Overall, the quality of the home, design and workmanship is poor. The attention to detail is very low. Looks like the home is built quickly and the builder doesn't pay attention to details. The roof was leaking in garage. The interior paint job was poor and still remains unfinished. The carpet flooring was not right and loose areas in the home. Garage floor is not finished. Some plumbing issues were noticed in the house. The sway on the sides of the homes is not right and there is water logging on both sides. Design issues also exist in the home and there are may that I can point. Although homeowners warranty is provided, some of the inherent things cannot be addressed. Also it takes lot of time a effort to be on top of al the things and have to follow-up each items. Therefore overall poor experience. Looks like the old fashioned way of building tough and right homes was not provided for us in this case. ... Más

Extreme disappointment with the sales process, lack of communication and poor quality of the construction especially given the price point for this house. It's as if they picked up workers off the streets and taught them how to use a hammer and a paint brush. I didn't have the opportunity to make any selections and/or changes to the options in the house. I was told it was all in by fhe sales person. Builder decided to have a bidding war on the lots when the market got hot and demand was high. So had to bid and pay a significant amount on what was previously a low premium for the lot. Numerous delays and 5 missed closing dates. A month in and light fixture dangling from the ceiling, smoke detector alarm batteries dead, awful paint job, not much attention to detail and a plethora of other issues. House delivered dirty at closing, paint drops all over carpet, urine stains on toilet bowls and the list goes on....4 new houses in my lifetime and this was the worst experience ever!! ... Más

We would have never built with Pulte had we known what a poor quality home they would build for us. We basically had to be onsite every day to catch mistakes that were being made. We built a home with no basement and the plumbing was not coming out of the floor in the correct places. The main supply for water into the house was in a storage closet doorway that we had to tell them to move and also later on discovering toilets not centered. This all had to be corrected by breaking up the concrete and re-centering pipes. The electric wiring was also an issue. The pendant lights over the kitchen island were not centered and one was even not over the island. It was like pulling teeth when we finally got them to correct them. Outlets in laundry room were poorly placed for washer and dryer and ironing board, this was never corrected. The drywall work is terrible and several walls are not true. The cuts in drywall for outlets and switches were not properly cut out and the repairs to them look amateur. There was drywall plaster all over many outlets that we had to clean. Also they us paint sprayers that left overspray on all the windows that we had to cleanup. The loft in our home was not insulated in the ceiling which we caught just before closing, the garage ceiling (we paid extra for) was missed as well. We move in early December 2022 only to discover the zone heating was not wired correctly and the loft area upstairs was not heating and wouldn’t get above 60 degrees. HVAC contractor had to come out and fix. Also discovered a bathroom exhaust vent cover was used for the dryer vent that was clogging vent and barely connected which they finally repaired 5 weeks after we moved in. The brick work on the front of the house is terrible and was done by one adult and 2 minors. Pulte has yet to rectify this issue. I could go on and on with my punch list. Basically Pulte hires as many unskilled laborers as possible to do the work and it shows on the finished product. Also at closing they worked it so we did not get credit for $1200 dollars in property taxes they owe us for 2022. Read the fine print carefully. Very disappointed in Pulte Homes to say the least! ... The bad experience started early. We bought in the very first month of releases, but when it came time to lock in the color of the home, our salesman told us our color choice was restricted because he allowed people who the month after us to pick first. Then they discarded all the rules on elevation and model locations, which means you have houses with the same elevation next to each other. Our communication with our salesman stopped when no work was done on our house for 2 months after the walls went up. We were initially told to expect a mid-July to mid-September closing. Our closing date was moved 3 times and we finally closed late November. People who bought their homes after us, moved in four months before us. Spec homes that were dirt lots when our house had walls up were finished and sold ,while we continued to wait. We were given many reasons and excuses for our house being delayed. Some of them might have even been true. The workmanship is generally shoddy. The painters are incredibly sloppy with paint splattered all over the floors and windows, hinges, doors, and baseboard. Most of our cabinet faces were damaged in the installation and need replacement. Many of our cabinets still don't have handles on them. Many of our windows are deeply scratched. We had an unsealed laundry stack that leaked into our roof. Our oven door got ripped off during installation; we have been told it cannot be properly repaired but a replacement oven is not available. Every day we find a new unfinished or unpainted spot. We did not receive many of our purchased upgrades with no estimated delivery date being provided. They did not inform us about some of the upgrades we didn't receive like a $3700 air purifier, which we found out about on our own. The gates have been an issued. The transponder reader has never worked. The gates got left closed during the hurricane so they broke and have remained broken and open, except when Pulte decides to close them without telling anyone or tellling them the gate code. Supposedly they were getting fixed in December. It's now mid January. Overall, the past 14 months has been stressful and disappointing. Pulte SW Florida should not be building homes in the $1.5-2+ million range until they get their quality control vastly improved. ... Más

