Definitely not high standard compare to what you pay. Aims walls are not straight , and lots of thing you find out after final walk in. Poor quality. Not to mention the sales people ( at least ours on that time) that wasn’t clear about very important information about your lot we purchased , without showing us the real space and back yard we are getting - just let us add 30K more for ‘premium lot’ with worse shape of yard than regular lot. We found out after we paid the deposit and after they start building. Will never buy from Pulte again , 30K extra laid for nothing ! For extra space you can’t really use ( back of the house and front of the house) and getting bad shape of back yard. ... Más

Major grade/drainage issues: Well, where to start this experience. •The day before closing and after a rain storm, our upper neighbor which did not have sod or grading, had erosion sweep into our yard and the builder had to frantically remove the erosion from our yard, place erosion barriers up and put new sod for us to close the next day. Unfortunately, they did not remove all the erosion, and this affected our grading away from our house. This was the first red flag. • Intermittently, I noticed that water would pool by our outdoor AC unit on our right yard from the builder saturating the houses close to the upper neighbors’ yards with sprinkler water and this water would run though our upper neighbor’s yard which did not have sod or a grade. • The water would pool by our AC unit making our right side unusable. On top of this, the erosion barrier that the builder put up by the AC unit failed to prevent erosion from moving into our right yard by the outdoor AC unit. • This combination of events caused our right yard to become muddy and unusable. • Multiple messages were sent to the Builders PM to put a new erosion fence and regrade/re-sod our yard. A new erosion barrier was not installed. • A warranty ticket was submitted to regrade the right yard and add sod. I escalated the issue to the Warranty manager. He stated they would regrade and re-sod. • The above issues occurred over two months of closing. The last straw was when I found the upper neighbors sprinkler (possibly intentionally/carelessness by the builder) pointed towards my right yard where my recycle and trash cans are located which soaked them. • After talking to the PM about regrading my yard and possibly putting in a trench in, they finally regraded my yard with a 0.5” grade with about a 4' x 10' long area and then resodded. I asked the PM if this enough and he stated yes and if not, they will rip up the sod and regrade and resod again. Great! • The yard still has standing water when the upper neighbor waters their yard, we have placed outdoor gutters by the retaining wall ourselves to resolve the issue. Major HVAC issues: • After two weeks of closing, we noticed the AC system could not hold temperature in the Texas summer, we phoned the emergency line for the AC company: CASA mechanical. The company came the next day and noticed there was a leak in the coolant line (location unknown) and charged up the HVAC system with refrigerant. • The company came back multiple times to do leak testing and decided there was no leak and charged up the HVAC with refrigerant. Two weeks later, the AC could not hold temp. they did another leak test and replaced the outside compressor thinking the compressor coils were leaking. The CASA mechanical company gave no work ticket. I also was relaying information given to me from one technician to the next, essentially project managing the technicians. Mind you, the HVAC system is under warranty. • Two weeks later after replacing the compressor, the HVAC system could not hold temperature again, they charged the unit up and essentially supervising the technician, I stated there must be a leak in the coolant line within the walls of the house. The coolant line had to be pressure scoped within the walls. • Lo and behold, a technician had to rip up our dry wall to find a framer’s nail puncturing the coolant line which was leaking freon gas into my daughters’ room. • Framer finally came to put new dry wall in and painter finally painted the replaced dry wall. • The above issues occurred over a two-month window after closing. These experiences are beyond frustrating. It appears they have downsized during Covid and they have fewer project manager managing builds but this is no excuse. ... Más

