Love the plan and the neighborhood, but beware - they were not great on correcting issues. We’ve built multiple times but this is the first time we’ve ever had a builder admit that something was constructed incorrectly and then ask us if we would rather correct it ourselves. About half of the issues they just never fixed, and getting an escalation contact was next to impossible.

Contacting the office and emailing the person and not getting reply. On a almost 3 weeks long issue

Builders lack of interest or responsiveness to resolving issues after home is handed over materials used in home thats are cheap quality for high price paid such as wall paint etc .

We chose pulte because of their reputation, But not very happy with the quality of the house.

One man cannot take care of the requests at this complex along with 2 or 3 of your other condo complexes. It’s not humanly possible. The main concern of Pulte is build, sell and make money. You have no interest in all the people who have already bought a place. There are a lot of really nice people living here. Many are very disappointed in Pulte. When you call or email you are immediately told to go online to take care of your request. There is no personalization. They are all robots. Also, the law firm you hired for the closing were very unprofessional. We had to stand in a hallway signing many papers on a counter probably 12” x24”. We were 3 people standing not more then maybe 8” apart. This is the way they were handling COVID precautions! ... Más

I’m sad to write this review, because the actual home buying experience with Pulte was amazing. But now that I’ve been in my home for 2 months, I’m noticing so many issues. Cracked tiles, missing/poorly done grout work, crooked windows, broken windows, holes emerging in my yard and I’m still trying to get the thousands of paint droplets off my hardwood flooring. This is my second new build and we never experienced this level of poor workmanship in our prior home. So utterly disappointing.

Quality hard to maintain. 3 project managers. Punch work slow after closing.

If you have a home with on demand water heater makes sure it works properly, Otherwise cold showers. Make sure all sewage lines have been cleared of construction debris. Respond quickly to any water leaks that the City of Rio Rancho, NM, informs you about.

Wondering if they are doing quality control, kitchen cabinets have a lot of dents, tears and almost no door handle are straight! Cabinets installed in the wrong direction, holes made on the bottom of the cabinet and when reported, poorly patched it and made new holes thinking this is acceptable! Mirror in bathrooms looks used and have chips! Wood stairs have visible nails everywhere and some coming out and cutting your feet! Spindles are not properly fixed, promising date for completion, nobody shows up or call and then no follow up are made, and answer to messages or emails look optional, I don’t have all day so I’ll stop here!!!! ... The build quality of the home had many deficiencies like drywall finishes, nails in carpet, sliding windows very difficult to open and had missing clips, components not installed for smart home options etc. There were a lot of rework needed for my home which the responsive time to schedule the various vendors to address the deficiencies was long and drawn out. Overall my experience moving into my new home was not great.

Mixed bag of individuals throughout the process. Some parts went well: our construction site manager is responsive and cares about her work. Sales is typical: brash, not super helpful in reviewing *all* details, very “hands tied” approach. It felt more like a transaction than any partnership. TBD on exterior work and warranties. Talk a good game but I am a bit hesitant to believe it given neighborhood chatter. Do research and be VERY vocal at all stages for your home; it’s not worth it to have surprises come up due to Pulte’s lack of transparency (despite all the workbook binders they provide). ... Más

The experience was "ok" overall. I wouldn't say it was terrible but I definitely wouldn't say it was great. The builder rep on the ground for the Pulte was fantastic but the remaining team members leave much to be desired. Trust and responsiveness were sadly lacking. As a customer I do NOT want to be ignored and the team would often not return emails and my guess was they would just wait me out. Well, we held them accountable to provide answers and solutions to issues. Pulte makes a great sales pitch but they fall short on execution. We had problems from when rugs were installed and they tired to cover up the problem only to fined out the first time I vacuumed they put fibers in a hole in my rug which the vacuum sucked them up now have a hole which they can’t seem to give us a solution to. Very disappointed with new home and no one is helping with

Very inflexible. Once contract is signed they do not accommodate even minor simple changes.

