Pulte is a good brand but they use students to do the work. Our foundation was cracked several times to line up the plumbing, our driveway was poured before the roof titles were place and when I complained Pulte only fixed a section and now the cement doesn't match. There was a slow leak under my sink and now the base of the cabinet is warp. I believe that our dishwasher and rangehood were installed somewhere else, uninstalled and then installed in our home because the filters were filled with dust. The painters left paint on the floor tiles all along the edges, and the edging of the ceiling are not clean cut. Gray on the ceiling edges instead of white. I get that S&S construction is a trade school so the quality of work is no where near the price that these homes are selling for. When we did our walk through the guy placed type on all the issues we spotted but after we left, I think he just went back in and removed the tape because none of the little stuff was done. Why have a walk through? The S&S students have to learn and we need the trades but the sales rep sold us on quality but did not tell us that beginner's were going to do the work. We are still waiting on our smart home package to arrive and our decorative outside awnings to be installed. We are now working with Warranty to get all of our issues resolved. Oh well that is life, if you want something done to your expectations then you better do it yourself because no company cares about you. ... Más

As a new home, its fine. If you were looking for a fresh brand new home that is perfect, this isnt it. There are a lot of minor aesthetic imperfections all over the place once youre able to look at things beyond a normal walkthrough. In fact you may be missing things or had the wrong thing installed from the many options selected in your plan. Double check that during your walk through. This is pretty much the reason my review is low for workmanship and materials. There is zero, absolutely zero reasons to have the wrong options installed so that they can be replaced later and a missing option is even worse. So you'll be working with the warranty dept a lot. Project manager and warranty dept are all fairly responsive so someone can help you with all that. But shouldn't have to go through all that if it was done right the first time or have someone do a walkthrough with the options checklist (should not be the burden of the home buyer). I had many problems after the closing. Many many many problems. Very frustrated

we have a lots of issues at home we called them several times it takes more than a month before they do an action. some of our appliances ang not in good condition not working.

Overall the experience was okay. It seemed going great at first. Then our sellers agent from Pulte went to another community last minute that wasn’t communicated to us. Leading up to closing we kept getting move in dates that were not even accurate whatsoever by building manager and sellers agent. We understand nothing is solid ever but didn’t like they were giving us solid numbers/dates and it wasn’t even close to what was said. The actual closing day was memorable in a bad way. Being a first time home buyer I was hoping/expecting more than just signing a few papers and a walk out the door. We were told we were going to be able to move in July 13th after papers were signed and then the week of we were told that we won’t be able to get our keys until later on in the day after the papers were approved by New Mexico. I had to re schedule the my movers to the next day that I had to pay a re scheduling fee for. We didn’t get our keys until 4 pm. (“Your keys are ready. They’re in the drawer by the over”) which I found unprofessional. There were many things wrong with the interior of the home that we were not happy with and some things we are still not happy with. Cracked door that needed to be replaced, scratches on countertop (still Fighting to get fixed), TERRIBLE paint job inside/out, drywall work was done bad, stone work on exterior was bad, siding was a 3/5 (exposed nails, loose siding boards), some trim boards in interior of home needed to be replaced, drawers in kitchen needed to be adjusted as they were not closing properly, outlet to dryer needed to be fixed, bowing on entry wall (interior) that needed to be fixed, and the biggest one of all is the AC unit. These 2 story homes SHOULD be built with two units. One for the upstairs and one for the downstairs. Seems the builder did what was barely required to pass code but the upstairs barely cools down when AC unit is on. Since it is “technically” built to code, there’s nothing we can do about it. We understand heat rises and it’ll always be warmer upstairs but to have to dress with shorts and no shirt uncomfortable upstairs is not okay in my opinion. I recommend not buying a home with 2 levels. Building manager also was switched after the day of closing from Mike to a man who goes by “Jay”. Seemed like he tried to find every reason to not get some of these tasks fixed or resolved. For example: first day I met him I told him about exposed soffit nails and his response was “oh that’s normals. That’s going to happen over time (soffits were put in a month before moving)”.I told him it was not normal after a month of installation. He argued back and said it was, not knowing I work for an exterior siding company and when I told him he felt a little uncomfortable. Another example is he was arguing with me tooth and nails that the scratches in our upgraded black countertops were not scratches and that it was part of the grain pattern in the stone AFTER one countertop professional came and said she couldn’t polish it out because the SCRATCHES were underneath the seal. Another countertop specialist was then sent over to confirm that these are scratches and a work order will be developed to get it fixed. (As we were told since closing date that it would be fixed anyways). The one person as far as building managers out there that is true to his word and gets stuff done is a man name Ryan. He bas been straight forward and says he gets stuff done when he said he will. Great dude! Overall we do love our home truly. The design of the home and the space of the home is what we wanted. We just wish that the contractors that worked on the interior took more pride in their work because you can tell. Seems like they are rushed to throw these houses up. Luckily my wife does interior designing on the side and made this house look amazing! Mixed feelings about Pulte right now. Hopefully time will change my thoughts. ... Más

