I purchased this home in good faith and that their would be a clear line of communication throughout the whole process when it came to any issues. At first things look promising and was assured if any issues occurred they would be resolved in a timely manner. The overall home is good, but the quality of the material used and workmanship lacks. Example if you spray the home walls or doors, but touch up common area spots with a brush or roller its noticeable. Another issue is touching up spots with multiple coats of paint leads to it just pealing off especially in areas where there is friction like doors and door frames. Quality of material like the trim lacks in common areas. Example using trim pieces with noticeable chips and dents and not fixing/filling in or using quality pieces makes common areas look bad. I closed on 09/23/24 and moved in 10/26/24. Giving the builder and their team time to address the issues. I have had floors, doors and trim fixed due to water leaking into the home, but the work has not been finished. Its been 2 weeks since and no communication/follow up has been received even after contacting the builder. I understand things will occur over time, but leaving unfinished work is not good business or practice especially when there was no follow up. It has been one week since moving in this home and I find more workmanship and materials issues than anything else. I appreciate Pulte providing this additional survey as previous surveys I completed were given better ratings, but as things progressed, I am glad I have the opportunity to provide additional feedback, ... The home buying experience was easy. After I moved in, it was a different story. The first few days identified several issues with the brand new home not being ready for me as I was assured it would be. Dishwasher not connected, washing machine and dryer not connected, water heater not programmed. A/C not working in half the house because they did not open the vents in the attic…when the tech went into the attic, we also discovered the lights had been left on. Other issues: caulking missing in corner of living room and I had a red ant invasion and had to have an exterminator. Google doorbell installed by a Pulte vendor but not with the right transformer so it won’t ring inside the house (3 weeks since reporting it and I am waiting for repair). Two ceiling fans have high pitch squeals and have to be replaced. Very disappointing and frustrating experience. ... Más

The quality of construction much lower then expected. Pulte uses the cheap materials, the worst appliances such as refrigerator, dish washer, dryer. Subcontractors don't know how to connect it the right way. Most walls are not level, tapers do inside corners of the wall as round, joint tape is visible, painters pint with dirty rollers that all walls have dust under the pain, base bords painted over the dirt from the not swiped floors. Electricians can't install outlets in one level, all outlets above the counter top in different level up to 1" and 1/2. Carpenters installed all doors not level. Entrance door 1/2" of level and can't be closed properly. AC installer doesn't know how to run duct system, some rooms have no air flow some rooms blow air as it hurricane. I can continue with the quality of Pulte construction more, just wondering if anybody cares. ... Más

Construction process communication was minimal. Don't expect consistent check-ins on the build. Water penetration issue in basement existed all up to 2 weeks before closing. Construction manager did not believe our communications and kept commenting it was wet from cleaning. I would micro-manage the build process if you decide to go into contract with them.

Over all not very satisfied

The home buying and the financing experience were good and relatively easy considering that we were buying from out of state . However it failed to deliver in terms of quality of workmanship including hardwood floors , cabinets and general finishing . The biggest issue for us is that even though home was advertised as 2 car garage- it doesnot fit our standard size suvs which is an ongoing concern for us . Also the resolution of the issues with workmanship is not to our satisfaction even though it is advertised as having one year home warranty.

Disappointed with the mortgage process and the customer service after move in. Home was delivered fully built on time and sales personnel are excellent.

Leaking twice in my new condo’s basement ! Poor quality! The only good thing is responsible to issue is quick and good!

