Several items were identified in the new home walk through. Pulte never directly addressed some of them and never made the requested repairs. Buckling Hardy board siding that was installed incorrectly was screwed down tighter, rather than repaired with the recommended gaps for expansion. The dead turf in the lawn was never replaced or fixed. After closing in and move in, we continued to request repairs they had agreed to make. Some were addressed, others never were. We have had to ask and make requests 3-5 times for repairs of some of the items like malfunctioning door locks, cracked and missing caulk and grout, etc. I would NOT buy another home from Pulte. If I had to, I would negotiate a hold-back on funding to be disbursed when agreed to repairs were completed. ... Más

We are not happy with how they respond to issues. We did not know trenches were going to be dug looks like the neighborhood is ready to go to war in some areas. Also they ran our HVAC though consecution and been over a month no response to anything, I am now going to have to get an attorney involved in the issue as they won't even get back to us. All 3 units need a pull and clean and one is not even working properly in the back. So all 4 units have issues. SO far a horrible experience as I thought we were just going to be a number for them. once the home is sold the charm goes away.

The materials and chosen vendors are sub standard. My inspection report came with a concrete issue which the build manager refused to fix and just got a letter from the vendor which is no good. The dry wall and sound proofing is so horrible.

We buy our home since 1st day we have issues with our drayer have fire issues and dishwasher issue and refrigerator. We r so tired to complain whirlpool and Pulti.

I had a very positive impression going with pulte homes but as it came near to the completetion of house, the type and amount of quality issues we came across is just frustrating and aggravating. I don't know where to start in terms of quality but every single inch of the house has some faults and defects which as a home owner i need to look and identify and get it fixed which was supposed to be a builders responsibility. I don't even want to talk about the workmanship since it looked very immature on very basic parts of the construction. Painting, nailing, finishing the gaps, flooring, dry wall finishing, stairs, basement.. If i have to pull each and every bit of issues found in the house then it would clearly shows how Pulte lacks quality and is something a new or year old builder would construct than someone in the industry for a long period of time. My only good experience was with the Sales manager Mrs. Samantha and Closing reporesentative Mr. Steve but anything beyond it i can't even imagine what to say. Do i recommed Pulte to someone?? - I'm totally hesistant about it and sorry to say that.. Quality of materials and workmanship is just OK. Subpar if you look closely at the details. Once you close, it’s nearly impossible to get them to do anything for the warranty repairs.

This is one of the most basic home I have seen and bought. The only and biggest reason to buy is because of the school district. The workmanship and quality of the home is below-par. Coming from a Toll Bothers house, and the luxuries offered, quality, workmanship and flexibility with the floor plan, Pulte is on the opposite spectrum of this. I would say it's just a bare house even after adding a 100k of upgrades, nothing special about it. The list of shortcomings is pretty big and i wouldn't want to go into those details. One major challenge I am facing right now is the HOA and their bylaws. Pulte never provided the bylaws before purchasing the house, because they know if they would do that, quite a bit of people will either have second thoughts or might not buy because of the ridiculous bylaws. One shinning part in all of this process was the Pulte agent. She made herself available and guided and helped throughout the process. Lori is just amazing. Other than that getting mortgage from Pulte and working with them was a nightmare. The mortgage agent was more busy than the US President would be. It was a challenge to talk to her. The service managers are also very hard to get a hold of. You would think that, part of the process of buying from a national builder would be after sales service, which is barely there. I would say that I dont see myself living in this house after kids graduate from high school or if Toll Brothers start building houses in the same school district. ... Más

Most recently your contractors were plugged into my electric to use it as they worked on the new build next to me. I discovered that in 7/5 when I was outside. We closed 2 months early on the house, which was a mess and the internet was not working and I still don’t have the pool heater working. My pool company/cleaners said the heater is not holding pressure? that has to be addressed and we were just able to move into the house 6/20 bc we were not expecting to close early and we have jobs and so on and I had a June water bill of 235$ with no one living in the home. Which leads me to believe my outdoor water spout was being utilized for the new construction next door as well. With all of the rain the pool company had not been putting water into the pool so I’m not sure why my first water bill would be 235 and yes we paid 135 bill as deposit to water company separately. Apparently this goes on and neighbors that I spoke to about it said it goes on all the time. But it’s stealing, which is a crime so I’m not sure how it can just go on. I had other experiences along the way, some were good and some not great. To be expected. Overall I would never again do business with a company who steals from people who are buying homes from them. ... Más

Materials are not quality boards are warped outside and inside. Walls are not square as we are now doing work inside the home where it shows. As for warranty work I havent seen it yet with at least 3 emails