I highly would NOT recommend this builder. Paid for a home well over 400K$ and the home was not as expected. First, home has way too many issues with poor workmanship. We had been dealing with the company for over a month since we moved in with problems we encountered, but they took too long to address the issues. The walls are not painted correctly in the interior of the house and you can see the issues that they have two tone colors, doors are also damaged and are also two tone colors with a poor job of painters. The exterior of the house is DIRTY since day one, also the siding of the home is not done correctly and you can stand in a corner and see the curvature of the walls. The lawn took over (30days) for them to come fix since we had holes and many spots without grass and our irrigation system stopped working after a week and they wouldn't cover this issue, After going back and forth with customer service regarding our lawn they finally arrived to only do a poor job once again. The company states that after 48hrs if the water stands they will come fix this, but this issues persists and has not been fixed as they state. They stated to us that " they are doing us a favor to fix the lawn" which i find this highly unacceptable when the company did a poor job. All these issues couldn't be seen until we started living in the home. All the details that we checked and signed were done all last minute and with a poor job. Low quality contractors, work completed is subpar for the money spent.

I just want to start out by saying I was excited about my new home when I first started this process. I am very disappointed and traumatized by your company. First, problem was with your lender and I feel I was treated unfairly and scrutinized but the bigger issue was after I closed. The Pulte representative I worked with forgot to offer me a patio in the initial stages. During the final walk thru, due to concerns from my lender about the drop off at the back of the house Pulte would put a patio in after closing. I closed May 22, 2020. The closing was amended with the patio to be installed by June 6. On May 30, the Pulte rep contacted me and my realtor to let us know the patio would be installed that week. My realtor asked her if I needed to be home to let them in. The Pulte rep stated “no”. I had not been staying at the home because the stores were not able to deliver my furniture. I came to the home June 6 and discovered my home had been broken into. The door from the kitchen to the garage was busted open and the frame was pulled from the drywall. The patio had been installed the patio and there were mud tracks only from the patio door to the damage garage. I called the Pulte rep to tell her the concrete company did this. She was adamant they had not done it and stated they did not come into my home at all. I investigated more and theare were concrete splatters on my floors inside my home and all on the back of my house. I made a police report. The Pulte rep never sent anyone to check it out and went on vacation. Long story short, Pulte rep admitted (in writing) that the concrete people hired by Pulte broke into my home. The Pulte rep stated that the 2 workers that broke into my home had gotten fines for not wearing hard hats and were mad about it. So they took it out on my home and broke in my house. The Pulte rep. stated that it would get fixed by her or the concrete company. It is July 21, 2020, almost two months later and it is still not fixed. This is very distressing because I am unable to secure my door. It has caused a great deal of distress and anxiety for me and my child. Also I was told that the men that did it were fired. This is not true one of the men that broke into my home is still out here working. I know he did it because when I investigated with my neighbor’s I have someone who identified him going under my garage and I also asked this individual a few days after this incident and he reported him and his crew did the patio for my home. So I know who did it and he continues to work out here with out any consequences. I have attempted to contact the supervisor for my Pulte rep or the division manager. I called the customer care line and left messages, no one has called me back. This is a serious matter and if this how Pulte handles issues I can not or will not recommend you to anyone and due to the fact of that no one has been responding to me maybe you will respond when legal action is taken. ... This is the third home that I have had built end by far the worst quality. The on-site team is very unresponsive and when they do come for repairs they repair the issue and walk away with no known improvement in the work. Additionally, the ticket process doesn’t seem to work any better either. I put four tickets in over a week ago and I have heard nothing on 3 of the 4 issues. Honestly, I would not recommend Pulte for quality at all. Grant is known in the neighborhood for his lack of his response to homeowners once they move in.

Poor communication from the beginning. Poor quality, poor craftsmanship, deceitful. Overall regretting choosing Pulte and we have turned all our friends that were looking at Pulte a different direction.

I would never purchase another Pulte home due to our poor experience from start to present. We had a pleasant working experience with Wally and Kelly, however, the other individuals we’ve been in contact with haven’t cared about us or our needs to fix things and follow through. It’s been a horrendous experience that all of our friends and family are aware of and know to never buy a Pulte home. We now resent the experience so much and all that is still wrong with the home, we are not happy in it and want to sell.

Rushed house. Promised they would make it right. Have not fixed a single thing in over 90 days. Never should have signed for the house. Home owners shouldn't be pressured into signing papers on house until things are right. Pulte only seems to care about you until you close on your house, COVID is not an excuse. There are plenty of things to fix on the outside of the home.