We had a great experience with construction manager till the point of closing of our new home. There were few issues which were supposed to be fixed within the month after closing. But later the construction manager backed away and told us to go via Customer Service. Incompetence is an understatement for their customer service department. They aren't communicative and sounds like they want to finish our call in a rush. We get work orders but nobody shows up on the designated day and subsequently our work order get pushed out.

Quality of product very poor. Sadly with a spec home you don’t get a choice of products. The products used in the home are amongst the most cheaply produced (i.e kitchen cabinets, plumbing fixtures, light fixtures etc.)

I will start by saying our Pulte sales and selection process was awesome and I would have given that 4 or 5 stars. We were well informed throughout, everything with construction stayed on track, and we were able to move in a month ahead of when we expected. I really want to love this house. By all appearances it is beautiful. But we've had problems with the "bones" of it that make us question the quality. The responsiveness to our concerns is not exactly stellar. We try to be understanding that all new homes have kinks and availability of help is a challenge. But these frustrations really did take away from the excitement and instead made our first 30 days stressful as we wondered what else would happen. After paying 500k for my home. I feel the home is not that great quality especially the doors they are so poor in quality.

My experience is not great . Lot of issues with the construction and poor job on the construction

Overall good process but elongated by Covid delays in materials. Home build is mostly fine but we are finding some sub par workmanship in areas and obviously things done quickly and not to highest quality. I personally had to chase things up myself and noticed things not done which the construction manager didn’t notice. A number of cosmetic issues after close which took quite some time to fix. Nice team and friendly but overall some poor finishing details.

Pulte mortgage and the sales person we dealt with were phenomenal…..the craftsmanship and quality of work in the house is sub par

During the build process everyone was easy to work with and responsive. Then we moved in and things changed. Leaky pipes, broken supply vents, missing vent for the over the stove microwave are all things that should have been right before closing but weren't. Now, the construction crew ignores us. We're told to contact the warranty department, who tells us it will be taken care of but nothing happens. The items needing fixing are small, but the hassle of getting them fixed are very annoying. If you purchase a Pulte home, be very thorough during your pre-closing walk through. Check everything. ... Más

Delays, delays and more delays only to point figures and trade/subs versus taking ownership and producing the quality product Pulte in known for. Just way to many poor workmanship and quality issues versus quality of work seen in other Pulte developments. Construction Sups try hard, but they are severely limited with their resources and constantly having to address workmanship issues versus a build first-time-right quality standard. This is where Trust was lost and the building a new home experience that was suppose to be positive was taken away. We are very happy that we are finally in our new house and in the Glenmore Neighborhood, but walking through the house daily we are reminded of the poor quality of overall finishes and workmanship which is really disappointing. But, after having a recent meeting with Pulte’s warranty team, they seem to have a positive approach on items and seem to recognize that there are indeed quality of workmanship items that do need to be addressed and have started that process. Again, we are thrilled to be in our new house (our Home), however, it was a very difficult, long and emotional process that no home owner should ever have to go through with a reputable builder such as Pulte. Pulte “Sr Mgmt” failed to step in to drive schedules to get back on track and never once did we here a sincere apology or a sorry for the continued delays and poor quality workmanship. It simply seems Pulte Sr Mgmt are disconnected from the Glenmore Development and perhaps they are the ones that should spend some time with the buyers/customers to understand what has happen with this Glenmore Pulte division. The process to build completion was fraught with frustrations. The Pulte mortgage process was awful - responsiveness was almost zero and had to constantly follow-up and track down the person assigned to my closing. The individual has a permanent out of office set so you cannot reach them. The Pulte construction manager is a negative rating on a scale of 0-10. Responsiveness is non-existent. I was not informed of a supply chain issue with my cabinets. I was not informed of a changed closing date and just happened to find out from Pulte mortgage "Hey, your closing date was pushed a month, did you know?" Non-responsiveness to questions. It is now 1.5 months after closing and the list of items that were supposed to be addressed still sit, waiting. The construction manager responded multiple times that everything would be taken care of that week and...nothing. He advised me not to submit to warranty likely to not have a tracking record. I've stopped asking for fixes and he has not responded. Very disappointing and frustrating. Would not recommend! With so many options in builders out there in this area (and perhaps yours?) carefully research the responsiveness and management of your building process. It makes a huge difference! ... Más