I won't trust on Pulte anymore. Pulte just do the business unfairly.

The build process was ok, but the responsiveness of Pulte was substandard and there are still a lot of open issues month after closing. Don't recommend Pulte.

Have many problems in the home since day 1 of moving in, New Dishwasher drain not setup- water clogged, master bedroom door not closing, most of the second floor squeaks all the time (it feels like a used home not a new home), carpets loose, stairs squeaking, poor quality microwave, closet door not closing,

I know there are many different groups involved in building the home, and giving a really bad review may be unfair to some of them, but I just have to do it to bring attention to how Pulte treat you once you completed the transaction. We purchased the hardware through them, and they weren't installed at the time we signed the paperwork. They promised they would initiate the Work Order and the hardware should be installed in two to three weeks. Time went by and we REPEATEDLY emailed, and called them to ask where things stand, and THERE IS NO RESPONSE. We even came to the office and all they could say was someone will contact and we will have to call/write them back, but nothing came. No call back. No email. It seems like they don't know us at all. There was a lady who came to our home a day or two after we purchased and said that she's the coordinator, and we called/emailed her and still nothing came. We have been very patient with them and every time we wrote or called, we were very cordial, respectful, and understanding if there's a material shortage, but the fact that we got no response made us very upset. We are very close to bringing them to the small claim court. P.S.: We talked to some neighbors and they have experienced pretty much the same thing. This is really, really bad on the company. ... I would never purchase another home with Pulte. Disappointed with the quality of the material and overall process. I did not feel the loan process was straightforward and transparent.

Not a trustworthy company to buy a house. They change the words just like that. Until you sign the contract sales rep will haunt you. Once you sign the contract and pay the 5%, that’s it. Their real colors will come out. For a first time home buyer, this is not the company to choose for. I would say I had the worst experience with Pulte. Initially i thought it’s just me, then when I spoke to my Neighbour’s and friends who bought homes with Pulte, they echoed the same as I did. Bad bad bad experience..that’s all I can say

I bought this house in Lazy K Ranch in Tucson,This was the worst experience and have buying a New home, from Sales to construction Manager, and being in my new home for two months, I have several problems and the service I am getting is horrible, nothing is done right Pulte should look in to this matter seriously, customer service is horrible,

Pulte should be ashamed charging what they charge for the poor quality of work, costs and lack of accountability and follow-up. We paid over 600k for our home to have mismatch floor grout in the bathrooms, paints dripping marks and unpaired window sills, a huge error in dry wall in our ceiling and I could go on and on. I have literally told all my friends and family members to spread the word…DON’T BUY a Pulte home!!! If you do expect poor craftsmanship and paying over priced for the poor quality and lack of customer service!!!!

The house is a mess. We were forced to close over two months ago and we still can't move in. There are two bedrooms still without carpeting, there is carpentry still to be done, along with drywall repair and extensive painting still needed. I wouldn't wish this experience on my worst enemy. Stay away from Pulte.

We experienced unmet promises. Unmet deadlines. The craftmanship was poor quality throughout home. Had leak within the first week. Asked them to please bleach the damaged wood from the leak, since it was a bathroom leak, they did not. Had to do it myself. Had sink hole in my front yard, again I had to fix it myself. Still waiting for them to fix it properly. A huge safety hazard. The mason stone fell off the front porch within a few weeks of moving in. During warranty visits, we've had several already in less than two months, they've fixed some things and left others undone. Overall, not happy with experiences. We have been previous home owners in various parts of the country. This, by far, has been the absolute worst experience we've ever had. ... Más

You don't actually make lemonade. If this was a Netflix series, my home buying process would qualify for the "horror" section. I could write several books about WHY YOU SHOULDN'T BUY A PULTE HOME. Unreal experience, that I wouldn't wish upon my enemies. I'm already planning on ditching my home and buying a different home, even with higher interest rates. DO NOT BUY A PULTE HOME.