We were asked to have an inspection and quality review with Pulte representatives before final closing. Upon “move in”, many of the issues of function and quality were not addressed. The ceiling fan in the lanai had no remote and didn’t function. This problem was never fixed. The burner heads on the stove were missing and, when replaced, one burner was not the proper size for the unit (this is a still un-corrected safety issue). The refrigerator was inoperative and replaced with a “scratch and dent” model of a different brand. It took three deliveries of the wrong units (and three weeks) to correct this problem. Numerous light bulbs were blow out which we had to replace. One of the bedroom dressers (which we purchased with the house) had three drawers jammed closed and never repaired. Soon after our move-in our aid conditioning unit failed and our sewer system backed up. These last two items were swiftly addressed by Pulty. ... Más

Overall sales on the front end is great and so is the title process, especially closing day. The in between of signing a contract leaves much to be desired. We had a poor experience with the underwriting process due to poor communication from the individual working on our documentation (1 month gap between responses). Additionally, our construction manager was the last person I would ever want to be in charge of managing the construction of our home. He was unresponsive, had poor project managemet (closing was delayed because he was unaware a portion of the roof was not yet ordered), and on our final walkthrough, which is supposed to be when you sign off, there was a laundry list of items that weren’t complete or very obviously needed to be repaired. You could tell that no one was doing regular inspections of the workmanship especially leading up to closing. We literally had to come out to the house 4 hours before closing to sign off on the final walk through. Which there were still issues but as closing had already been delayed once we decided we would submit warranty tickets. The warranty process is also very slow and have had the trades rescheduled/no show multiple times. Also, due to the constant delays on our homes and the last minute fixes an entire side of the sod laid is completely dead as it was trampled due to all trades being on site the day it was laid and further there are giant spots where dead sod was laid and was pointed out prior to the closing process which was not resolved. Basically, have to replace the entire side yard and 1/4 or the front and back yards sod on our own within a month of moving in. Honestly, feel like we did not get what we paid for in respect to the sod. Overall, the house was a great value and thus far seems to largely be good quality outside of the warranty items and sod. Again sales (Trent) is fantastic and so was the title office on closing day. However, the construction process and underwriting process leaves much to be desired. ... Más

Overall, fairly happy with the build quality of the house. Were not happy at all with the level of cleanliness and finish when we moved in, and the process of getting them to come fix issues is like pulling teeth. We've had to do a lot of the work ourselves, which is unacceptable for a house at this price point. Wish we could give a better review, but Pulte leaves us with little choice.

The kitchen counter is cracked with a repair underneath Never Should Have been Installed!, the Hallway wall is out of square. It has a wave in it! There was a bird.bath in the rear Patio that is still not finished with repair. We have a HVAC system that the door need removed every time to replace the filter. All are still open tickets!!!

I'd like other potential new homeowners to know that they should not close on any empty promises. In other words, do not take over your new home until everything (repairs/owed parts and or equipment) has been 100% satisfied. Just because there may be a warranty in place, a new homeowner should not have to dip into their warranty on day two of one taking over their new home. You do not want to be left wondering, "How much lipstick is on that pig"? I do not need Sonny (Senior Construction Manager) telling me he's completed thousands of homes, and my concerns are minimal (not exact words). He's completed million-dollar homes, and he never had any issues. Well, I see the materials going into my home, and I am not ok with split wood due bad nail placing or simply bad wood (materials). Currently, I'm left to listen to my neighbors with their complaints of having to still wait for their repairs to be completed, months later. Tonight alone, my neighbor has a leak from the second floor to the bottom. How long will that take to be repaired. This is one of many complaints she has. I have emailed my concerns (list of 21 and growing) with only about four items being addressed. I am trying to reframe from bringing in someone that WILL have my repairs fixed. I will reach out to my crew next week Monday 7 Oct 2024 and my concerns will be addressed then. I refuse to wait months for resolution on something that should have never taken place. The sales staff was great the rest of the process was awful I wish there was a do over financing process because I hate what I settled for to get the job done and underwriting were terrible. If I had the choice at the end I would have purchased somewhere else I believe technology replacement is evident and overwhelming to customers who still believe that happiness is the end result It was very clear and obvious no one thinks the human process or customer service experience is required anymore, honestly no more over and above just gimme my money every one hand was out and the work was sub standard from the onset of calls Pure disappointment ... Condo is nice. I am finding my service request are not being answered. I am very disappointed with this area of Pulte Homes.