Extremely poor quality for the money you paid. Nowhere close to be a quality builder. Poor response to our grievances.

From the beginning we felt as if we were getting a raw deal. When we came to pick out the lot and house we were on a time crunch and had only two days to make a decision. The sales team was nice and they drove us around to look at lots and the property. We got back to the office where we chose a lot and chose a style of home and chose all the structural choices. We left to the hotel thinking that it was a specific price because they gave us one and then received an email that was $12,000 more than the price given. The sales manager apologized and said that he should have paid attention to his trainee but why do I get screwed out of $12,000 for your lack of responsibility. So then we were told that the lot was more expensive than the other lots but why would you provide a price and then send me a more expensive price sheet? We finally made it to our new house after two months because we were unable to be attend the closing due to the corona virus. Quickly excitement became disappointment which is sad for the amount of money we paid. To start it off we feel like there was a bait and switch situation going on with the sales team. I say this because the first paperwork we signed had a $9,500 credit in the contract but it disappeared on the day of closing. The explanation I received from the sales manager via text (how professional) was "The $9500 credit was taken off the home price. This was already applied". Wow! so you mean to tell me that you gave me a price on paper to get me hooked and then changed up on me? That's not acceptable! Not being able to attend the closing in person we don't know who to turn to? because the people that I have talked to won't point me in the direction of the boss. Then we finally made it to the house and on day one we are having to clean grout, paint, sand over the house. I mean this is almost a half a million dollar house and you give it to us filthy. The windows don't stay up, the sliding doors don't close and someone put carpet in the garbage disposal along with tile grout, staples and rubber. I am extremely disappointed with the experience that we have received from Pulte. We have even considered seeking out legal counsel on the contract situation because first being misled about the price of the house where it cost me $12,000 more than quoted then $9500 credit disappearing at the closing. Buying a home from Pulte has been a nightmare. Since the loan process in which the mortgage people where very rude and incompetent all the time to the builder with the completion of the home. Not only the list of things to fix before closing was not done by closing date as promised but it’s been more than a month and half since my closing and I am still fighting with them back and forth to get everything fixed and done. I do not believe that this house is anywhere close the sale price. The only reason why I closed on the home was to not lose my deposit of $20k. I read all the reviews before moving forward with Pulte and was confident that it was going to be a smooth process instead was a complete nightmare. ... Más

Terrible communication from start to end, terrible quality and overpriced! I made a costly mistake!

Still waiting for repairs, master bathroom mirror, fan switch in the master and family room and very unhappy with the baseboards there a 1/2” to 1” gaps from the door frames throughout the home. Some areas they did correctly but for the most part it looks terrible

Numerous lies from sales person. Pulte mortgage tried to take our money saying we Had to buy mortgage points Common areas look horrible and neighborhood pool that was promised to be complete spring of 2020still not built or even started. All the retention ponds holding water so mosquitos are horrible. Can’t play outside with little one at all. Still waiting to get an issue with hood vent in kitchen resolved after pointing out 4 months ago before closing. Do not build with Pulte.

What i feel is there is no QC or oversight after the contractors working on different parts of the home and the owner is responsible to find out those in 1 hour of walk through. This should not be the case for brand new homes, the bath tub was damaged, sink had scratches, the cabinet doors are rattling, wood flooring is chipped and stripped, brand new garage door opener making more noise then my previous 20 year old house, the weather strip on the garage door opener is stripped. These are not all the issues reported. Pulte representatives keep saying we build quality homes, i am at a loss to understand how can a brand new home have so many very obvious issues, if you report some of them after move in they will not even honor those. After raising service requests, its been told we will have to wait till Covid is done, but they service some of the other homes. ... Más