Absolutely the worst home buying experience i have ever been a part of. Was mislead throughout the entire process. It was like a bait and switch scheme throughout the process. Was lead to believe my home would have items like keyless locks, garage floor epoxy, pendent lighting to name a few. When I got to the house after closing none of that was present. I was told those items were not included despite them being in the spec sheet for the house. I was never told they would not be included. The online paperwork signing was smooth but it did not allow for saving any of the paperwork. I told the mortgage representative that I would be paying off the loan a few days after closing so I was not concerned with the interest rate. At closing I was informed I would be paying a rate lock fee. It was an unnecessary expense for me. The mortgage reps were not helpful at all. Finally, after arriving at the house there were a number of things wrong with the house. I identified those items to the builder rep. He scheduled a date for the repairs and noone showed up. After I contacted him to see why they did not show up, he said it was a misunderstanding. Not sure how thatbis since he scheduled the date. And as of this writing the repairs have still not been made nor have I heard from anyone at the builder. Overall, horrible build process and experience that resulted in an extremely overpriced and low quality home for the price point. Zero responsibility taken by Pulte for a build that went well beyond the contractual completion date with no legitimate reason other than mismanagement, which resulted in thousands of dollars in additional cost to us and no recourse or consideration from Pulte. Pulte also caused mold in our home during the build and refused to acknowledge, properly remediate or perform follow on testing to ensure the safety of our family because, as the Construction Rep in the neighborhood stated, “Pulte doesn’t do that”. The manner in which the situation was handled was a disgusting and reprehensible business tactic. Furthermore, the manner in which clients are treated in this area is from the top down as the local VP of Construction stated to me, “Don’t copy me on any emails because I won’t read them anyway”. It was a telling statement as to how I was going to be treated during the build. Pulte doesn’t have enough time to manage their work properly but finds plenty of time to rush a closing date in order to collect their profits, regardless of the status of the punch list, then stops all communications beyond that date. SUPPORT SYSTEM : The sales agent Gisabel was not that helpful and very seldom reply to queries, which were always delayed and worsened after the closing period. The construction manager Finley did not do the proper walk-through during the initial and final inspections of the property. There were several issues identified within the house that were forwarded to her through the 'pick list'. That list is getting longer as the days pass by because of the slow response by Finley. There were handymen sent to repair and sort out the issues but most were inefficient and needed to return a few more times just to fix one. Whenever we try to text or call Finley, she does not reply in a timely manner, and most of the times she wouldn't. I already escalated this problems to warranty department of PULTE but was advised to liaise with Finley, to no avail. The issues just keep on going in a cycle. It's been over two months now since we moved in but with the way the issues were handled, I am unsure whether these will be sorted out soon. If I have known that these would have been the norm, , I would have not purchased a property with PULTE. It can only be compared to buying a new car, and after the contract was exchanged and the deposit was secured, you are issued a dodgy one instead and the dealer expect the monthly payment to be paid in full. It is ok to part with your hard-earned money as long as you are getting what you deserved. It is unfair to pay for something that does not merit its value. ... Más

It was a nightmare with Pulte. They never gave clear timelines. Huge mismanagement. No proper planning. Delays on everything. Now seeing at other friends houses from a different builder I see how bad Pulte’s work is.

From the start to finish Pulte dragged us along. We had essentially 3 different closing dates and each time we tried to close there were significant problems with the townhome. The quality of the home is very poor compared to the pricing of the townhomes. They clearly rushed through the build and placed cheap hardware / fixtures inside. The construction team communicated horribly. Sales team consultant was the only one who gave us honest answers. I would not recommend Pulte to anyone and I will never use them again.

