The Landings at New Riverside is pretty - it has no golf course to pay for (a plus), and a great color scheme as to the houses. We decided to purchase a Quick Move In option. Prior to closing I did a walk through and we found numerous issues to correct prior to closing (they promised they would correct all of the issues, citing their high quality standards, desire to make things right, etc.); the day of closing (hours prior) I did a final walk through, complete with an embarrassingly large welcome home sign across the garage - nothing, literally, not one single item (such as nails sticking out of the carpet, entire pieces of trim missing from on top of the front door, etc.), had been addressed by Pulte since the prior walk through. But for a must move move-date I would have followed the closing attorney's advice and delayed closing. One hears about Pulte Quality, etc. - it is about equivalent to getting a cold burger and fries at a fast food place during off-hours - sure it is a house, it looks like it could be good at a quick glance, but the quality is sub-par and leaves you regretting spending the money (and feeling a bit sick to your stomach). The follow-up as to the multitude of problems found post-closing is horrible (ex: we had holes still with blue repair tape from before my FIRST walk-through in cabinets) - for example, we set an appointment with the "local" initial 30-day contact for many issues about two-weeks ahead of time so we could get our small child with medical issues out while many contractors were set to come in - only one showed of several "period" (while having a family member spend an entire afternoon waiting, and me taking an entire unpaid day off of work) - the local first-30-day Pulte person handling the appointments would not answer his cell phone the entire day or return voicemails, so now we have all of these problems still. Not even a courtesy call was received, and the one person who did show had a horrible attitude (he showed up well over an hour before the earliest scheduled time (my relative was not over yet) and we had to call to get him back - he admitted he never even looked at the work order with the time prior to showing) and did sub-par work on top of the already low quality Pulte initially performed. I would never recommend the Bluffton area team for anything. The people one speaks with are polite, make promises and commitments, and then absolutely fail to follow through at all (or even answer calls) - and we are only 35 or so days past closing as of this review on a home that cost well in excess of $400,000 dollars - I can only imagine how Pulte quality holds at lower price points. Frankly, I would only buy Pulte at New Riverside (or ANYWHERE) if a) you can delay closing (you are not in a hurry to move) to ensure you have had numerous walk-throughs checking EVERYTHING - ex: our hall-bathroom diverter has already failed - the thing that allows you to switch from a bath to shower (hope you like baths) and b) you may still need to hire a professional inspector (yes, for a BRAND new property). Do not trust them as I did - they will only disappoint. I have always followed a belief of trusting upfront and then hopefully being proven correct - if you are a trusting person, find someone to handle this part for you who will assume Pulte is not going to follow-up after sale. Lesson learned - before money goes into their hands at closing, get EVERYTHING you expect to get taken care of taken care of. Their people, even with appointments scheduled 10-days out, will NOT EVEN SHOW UP for large time blocks (ex: 12-4 p.m. like the cable guy; I am not talking about a late-show by a few minutes or an "I had a sick kid call" that I perfectly understand - just you are sitting around for hours and no one calls, no one answers your calls when the afternoon is almost over, etc. Basic human respect and respect for your time is missing - but the property is pretty so I am sure they will continue to sell well. So quality - poor; trustworthiness - below poor; responsiveness to issues - I am also still waiting on that girl I met when I was 15 on vacation and asked to call if she wanted to go out to give me a call too I suppose(?) - poor humor - this is a joke just as is Pulte's responsiveness. Lucky for me, worst case, I have an affordable handyman that is reliable that can address most of these issues if I cannot get Pulte to show up in the next 10.5 months of warranty time. Oh, and the HVAC - already a call out for service - 3,000 square feet with a unit that is absolutely maxed out and already having problems holding the temperature - I did not want to forget...probably a cost-cutting measure like the rest. Beware - do not buy from them at all if you cannot absolutely get everything corrected that you can find PRIOR to handing them a dime. ... Más

The sales person was friendly and prompt but everything else about the purchase process was terrible. Pulte made dozens of mistakes from sending emails to the wrong address (misspelled my email) to communication mistakes so bad you wonder if they were deliberate. Some upgrades we chose were poorly represented and we got things we didn’t like in the upgrade yet Pulte refuses to adjust them. After signing off the final walk through Pulte refuses to make final repairs as noted with blue tape during the walk even a month after we moved in. They also left dirt all over the house. We have lived in the house for five weeks. I have a leaking pipe, Cracked driveway, and a leak in our basement.

