At a first excited glance, everything looks okay, but with time, you start to see the imperfections. The base boards are some of the worst I’ve seen. A lot of unpainted uncaulked areas. The stairs as well, paint drips, uncaulked seams, exposed areas. Some unpainted areas In ceiling. It was a rushed job and I get that they’re building in bulk, but for the amount of money paid, you’d expect a little more care.

Covid delayed material deliveries extended our build and closing date Consequently our rate increased 1.5 points The materials were acceptable, but installation ruined some of the cabinet doors Painting was poor to average even though we opted for higher level 2 tone paint scheme Kitchen backsplash marble looks bad Garage door won’t go down, keeps reversing Pulte has scheduled trades to address all punch list items and we shall see if fixes are made to our satisfaction

It’s been just over a month that I closed my first home, and I have seen a few issues with overall build quality. Even though Pulte uses good materials, overall workmanship can be only given 3 stars. I raised my hand on a few issues, and the site manager responded that they are working on it; however no response or actions were shared with me after that correspondence. This is not the service I am expecting for the price paid. I understand that a home is built by a human and there will be some errors, however I expect quick response to issues for the premium home price paid from my hard earned dollars. ... Más

The challenge of the supply chains I realize and have built many other homes but it doesn’t excuse the fact of how dirty my house was during construction and especially after the finishes started going in the cabinets had some white dust all over them that has never been totally cleaned and the cabinets need a lot of repair and look terrible in some places a person worked on them the day after I closed and now have heard nothing four weeks later. My floors were not protected and there are many stains on my new laminate floors. The carpet was dirty or damaged and never taken care of I have lights that don’t work the Courtyard has dented gutters a sadly finished gate and paint and construction materials on the entry door. Everywhere I look I find new things cracked laundry sink scratches on the bathtub and a leaking window when it rains. I was told at closing don’t worry I will take care of you by the person at the walk thru and have never heard from anyone again. I turned a lot of these items in on line a week ago and I am waiting to see if I hear from anyone. ... Más

I guess like all of these construction companies they bend over backwards for you until closing. Once you close they are not as responsive. They have left the landscaping in front of my unit with dead plants and looking like crap. To make matters worse they claim is the HOA responsibility and they have not yet surrendered their responsibility to the HOA in fact they haven’t even finished a walkway that goes by a green area next to my unit. Disappointed that they don’t keep their word… They also claimed that they would replaced a refrigerator door that was dinged and never got back to me. They said they were going to replace it to appease me. They are a disappointment… if you deal with them do not close on the property until everything is to your satisfaction. Our journey with Pulte to build our first home was good if not great. From the first step the Sales consultant was a huge help in getting us to know about the community and the house. There were a couple of instance where he did not notified us about a couple of things which may have been better if we would have known about it. The design center appointment also went. There were a few hiccups during our closing and after few calls we were able to solve it with Pulte's team. Pulte's loan team was also nice and helped us in every possible steps. Once we moved in, construction manager was also very helpful with all the questions we had. The landscaping and driveway works seems to be taking longer than expected and we hope it will be done sooner rather than later. ... Más

The communication has been a major issue before and after closing. It been like a hit or miss. Somedays it feels like no one is listening to our feedback. there has been issue with work quality, major items. I am not going into minor defects which are multiple. Overall I am still feel happy in this crazy market but i don't think the expectation that come with Pulte 'brand' have been met

Great experience with the on-site sales rep. The construction team was great until we closed. The walk through provided very little information regarding maintenance and features of the home. Some items were not finished by closing and the follow through with those items has been disappointing. Warranty has been dismal. I submitted a request early to take care of a leak as well as a few other items. Thankfully, due to my own persistence, the leak was repaired. There is now holes in the drywall that needs to be repaired and I still have not heard from the warranty rep for my area. It’s been nearly two months since my initial request! I cannot politely express how frustrated I am with the warranty side of things. ... Más

Sales and construction managers were great overall, responsive and engaging. Major issues related to subcontractors timelinesses and attention to detail. 6 weeks after closing, still a number of unresolved issues which are taking unnecessarily too long to effectively address. This is simply unacceptable for a home in this price range!