Allow me to begin by saying I believe the design and engineering that goes into a Pulte home is pretty good. This is our third new build home so I do have something to compare it to. That being said, my experience with buying a new Pulte quick move in home has been nothing short of frustrating from the sales side through to now 1 month past move in. The sales people are quick to get you under contract and following that communication sort of drops off a bit. Construction was a little slow getting started and progress was slow due to having gone through two different construction managers before getting to our third one who finally was excellent. He communicated very well and tried very hard to make up for lost time. In the end we closed about one week later than expected. While the work he managed went very well, after move in we found the quality of some of the trades used was a little sub par. Particularly the painting we found to be very thin on walls, with poor coverage throughout the home, as well as a fair amount of overspray and sloppy painting on interior doors. Some minor hardware was not installed by closing and now two months later it's been a struggle to get it put up. A plumbing issue that was identified at our post closing walk through with our Pulte warranty manager took three weeks to get corrected. While the balance of our identified issues are not urgent to be fixed, we have yet to hear how and when they will be addressed. I believe most of the material used in the home is of excellent quality with no complaints of fixtures, windows, doors and HVAC, however some of the appliances are of a low quality. Particularly the dishwasher which is a low builders grade quality priced online at around $350. Overall I'm not yet sorry I decided to go with Pulte, but based on our experience I wouldn't expect to move into your new Pulte home problem free, unlike our first two new builds. ... Más

1. There are some areas at the living room lvp flooring where I can see some pop ups which moves and down. They are pretty significant. 2. There is crack in the concrete near the edge in front porch. 3. Loft carpet has a discoloration of line. This has been passed to builder and they sent a person to check it out. No updates from them. 4. Dishwasher is installed bent towards right side. RDU warranty team says they can look only during the built to last check point which is after 11 months. Is there a way to just have a check and evaluate.

still we are waiting for fix backyard door and backyard groung not fixed well (not safe for kids)so i want that fix it as soon as possible

Overall an average experience. Pulte Finance was the worst. Chose not to use them at all.

Paint is of poor quality and very thin. Finish work is lazy and lacks detail required of finish work, trim is done with 45s in some places and just pressed against each other in others, house was super dirty when we got keys, the ac filters were so clogged it was making a whistling sound because the air was going around the filter. Counter top was cracked they tried to say it was a fissure and then changed the definition through out to fit their benefit. The house was lazily went through with touch up paint that ended up on cabinets and other places that it shouldn’t been on. A substance on our sink that can’t get off, a black spot on our glass that won’t come out. I unpleased by the lack of attention to details through out. ... Más

The house itself is great for the most part. Once closing takes place, they forget about you. We've had to beg for 6 weeks to get the final grade completed. Lack of response to e-mails and texts is maddening. There is still a list of items that need done. In summary: pre-close, great (A+) - post-close, horrible (F).

First let me say we do like our new home. During building we had to contact the project manager due to poor workmanship and poor overall quality of finished work. Our major issue that remains unresolved and frankly ignored by Pulte is the driveway. We purchased this model to have two bays one specifically for a golf cart. The driveway is too narrow and of shape making it impossible to use the golf cart bay. We are reaching our tolerance for action by Pulte and reaching out for legal advice.

There are many issues due to poor workmanship and also have had a very poor response to have them rectified. Been in the home over a month snd the issues and findings just keep on coming. Very disappointed!