I am extremely disappointed with Pulte Homes. I have see a lot of homes they have built in Carmel in the 90’s, and That’s the reason I choose them. My experience was horrible.I had to wait 12 months for my home, and the delay was all their fault, I am not satisfy with the last minute rush , I was doing walk through 3 hours before closing, work men were there trying to patch up things, the only reason I went all the all that crop, because I sold my house and had to seek shelter elsewhere. The sad thing about my experience I tried to reach out to the Pulte so call Team, no one reach out to me, the only person I could talk to is Ann from the Mortgage Team, she would listen and pass my concern to the so call team. I would like this message to be pass on to the CEO. The Pulte home I purchase cause me a lot of stress and anger and loss of trust. I sent a request to the team by Ann from the mortgage Department requesting reimbursement for the cost of having personal belongings in storage, and its 4 weeks now no reply. I am treated less than a Dog, I am retired and I used all my life savings to purchase this house , and this is the way I am treated, I am waiting for the reimbursement of cost for the storage , this is expense that I cannot afford. Pulte used cheap broken or bended wood (worse than the piece from trash can), and use bended metals all over the house (I have a lot of pictures), the distances between wood and metal frames are so far away, the house at most can last for only 10 years and the kitchen cabinets may fall off any day because there were very a few supporting wood and a few small nails put on. I could not lean on some walls because it moves, when I walk on the upstairs the items on the table are shaking. Pulte set closing date without complete the installation, without any mirror installed, missing shelf and drawer. Pulte did not install items as showing in catalog during option selection, so the upgraded cabinets has already cracking and fall off in 3 weeks. The warrantee service was so bad. They never returned the phone call. Whenever owner report a issue, the warrantee representative do not even look into the issue but block you right by saying "misuse by owner so Pulte will not cover it". Pulte installed shower door with chips and I notified Pulte within 2 weeks. Pulte would not replace it or compensate and only sanded and smoothed it. The cabinets under vanity was damaged by water. It was soaked and a lot of bubbles appeared. But Pulte did not want to replace it and they only covered with vinyl film without paying compensate. The warrantee service said it is owner's fault and Pulte was doing my favor. Only a few days, every toilet, vanity, kitchen sink were plugged. A fire alarm outlet was right on the highest point above stairs. If owner need to change the battery, owner need to hire a professional to use 25 feet tall ladder with a great danger. The warranty person said everything was tested and worked perfectly before closing. I think they were telling a big fat whopper to fool me. At mean while, the 3 of the 3-way switches were not connected; the stoves, and two stove burners were not connected; the all covers of the burner had caps causing red flames; the dishwasher water inlet was not connected; all the hot water inlets were not connected for showers, in laundry room, in kitchen and for all vanities. Being kind to Pulte, I agreed to let them closing with missing mirrors and missing parts in refrigerator. However, I am available any time also I give the construction manager the garage door opener to enter from garage. However, Pulte did not call me to notified me and broke-in my house from sliding door. Then they left the door open and all the parts for the lock fall on the floor. The construction manager David Strongin is the rudest person. David yelled at me repeatedly saying "we can only fill in the hole with caulking, but we are not going to replace it". He tried to bully me because I am a single, minority, elder woman. The side panel is for hold the weight not for the look (microwave will cover it), so I argued with him about that, then he rudely lift his arm and point to the door and saying "get out! Otherwise I'll call the police". He yelled at me whole time when he talked to me. He acted that he had power over me and he was the king. It's obviously an attitude of discrimination toward me over gender, age and race. I can't tolerate the way he treated me. I haven't met anyone treat me like this since I came to the U.S. over 20 years ago. It makes me angry and I have to complain this to Pulte. Pulte should have trained their employee to obey the law and not act like this. During the hurricane, the shingls on my roof fell off in the hug of amount. This didn't happen on my neighbor's house or some only have very few piece. I called Pulte and reported incident, but no one answered my calls. I have to repair it by myself. I used to bring friends to buy Pulte homes (two of my friends have bought and one of them was totally disappointed with the quality after closing). We were rushed to close the house and it’s our fault that we agreed to Kirk and Kevin who are the construction manger and sales rep for Pulte here. Bricks weren’t clean, all muddy and dirty , HVAC system wasn’t operational, AC vent in one of the washroom was left open . Kitchen cabinets were installed crookedly, part of the Microwave Oven were left in installed , screws were not bolted to the oven . Elevation design is missing pieces to be attached. Electoral box was broken while construction of an adjacent house and they never came by and it’s still lying as it is posing a hazard . Pathetic response once you close the house . They just want to sell and move , no after sales service . To get one you would have to contact people from pulte and get it done all by yourself . I am very disappointed with the management . ... Más