The excitement of purchasing a new build was dulled by the high costs of any upgrades. The bundling of un-related items was also an issue. For example, we got to choose the color of our front door, but it was bundled with the color of the roof shingles. The house/lot was not completely ready on closing day. In fact, a month later the lot has still not been cleaned up from construction and the landscaping has not been started. The quality of the structure is yet to be determined, but we are disappointed with the quality of the paint that was used in the house. The appliances and fixtures throughout the house are of good quality. The Sales Associate was excellent in helping us through the process and communicating with us. The Customer Service Representative has been responsive to our inquiries. The Construction Manager was very helpful and open to suggestions prior to closing. However, since closing, he/she appears to be overwhelmed and is slow to respond. In conclusion, we know that the buying experience is different for everyone; ours has add its ups and downs. ... Más

You pay Peter to pay Paul and you expect brand new condition items and quality work. You don't get that. Left with dinged up and chipped visible work. Put lipstick over mistakes rather than actually replacing the part they damaged. Tub faucet isn't secured to the tub and turns like a lazy Susan. Backdoor let's water in, flows under the floor boards, and still hasn't been fixed. Windows and mirrors were scratched and not fixed. Carpet isn't properly seated under transition strips and leaves wedges that you slip into when walking across the floors. Not worth spending the price for a brand new house, with over priced labor and low grade work/materials, if the home doesn't look new or have the value that you paid for. My experience with purchasing a spec home from Pulte Homes has been mixed. Initially, the salesperson who assisted me was very pleasant and helpful throughout the buying process, which was reassuring. However, upon moving into the house, I encountered several issues that have been frustrating to deal with. One of the most surprising discoveries was that the kitchen exhaust was not installed. When I raised this concern, I was informed that it wasn't included in the specifications for the home. Frankly, I find it hard to believe that any modern home would be built without such a basic feature. One of the most surprising discoveries was that the garage door did not include an automatic opener. This seems like a basic feature that should be included in any modern home, yet it was not part of the package for my home. This omission has been inconvenient and unexpected, adding to the frustrations of settling into a new home. Shortly after settling in, I noticed a leak between the second and third garage spaces. I promptly reported this to the appropriate contact at Pulte Homes, who initially came to inspect the issue. They acknowledged the problem and mentioned they would consult their manager. Unfortunately, despite my follow-up emails, it took weeks for them to return and address only a portion of the leak, leaving the drywall still in need of repair. Further complicating matters, the ceiling lights began malfunctioning not long after. Despite reporting this issue promptly, I have yet to see any resolution after several weeks. Another disappointment has been with the backyard landscaping. The yard was delivered with straw installed, but underneath it, there are large rocks that have made it challenging for the grass to grow evenly. It's clear that this was not disclosed or adequately addressed during the purchase process. Reflecting on my experience, I would strongly advise prospective buyers to thoroughly inspect every aspect of the house before finalizing their purchase. So, going through the buying process with the builder Pulte and the mortgage company Pulte mortgage was a nightmare! Let's start with the builder. So there is a $10,000.00 deposit a new buyer must put down to purchase a house with Pulte. This deposit has nothing to do with your closing cost. This deposit involves you contracting with Pulte to build your home. The deposit can go towards closing if you want. The deposit is refundable if you abide by the terms of the contract. That's the first red flag! The builder did have some perks: $10K of the overall cost of the house, another $15K if you used Pulte Mortgage, and another $2500 for Military folks and house warranty. So when the house was finally "Completed," that's when the fun began. 1. The grass installed on the lawn for our house was dying and had lots of brown patches. The empty houses that Pulte was selling or sold all had beautiful lush greens. Pulte assured us that the house was inspected before we moved in, but it was clear that the inspector had done a poor job. We discovered foam in one of the air ducts, exposing us to harmful germs. The air filter was also not replaced with a fresh one. I strongly advise you to get your own inspector and have Pulte cover the cost. This is a crucial step to ensure the quality of your new home. 3. A kitchen cabinet door fell off just 2 weeks before we moved in. Our pantry rails were missing rail caps, and the sharp, exposed ends were a constant source of discomfort, even causing minor injuries. Despite our repeated requests, the Pulte service team has not provided us with the necessary pantry caps. This lack of response and support has been a significant source of frustration. 5. The Pantry light dangled after 2 weeks of moving in. That has been fixed. 6. Our dishwasher's electrical connection was criss-crossed, so instead of the water draining, it would turn on the garbage disposal. That has been fixed. 7. The doors to one of the rooms did not close properly. we let the construction manager know about it, but nothing was done before closing, but that has been fixed. 8. The wood trim on one of the cabinets in the bathroom is coming off, and it has yet to be fixed. 9. Foam or sponge was stuck in one of the toilet pipes. Whenever we tried flushing the toilet, it would not flush properly and leave stains. That has been fixed. 10. I will not discuss my experience with Pulte Mortgage in detail; that information will be reserved for the Putle mortgage survey. To cut a long story short, don't go with Pulte Mortgage; they are a migraine. But this was not great with Pulte Mortgage: they sell your information to other 3rd parties that come to your house and solicit their services. Finally, my experience with Pulte has not been great! I will probably do things differently if I purchase from them in the future, considering the amount of money one is paying for these houses. ... Más