Was basically told because of my circumstances, I don't get customer care post closing. Even though I had significant problems with the construction (water running into garage because grade issues just for one example). People were friendly, but just wouldn't help.

I was expecting that Pulte would give us a good quality build but it’s not up to my expectations. There are so many imperfections we could notice once we moved in . After rain there are so many leaks in our house and backyard was not graded properly , highly disappointed with Pulte and its quality . Should have gone with some other builder .

Typical contractor grade materials. The can definitely reflect which sub contractors cared more vs. which ones were just in and out. Rushed to get work done to hit their monthly close numbers. Left a significant amount of open items not completed after we moved in. My recommendation: explicitly ask at time of initial home review what items are included and what are not and get it in writing. follow up with the build on a weekly, if not daily basis and bring to attention immediately.

Craftsmanship is acceptable. The tiles look good. The doors and the cabinets are rough. Misalignment and loosen handles are common. The construction manager is awful after closing. He committed to touch up some of the issues while it was extremely difficult to reach out to him. The issues of water pressure, faucets, and a drawer rail are remained to be unsolved.

OK house in the end but not a great expirence

Lots of time and energy on the homeowner. Pulte project managers seem overworked so the only person keeping an eye out on your house is you. At the very minimum, we had to stop at our house once a week so we knew at least someone was monitoring quality. During our build, we told our project manager that our floors squeaked and was told by him that the floors would not squeak anymore once they install the LVP and carpet. WRONG! We move in and all throughout our house, it is nice and squeaky and reminds me of our 1930s apartment floor we were renting. We hired a third party inspector who showed us we had mold all throughout the drywall in the basement (lots!!, we have pictures) and we had to also point out to Pulte we had no attic insulation 10 days before closing. I would have a lot less gray hairs if Pulte had done quality checks themselves throughout the entire build. Our first project Manager Lisa was very underqualified and luckily we got Jason. Jason was miles better but we could tell Pulte had him managing a lot of homes so even he was missing issues in our home. At the end of the day, an overworked Jason over Lisa was fair better quality. We are not happy that Pulte took out a sidewalk panel and decided to pour a new panel and get rid of excess concrete all over the grass. How do you expect grass to grow with chunks of concrete?? Sloppy. Our dishwasher has not worked a single day since moving in. Sure, the cycle runs but the soap pod is found in the bottom every time we attempt. Why isn’t this someone Pulte checks before handing us the keys!! Lastly, the two required trees out front are very dead and that’s what Pulte gave us. I used an app to identify the tree and it told me the trees were unhealthy. These cost hundreds of dollars to replace and Pulte doesn’t take responsibility for installing dying landscape. ... Más

Wish a better product was delivered. Multiple issues from windows and house numbers not centered to sand in the plumbing causing little or no water pressure at fixtures. Too many issues to feel confident with the quality of the home. If Pulte offered a buy back program. We might be interested.

We were very happy overall with our home, but were a little annoyed that there was so much to ask for fixing in our first and second walkthroughs. This includes the kitchen sink being wrong. But after we moved in we were very disappointed with all the quality control issues. We found many problems, but by far the worst was they installed a window in our bathroom and then DRYWALLED OVER IT. We could t believe it and didn’t find the window until we took a towel rack off the wall and could literally see our neighbors house through the holes. In trying to get in touch with the service department, their phone didn’t work at all every single time we called over weeks and they didn’t respond to emails either. We were so upset we eventually contacted Pulte corporate and the wheels finally started to turn. Having gone through Lennar before, I was much happier with that experience and am a little jaded on Pulte now. But we will hopefully get it all fixed well and still enjoy our new home. ... Más

Once our closing was complete, the response to the issues are way too slow Had to contact them numerous times.

Not all available options were mentioned at the beginning, and I only became aware of the limitations with the selection options later, when opting out was no longer possible. Furthermore, I had a very negative experience when I tried to work with a broker, as I was denied that option without any way to opt out. Overall, the sales process was not as transparent as I had expected.
