James the project manager, and Mishayla the sales rep were horribly slow at responding to requests during the buying process. They would take days or weeks to respond, and then the response was too late as help was sought elsewhere. Then after the purchase James got to a point that he was rude and disappeared when he had additional responsibilities after the sale. Requested to talk to his manager Allen who also never returned my call. Really bad experience with the staff, as none of them care about a good customer experience.

Builder not taking responsibility for defects

The most terrible experience with Pulte mortgage and their loan consultants , very unorganized, unprofessional but the house is nice and a good quality. But for any reason I won’t recommend Pulte mortgage company use a different bank because nobody can handle the nightmare with Pulte mortgage.

Not at all good. Even small builders are doing good job but I never expect from Pulte like this.

Very bad experience with Pulte. Not at all satisfied. Even the small builders doing great job and service to the customers. Here starting from Sales, Mortgage, Design Center and Construction Manager and Top Management only shows attitude nothing else. I would strongly recommend not to go with Pulte not worth of Money.

Endless delays to completion. With no clear explanation.

From the day I signed a contract (October 18, 2022) to day of closing (July 29, 2024). Endless, endless delays with very few explanations from Pulte unless I nagged. Meanwhile, because I was given estimated completion dates of almost every month in 2023 and 2024….. I finally sold my previous house…. And then the buyers of that house— a family with three small children— had to move THREE TIMES while this house was completed. I think the quality of my new house in Arborwood is fine. But the buying experience was a nightmare, truthfully.

New condo, and after two weeks of closing, major leak in the house required the builder to open up sheet rock and fix the HVAC leak. Mold has started to grow and we could not use the house for 2 weeks. No courtesy or compensation for the trouble caused. Horrible.

The initial meeting went well we signed and during our construction process had three different people represent Pulte. House was built on schedule. I was in the process of moving and had a deadline to move in. Found a ready to move in that worked. Was tied it would be ready inside my timeliness that I verified multiple times before signed the contract. I wasn't allowed to speak to the building manager until I signed the contract. The day after, he told me the date I was given was NEVER the date and was out a month. We were upset but still inside out time line. The sale was not honest when I.purchased the home remotely and I had no option but to finalize the purchase because I already sold my old house and I was very disappointed in the way Manager handle my complaints because they simply doesn't care.

Our experience with Pulte was horrendous. Our home was over 4 months late and our closing date changed 3 times. One closing date changed 9 days before closing, after I already sold my house and moved to another state. The finish quality of Pulte is low. There is paint splatter on door and walls, knicks in the shower wall, and the house was not clean before we moved in. Moved in about 2 months ago, still missing a shelf for my kitchen. Once you close, any outstanding issues take forever to get resolved. Had awful experience working with Zach from the sales team, doesn't know much and lies to get anything sold, and Ed who is quick to respond but doesn't ever get anything done. Wasn't a good experience, if I could redo it, I would have never bought this house.

Felt abandoned by construction mgr on closing day

Closing Day on a Friday is remote training day for construction Mgr. Felt abandoned on closing day. Construction Mgr met the day before and promised house would be cleaned and landscape would be finished. Next day after close I had to drive another 30 mins to a different community sales office to pickup keys. When I got to the new home the outside had not been touched, construction trash & no mulch. Inside was not cleaned as promised. Called construction mgr and he starting calling but it was too late.

Where to start, very poor materials used to build the house, very poor quality control, i found so many issues within the first 2 months that i haven't in my 17 year old condo. Looks like all they cared was to make the sell instead of building it correctly.

First of all I had lots of issues with Pulte Mortgage . It was so much back and forth , no accurate calculations too the last moment of closing . They almost refused to close my house with 3.5 % down 3 days before closing !! Insane ! Then wanted $759 more the day of closing at the Title office . Pure emotional roller coaster . My wife was a nervous wreck having to deal with 3 different people from Pulte mortgage . We finally closed after the third delay which costed me way too much . Time out of work and moving arrangements etc . The house overall is good , just not a whole lot of detail ...

Buying a home should be a great feeling and it was until I settled for the $20K at closing using Pulte Mortgage (Dawn). Never thought I would be saying this but they are not good at their job at all. And just FYI, you don't actually get or control the $20K at closing. Per my closing documents it stated " You are responsible for $0.00 of the discount point" yet when it was closing time they took the discount point for the loan rate out of my $20K closing stating that I actually didn't pay it because it came out of the $20K closing promotion. Pushed us to close with many things within the house still needing to be fixed. Major problem with master bathroom and won’t even be able to enjoy the shower for a month after closing. Unacceptable!
