an idea on how it looks on the lot... like ranch houses will consume a lot of yard size vs other family homes. Overall we are happy as we have to be happy. Nice to work with Anthony (Sales) and Steve (Site Manager) are very professional and impressed with their overall responsiveness. With reference to the quality of the construction, I am not at all happy. There are gaps (bugs can build their homes) between the baseboard and flooring. Baseboard guys say that the flooring is uneven and Pulte folks say that the baseboard. Very poor quality material was used for Window sills. I have very bad experience with Pulte . Before closing 3 days , we walk through house and we founded so many things which are not properly installed . At the day of closing , we walk again and we founded 20+ things which Pulte did not resolved till that day . THEY PROMISED TO US EVERYTHING WILL BE DONE . We make the agreement, after closing 15 days PULTE should complete the list . We’ve had so many issues. We were promised the home would look like a model home and it wasn’t. We are waiting response to get our issues resolved. Just felt like things were put together as quickly as possible knowing things could be fixed. On top of that we have plot issues. Our plot is smaller than what was supposed to be according to the plan.

This is my second home purchase with Pulte and almost might be my last. It was a true headache from the beginning with the sales center and lack or attention to detail and communication. The saving grace was the field managers who actually communicated very well and helped along the way. If I was to purchase again and saw the same sales team I dealt with I would leave. Paid more for low quality house

Houses are really built with very poor quality, there are lot of echo and you can hear through walls up stair/downstair, also even slow walk sound as a big bang noise. flush in a bathroom will create noise as if there was a big machine turned on and it is very lound rt below bathrooms (this is a big issue where we have work from home and in the meeting), this itself show how poor quality is.