Honestly I wouldn’t buy another house in the future from pulte homes . Houses have nice lay out and nice space inside But materials look cheap and takes for ever to get something fix after closing. my yard was done poorly and now it’s my problem no warranty paid extra for landscaping not worth it

After previously living in a Pulte home, I was excited to go through the new build process with them. Unfortunately in their attainable communities they seem to have cut corners and costs at any opportunity. Already looking forward to moving out.

1, Spectrum drilled holes in my siding with out using them. I was told by Pulte to take care of it by myself. So I paid an outside contractor and was reimbursed by Spectrum. 2. My air conditioner and thermostat were not working properly, I called Arrow and they found out the circuit breaker for the Air conditioner was installed in backwards .3. The commode in master bath rocks back and forth. Have not been able to get anyone out to fix, 4. I reported to customer care that the outside siding has warped. It's been I week since I reported it at Pulte no one has committed to appointment to review siding yet. 5. Garage door gets to the top of the cycle and has a loud bang. Have an appointment next week. I have a major concern about the Water basin behind my house BASIN 4, I got a small non-descript answer from your Pulte manager, so I contacted Columbus Drain Water personnel. They mention that the EPA was out here in the week previous and review the ponds. Columbus Water sent a inspector out. I met with him at the pond and explaing what might be happening to the basin. He agreed and we got on a conference call with his boss Liz M. we reviewed the ponds map and focused on Basin 4. They were in agreement that they water level is too low and causing Algae build up. I did not want to get so involved with this but this water levels way too low and will cause water quality for the rest of the Ponds. For the price, would have expected light fixtures vs. bare bulbs as an example. It's inexcusable to purchase a home that's 3/4 of a million dollars that isn't "turnkey." There are nice features, but alot of corners were cut. Most troubling though is a leak that we had that is now trying to be explained away. A room that had water leaking from upstairs through a light fixture was never determined to have a root cause. Morover, the room smells musty from water that I'm certain saturated the insulation. The warranty rep tried to blame the odor on the furniture. The smell preexisted the placement of furniture. I personally don't know that I'd buy from Pulte again from my experience thus far. ... Más

I would say for my first homebuying experience it was interesting. First and foremost I would like to thank Amanda because she went above and beyond to make things right and I’d also like to thank Kari in the design center because she also did the same even when it wasn’t in her scope of work. If it wasn’t for those two ladies, I don’t think I would’ve followed through with closing, I think communication needs to be worked on. I think if a customer has an issue it needs to be taken seriously and not just shoved away. They are homebuyer and management may think that they can pull one over on Homebuyer. After everything was fixed, I am very happy however there were a few issues that shouldn’t have been an issue in the first place, so I’m on the fence about whether or not I would ever recommend or purchasing another Pulte home again. ... After you’re in the home it’s almost like you are forgot about. They were supposed to do a 30 day inspection and no one has come by. My office doors are supposed to be replaced but they still haven’t done that either.

Flooring insulation is terrible, can hear neighbor walking loud, very annoying and no solution on it, not recommend to buy house here

The irrigation system or unevenly laid sod isn't warrantied after you close. (Sort of like a "tail light warranty when purchasing used cars.) Look at all the yards in this new neighborhood (Marwood) that are completely burned because everyone is afraid to water their lawn again because of irrigation water leaks that aren't warrantied. I have a neighbor whose first water bill was $1000. A couple other issues so I won't make this mistake again.

The quality of the home for the price I paid is average. The materials of the kitchen cabinets and drawers are not very sturdy. The paint job is mediocre at best. The garage door the way it was built slams to the ground when it closes. The driveway and garage is very tight space. For the price of the homes I was expecting a little more higher quality

I have reached out multiple times but have not received any response. The microwave, which is installed inside cabinets, is meant for countertops and not built-ins. Whirlpool has refused to provide warranty support. Despite reaching out to multiple people, I have not received any replies.

I had a wonderful salesperson name Kay. She was very knowledgeable about the entire process and made herself available at anytime to explain, clarify, or intervene if necessary.
