Overall I do love my new house however I do feel like the quality of the materials is lacking. Our hardwood floors scratch off easily. I have noticed parts where little splints of wood have come off. We have dark wood so these little spots are obvious because underneath the wood it is a light wood color. So it is very visible against the dark wood. I feel like the price we paid to upgrade certain things doesn't match the quality of the items. Also the appliances and sink installed are just average. I wouldn't say they are top of the line products. our sink has so many scratches after the first use. I also feel like there were a lot of little details that were missed, such as some corners not painted as nicely or grout not put in completely neatly. Overall the house looks beautiful but is lacking in the details, which would have really made me feel like we got our value. ... Más

The sod was delayed, for install, full of weeds & planted on rocky, poor soil. The microwave is a nuisance to use and loses time everyday. The heat/air system is totally off balance. You roast upstairs in the loft, while freezing on the main floor. The house being built next door is but an arm's length away!

The overall design of the community is great. However, the interior design of the units can be improved. Geometry and symmetry were not a priority for the designers. The have windows that are not centered on the walls or two windows with different distances from the edge walls, etc. The lighting design/installation follows the same. They were installed with very little thought. Finishes on paint, and sealers were also full of defects that I had to correct myself.

Once you move in stay in home you will notice lot of things like finishing doors touch up holes on hardwood floor and walls nails... you will notice so many issue... when you invested half million with smart home option, pulte did not provided me second garage opener and never communicated. Pulte just change their polices but never communicate with home owners.

Thought Pulte was a step up from budget builders like KB. They had many issues during construction that we had to stay on top of. Then when we moved in still many more unresolved. We're now working with them to resolve so they will hopefully come through.

Thrown up as fast as possible and the small details have been very overlooked. Their contractors lack the quality they should be showing their clients and the customer ends up having that fight with Pulte and Pulte tries to get away with as much as possible.

We bought a Pulte home in 2007. Loved it and still own it. We just bought this new house and the quality difference is abismal. Cheap paint, cheap toilet seats, cheap electrical craftsmanship, cheap roofing attention to detail, ceiling fan bracket recessed over an inch in the ceiling keeping us from hanging the fan properly, cheap stucco, house was delivered dirty, rusting back view fence upon delivery, over tightened light switch plates keeping the switches from operating freely, bathroom door rubs on door frame, etc... for a house that we paid 352k on a 232k base model. The Pulte staffers are excellent however the workmanship is way below par.

Once moved in we have found simple things in/on the house that were finished with low quality. Also some of the building materials used are of low quality. For the price of the home, we've found the general quality to be far lower than expected. It is very disappointing.

everything perfect .. the only thing is that they should be more detailed at the time of the inspections, the truth is that there are many details that should not be seen. for example: the toilet is not placed straight with respect to the wall, the wall when going up the stairs has too many details the driwell has many imperfections. the floor of the second floor already sounds and I have only one month of moving. I have a piece that sticks from above .. the air grills have paint, another one is peeled. I have a loose toilet. among other. We had an amazing experience with onsite sales and the construction team. Since closing we have had a few warranty items come up, one of which is major. The Warranty Manager for our community it very lackadaisical about the whole things. His communication is poor & follow through is untimely. There is just no sense of urgency. It is frustrating because we want to enjoy our new home, but the issues have left portions of our house under construction with no end date for the repairs.

We’ve had so much unfinished work in our home (blue taped areas not completed) and it was not cleaned prior to our move-in even though we walked through while a large group were “cleaning”. I never saw a cleaning product in their hands, just dirty wet rags smearing my counters. I had to ask our project manager if they could clean the patio door and high windows as they were leaving. And they barely did that. We opened a closet after signing and it was covered in dead moths (couldn’t see the floor). I had to scrub and scrape Dried grout from the tile prior to washing the floors. Within two weeks of closing on the house had to have the air conditioner repaired because it wasn't cooling the house. Then a week later it is starting again. Our AC unit ran constantly and the temperature continued to increase above where we had it set and we had to have it repaired again. The tile work was less than what I would have expected. The issues were not obvious when we walked through prior to closing. The floor tiles weren't leveled enough to even be able to slide a mop bucket across the floor without it tipping over. In the master bath shower the tile work is not what one would expect from a professional installation. While this house is definitely built better than our last one, it is also at a higher price point where I would expect more attention to detail and craftsmanship. We were told that a list would be provided that had all of the paint colors, etc. so that if we need to do touchup we can. When I look at the list, it doesn't provide any information on colors. I had some damage to the stucco that I need to repair but I have yet to find a reference to the color of the exterior so that I can complete the repair. ... Más