If Pulte would take just a few extra weeks to finish a home it would make a world of difference. Pulte wants their money without regard to the large amount of money buyers are putting down for their homes. Unfortunately everything is driven by closing a certain number of homes every month so the last two weeks are crazy time as they rush to complete jobs. The trades are under pressure to get their respective jobs done so they rush to complete at the expense of quality.

Not the greatest experience, build quality and finishes were lacking due to limited construction quality control of contractors. Pulte quality assurance relied on new homeowner to find faults to include damaged cabinetry, electrical code violations and poor workmanship.

Materials used are cheap.air conditioning inside house noisy.unfinished painting in some part of the house.it took long time response when we have emergency electrical service.

Sub contarctor for electricity is not good. Poor in responding concern

Good location and property priced fairly but the construction quality is not good. Also, lack of responsiveness and follow-through when issues were raised.

Sales experience was poor relative to communication,, actual lot options and time frame for building. But once the contract was executed, the design department and the final construction manager (we went thru more than one as the first was inexperienced) were excellent with prompt communication, attention to detail and going beyond and above to accommodate our requirements.

Nothing special to report. House is overpriced. Paid over 1/2 million for a 2 bedroom/2 bath home with 1900 +/- sq. ft. GLA.

Pros: Pulte has great floor plans, elevations and options, good site locations, good community planning and generally well maintained communities Cons: Shoddy workmanship in a few areas (needs to focus more on the quality and not just speed), possibly a COVID driven issue but some of the standard options they have provided before along with their higher-priced options aren't standard anymore (as a second time Pulte homebuyers, our last home we've built came with some standard options that weren't standard in our new home), responding to new build issues through their claims portal is very slow, our experience with the sales during our home construction was very bad and she didn't get her work orders properly organized neither with us nor with the builders and there was confusion with options and the sales price changed twice because she couldn't keep track of the options. Overall it is a good experience but there is potential for improvement in some aspects.. ... Más

The primary sales agent was very responsive to questions as well as the construction supervisor. One major issue was that the lot had water drainage problems which they knew and did everything in their power to brush off our concerns. Now our sump pump runs constantly and the company claims it's not their problem and won't do anything to remedy the issue.

I initially like the builders response to repairs of the house. I did not report any issues on my 1 month survey as he was prompt and fair. After the first 1 month, any other repairs were not taken care of in a timely manner and builder ceased to respond

Pulte offers quality cookie cutter homes. They have descent floor plans and great layouts. They are not able to alter build plans in the beginning. The little changes that were asked were not able to be accommodated because they lack a good internal process communication. Surveys post build do no good, they need surveys after each part of the build process. 8 steps should include 8 surveys plus any other data Pulte would like to collect.

Overall it has been a good experience. The challenges are with supply chain issues and communications/dealing with replacements after closing. The coordination is not explained and the homeowner is responsible for dealing with items that need to be replaced. For example, my refrigerator has been a pain to have replaced. Also, due to supply chain issues, I had to find a contractor to do epoxy in the garage. While he came highly recommended by someone at Pulte, he did a mediocre job. Pulte needs to offer more support to the homeowners in these situations. Responsiveness can also be slow during building and post-closing. For those who are living states away during building, we rely on Pulte reps to keep us up to date with timelines/pics, etc. Lastly, while the construction is solid, the finishing is sloppy. This includes paint, carpet installation, things like pocket & closet doors not being installed properly. ... Más

Elaine is a great salesperson. Tim is a great Customer Care Manager that coordinated fixing numerous issues after closing.

It was unexpectedly quick built only to find out issues when I moved in.

Bad experience... Firstly, when I bid my home, I entered a price for $28xxx for the amount I will to pay additionally, and they increased this number by $4000, which ends up with $32000. Also got a first month electricity bill for near $600, and I even didn't completely move in to my home. I only stay during weekend and there is no way causing such amount. Also called inspection and warranty, no body ever give me a responsible advise and result. Called warranty to repair my window, nobody ever showed up. Never going to buy their home again...