Absolutely not satisfied and utterly disappointed with the Sales team, build materials and consistency of quality throughout the community. The cabinets chip, nails protrude all over the carpet, incorrect granite or I must say no guidance on how the granite looks if we chose one. We never got our pre-construction meeting. Our neighbors have all the upgrades they wanted as they went one sales team member, when we asked for upgrades we were given a take it or leave it attitude. We paid 780 for a home that we don’t see has that value. Absolutely aggravated and agitated. Knowing Pulte was a national builder we chose to go with it even though of the price thinking we would get premium material for our upgrades but utterly dissatisfied with what has been offered. Purchase my home 43 days ago and i'm still waiting on maintenance issues to be completed. AT&T could not connect my internet because the holes they run the cables through are clogged up. Pulte has no urgency to fix issues once you have closed on your home. If things are not fixed or I am not contacted soon I will be making my 2nd BBB complaint. If I paid for a brand new home regardless the price I do not want to deal with issues right after closing.

I was the PM for essentially the entire project build. I was forced into the house saying if I didn’t close, I may not get the house for a while blaming COVID. The trades rushed to get the job complete and botched everything. I’ve been in the house only 2 months and I’ve had EVERY trade come out, at least once, for one reason or another: - Forgot security system entirely - Botched entire electric plan and wasn’t caught until I said something right before drywall (delayed the project weeks) - Had to regrade about 60% of lawn due to sitting water and lack in grading - Chipped tile - Bathroom tile had permanent marker all over them with serial number for the tile #28314 - Grout seal was left to stain floor tile in master bath and laundry - Concrete runoff left and never removed before sod was laid in backyard - Sod died due to concrete and was never replaced to the point where the dead sod was over run with weeds and grass (still isn’t fixed) - Masonry grout had holes and they used white caulk instead of grout in front entryway - Countless texture and paint issues inside and out - Items left under the carpet (nails, plastic and extra padding) but they laid carpet anyway - Found nails, glass, brick, wire, wood, stone, beer cans, sharp rusted blades all in my grass while weeding - Appliance Touchscreens don’t work for Whirlpool oven and I need to go outside and reset the breaker each time this happens - They installed an old HVAC control and fought me until I showed PowerPoint documentation from my first day that I standard is the touchscreen - Irrigation head broken, lost water for days, and not all my grass was getting wet and subsequently died - 4 Windows upstairs were installed off the track and/or squeeked so bad it had to be replaced - HVAC dampeners we’re backwards so upstairs controlled down and vice versus - Media Room is significantly hotter than the rest of the house so they had to come out and install 6 more vents in my roof Are you getting the point? Where does it end? I’ve only been in the house 2 months! Our neighborhood Facebook group has nothing but TERRIBLE things to say about their experience with Pulte. Even with how bad everything was above, PULTE Mortgage was the WORST of all. Heard from multiple sources they are corrupt and I saw it first hand. My experience was so bad, they offered me a 3% rate and I took a higher rate with another company because they were so manipulative. They do not stand for quality and don’t be suckered into the 5 star client feedback they must have paid for. I truly hope you don’t go with them and have to deal with their incompetence. ... Más

Multiple issues already in first 6 weeks, including plumbing, electrical, garage door, exterior. Poor quality with painting, molding and carpet. Carpet is terrible. Our kids get scratched from tack strips sticking out.

I’ll be glad to speak with the Pulte’s Vice President. My house has tons of cosmetic issues and warranty is not doing what they supposed to do. I have all the pictures that prove that our house doesn’t meet the requirements of quality that Pulte sells or offers to their clients. If Pulte considers itself a trust builder, I’ll be more than happy to talk directly to the Vice President. I don’t want to deal with the Salesperson or warranty guys anymore. I want the house that I paid for. Not the garbage that I received. The house is so bad that even the Field Manager got fired. After careful decision of which builder to purchase our retirement home and Pulte with good reputation we were very disappointed. From sales to home building supervisors. The home was delivered very poor with so many things to fix. With spending too much on options and they were not in excellent condition. The luck of communication to make the homeowner feel assure is definitely not there. We have to do the follow up ourselves and hope that it’ll be taken care of.