As homebuyers we looked at many homes built by various builders. We choose Pulte because the quality shown in the models homes was beautiful. Our sales person promised the same quality to be in our new home. Pulte fell short. They build homes very fast and the quality and workmanship is not there. Our home was not perfect and beautiful the day of closing, in fact that day the drywall trimmers and painters were still trying to fix issues from the walk thru. Pulte does not have quality professional drywall trim and painters. Their work is terrible from ceilings bubbling and repaired numerous times, excessive spackel left on trim, to paint drips, to unpainted areas, to paint on hardwood floors. Throughout the home there are other issues, some which wouldn’t have happened if supervision and attention to detail was there. The lack of quality is upsetting to say the least. As buyers you did expect a punch list of minor issues at closing and if that was all we had it would be fine. That is not the case for our home. New home buyer please be cautious. The beautiful model home you see is not always the home you see when you open your front door for the first time. We wish ours was, it would eliminated our frustration and stress as Pulte workers try to make it as beautiful as a model home weeks later. ... Más

Not responding to issue. Did poor job on grading lawn

I wish the craftsmanship and attention to detail was more on point. For how expensive it is everything should look perfect to the human eye. It’s not. The team is awesome and very responsive.

For the price paid, I expected a lot more from the builder but they counted penny's on everything. Not including the lawn is one thing. But, that maybe is a perk that some builders provide but, the kitchen cabinets do not come with handles, the bedroom doors do not have locks etc. Also, we were not told most of the options during the initial discussions so we really missed out on somethings that we may have considered if got mentioned.

I wouldn't call Pulte the worst builder or the best builder. I wish there attention to detail was better. Small things got overlooked mostly finish work and now I'm stuck asking them to be fixed or fixing them myself. 1. Cabinets were installed but some how they were not level and counter top took a 1/2 inch shim.... 2. Cabinets were installed but never properly adjusted. Over 1/4 inch gap between all doors and crooked doors. 3. Trim through out the house has nails that were not punched and covered, the nail holes that were covered were smeared on and painted over and I can see the filler roughness everywhere. 4. Door strips that prevent air from coming in are covered in paint. 5. Shower creaks when standing in it, use some spray foam under it when installing and it would never be an issue. 6. Stove wasn't level when moving in. 7. The paint the house is all flat paint that constantly gets a mark if you rub up against it. Use a Semi gloss and it would be 100 times better to clean. 8. When doing finish work around light sockets and switches , the were not removed and now have paint/mud on many light switches. They also have a line where you can see the painted against them and didn't remove. I could go on and on about finish work. On the other hand the super was always willing to answer his phone and take care of issues. He was great during the building process. He listened and explained the process well. It's really hard to notice all the little issues prior to moving in, but when you have time to really look at all the finish work it leaves a lot to be desired. House still have very high humidity because of poor paint, and constructions. Very low quality sprinkler heads. Stones that they installed is not up to the expectations. Granite's are not sealed at all. Light switches in wrong places in the room. cheap plants for this luxury neighborhood homes, poor land grading, never cleaned the yard after roof installs and having lots of nails in the yard, crown molding joints are visible. Low end HVAC units and the A/C failed within a week. Very bad experience with closing. The management don't want to work with us during the Covid19 issue. Warranty team is doing great job and they are taking care of the issues quickly. These houses supposed to be like John Weiland quality. My daugter bought a home from Lennar at low end and she didn't see any issues with the construction. ... Más

Check everything

Kitchen cabinet for the waterfall island was misplaced. When i asked why, i was told that's the way the vendor made it..which didn't make sense. A week after moving in, i noticed the island wasn't done properly. I reached out to the field manager. Was told that's the way they did it. This wasn't true as that wasn't the case for another home i saw. Till date the issue has not be fixed. I gave a 3 star overall cos other aspect of the home was average.

The quality of work is extremely poor, the finishingwork such as the trim, paint is very disappointing for being a pulte home. In Charlotte NC, Pulte had a reputation for Excellence but i havnt found it hear in the Johns island Arbor community which i bought in. I spent over $500,00 buying and adding items to my home. Im still waiting on my punch list to be completed and I closed on march 13th 2020, I understand about the corona19 ut had no contact after being g told it would be taken care of.

Overall our home is great, however there are noticeable instances where you can tell the construction was done just good enough. The floors are all sloping, the stairs creaking and the paint job that they did was rushed at best.

Ever since I have moved into my new home, all I seem to do is clean up some kind of sticky goo off the non carpeted floors. My windows are filthy. The pre move in cleaning was just not up to par.