The build was good but after closing sucks

Siding and window boards falling off outside, cracks and tape coming off walls, left over gobs of plaster on stair lights, cracks on stair moldings, appliences all off balance, broken or bent, window moldings out of place, cheap caulking shrinking and cracking, shelf pins missing on cabinet shelves, no sink sprayer or stopper/strainer, gaps in kitchen floor, dirt and rocks all over parking lot, missing weather seal on entrance door, gutter water guides flying all over the place, landscaping full of weeds and unmaintained and I'm sure there is more I can't think of right now.

It's been two months without any seed in the backyard or sod in the front. We were promised this would happen a few weeks after closing. If we had known, we would not have moved in our dog. It's been a disaster with the dirt and mud.

would like to make sure that buyers check everything when they do their walkthrough to be sure builder is aware of any repairs that need to be taken care of.

While I believe that I have made a good investment here, I am disappointed that Pulte has not been honorable in addressing workmanship issues including scratched windows, squeaky floors, inferior paint job, dented appliances, etc. It has been my experience that Pulte waits to see if I notice these deficiencies rather than address them upfront. As I have pointed out the issues, I get pushback as if I’m being overly picky.

I am 2-1/2 months in and here is the list of what I have had issues with. - Cleanliness. The exterior of the home was very dirty and they had to come back 2 other times to clean mud, residues from windows, concrete, and debris. They still left behind razor blades and nails as well as other debris after 2 attempts. - Fence was not finished. Missing topper on front facing section - Wood trusses were missing from the front of the house and one of the ones that was installed was wildly crooked. - Wall plates and other piping that runs into the wall left with gaps where you could behind the drywall - Grouting and finish work in areas that were not visible standing were not done - Cracked kitchen cabinetry was installed and had to be replaced later. The touch up work still has blemishes. - Gouged bathroom cabinet had to be replaced - Broken exterior water spout handle still not replaced - Uncovered wires on AC unit knocked loose by my dog turning off cooling - Crooked overhead shower pipe that as of today I discovered was only bent back into place and shimmed with folded magnets and caulked over. - LED lights in kitchen already gone out - Mold discovered by me during the build process AND THE BUILDER WAS JUST GOING TO FINISH OVER IT. A whole run on 2 sides of a wall had to be removed treated and some of the wood replaced. - Blueprint was wrong and I had to catch the wrong installation of a water heater instead of the tankless system That is what I recall off the top of my head. In my opinion, that's just too much. Another frustrating part is in trying to get all this stuff handled, every time I send in things to be addressed they are never fully taken care of. For example if I have 3 concerns 2 get handled. It's been that way since the build process. The attention to detailed communication is lacking. I will add that I understand the contractor world. I manage flooring contractors in 28 markets across 5 states that service retail customers. I feel like these things are just kicked over and little follow up or accountability to the end result is actually happening. I have reported several major problems since I moved-in in early march2021. Up to now, the shower room still not usable due to very low water pressure, the water leaking problem on all sinks still has no one to fix. No updated at all about the estimate fixing time. Most of the windows are still very dirty outside which is I don't know how to clean, or if it is my responsibility to clean them all by myself.

It was my first buying experience and things seemed great. I didn't know any better. First I would say that the choices for selections was limited and anything outside of the dull plain choices was very expensive. I am a colorful person and the wall choices for paint was 3 or 4 versions of the same color. If I wanted something else it was ridiculously expensive. $950 for under cabinet lighting is absurd. While going through the building process or project manager kept saying after closing if you have any issues let me know and they will be taken care of. After closing he doesn't respond to texts. I had a dented vent hood. Supposedly it was ordered but that was over a month ago and no communication. There were other issues/questions and still no response. While it was nice there was landscaping done it was nothing that I would have chosen. A choice of A or B on plants would be nice. I had to give away all of it. What a waste of time and money. ... I love my home, HATE my back yard. It is the worse job of laying sod I have ever seen. The sod was half dead when it was layed and already infested with dollar week. The grading seems to be off b/c every time it rains more soil washes out from under the sod causing ruts to form that you can't see but you can practically twist an ankel in if not careful.

Issues identified during home inspections and Build Quality Check, are taking months even after closing is done. The fixes are still pending and needs constant followup to get it fixed and still pending. Keep scheduling every week, but then noone shows up and then the cycle repeats.