House was built in a timely manner. The quality of workmanship of the trades they hire is Very Sub Par. Work is very poor quality and the Pulte Warranty Group's answer is what do you want me to because these are they workers we have and this is the quality of work they do. Pulte needs to set expectations that their trades do not provide quality work to let the home buyer know what to expect in the end so that the home buyer will know that they need to spend tens of thousands of additional dollars to make there home meet the expectations you would expect when getting a brand new home. Overall the home is a good home, however Pulte does not manage their trades and does not expect their trades to perform high quality work, If we could do it over again we would have wanted Pulte to set the poor quality expectation or been given more time to look over the home to have all the poor quality fixed and moved out our close date. ... Please don’t buy pulte homes, one of the worst company when it comes to quality.

I had to babysit sit their contractor to get wood floor redone. Carpet is bumpy all over. Giving up. Missing electrical outlets. Front door not installed properly. Pointless. Many more are there...

Just do what's right. There is no way I would leave someone's house in a terrible condition.

i think they dont understand how to to business with there clients they are super intelligent taking clients money after that they are like non responsive

Our Pulte home was rushed to be completed and it shows in the workmanship and detail. After several walk thru appointments and issues discussed, nothing was corrected prior to closing. It’s taken months of meetings, missed appointments, emails to even have companies come in to correct issues, and they end up making it worse. The homes are not well supervised or managed. Our house manager promised many things would be corrected, yet moved off to another division and will not return calls or emails regarding issues still remaining. Pulte markets custom high quality homes, but workmanship is poor. Our experience has been very disappointing and I do not recommend Pulte homes. ... Más

Absolutely terrible. After spending 1 night in my house we had our first, but not last, major water issue. I haven't even slept in my house for weeks because of the 2nd major water incident in which you knowingly installed a broken dishwasher which leaked and leaked into my kitchen island causing mold. I have major regrets working with Pulte and wish I had just bought an older house or gone with Taylor Morrison. This experience has been devastating to my wife recovering from surgery, my 3 very young children as well my my dogs, 1 of which is 15 years old in diapers and in his last legs. I work from home so I am unable to to my job or make a living as I work on commission. You've honestly cost me a lot money and personal suffering. Pulte Homes is an awful company and I will be sure to let anyone who wants to know what they can expect when you work with a company like Pulte. Worst of all? There's nothing I can do about it because you're a big company and I am just 1 person. But hey you guys made a few bucks off of us right? All in the name of profits. I wouldn't be able to sleep at night if I did this to a family but something tells me nobody at Pulte has lost any sleep over us. I know I can't do much I suppose but I will share my experience with as many people as I can so they can avoid making the same mistake we made in building with Pulte. ... Más

Poor build quality: -received a flat tire from driving into my garage for the first time -swept up a cup full of nails and screws in the garage afterwards (Robert has a picture of part of this) -after removing the carpets, tons of screws and nails left under the foam padding -multiple windows are scratched on the outside (worst one has been replaced) -front patio fencing has a huge laceration/scratch in it; still awaiting replacement -multiple areas were patched in the garage but still doesn’t look correct -multiple scratches, dings and cracks in the drywall

Pulte wont help you in what ever situation you are. All they need is to complete with in the dead line unnecessary of what situation the homeowner is in. They make mistakes and you have to pay for it . In my case in they screwed up with the AC and they want me to pay for it.

if you are going buy a new home..look elsewhere

Move in date changed multiple times including a push to close by end of quarter. Many issues that got corners cut and still dealing with warranty to fix issues construction messed up

i hate giving bad reviews because it may affect a business however in your case, you need to change rhe way you work desperately. Once we move in, nothing is fixed by the manager involved, which btw they keep changing every 6 months or so. Hardwoods are the worst, and no one comes to fix it, my neighbors have been sitting on their complaints since 1.5 yrs now. Long story short, the sales person salvatore was great, besides that everything was horrible

Pulte was horrible from start to finish. No communication. No honesty. No quality. Ignored several of our requests entirely. Messed up the few small changes we asked for. Delayed closing multiple times because the house wasn't done. Our inspector said it was one of the worst houses he'd ever seen. And that's not to mention the lack of landscaping or drainage. Nothing but regret for us.

Definitely not high standard compare to what you pay. Aims walls are not straight , and lots of thing you find out after final walk in. Poor quality. Not to mention the sales people ( at least ours on that time) that wasn’t clear about very important information about your lot we purchased , without showing us the real space and back yard we are getting - just let us add 30K more for ‘premium lot’ with worse shape of yard than regular lot. We found out after we paid the deposit and after they start building. Will never buy from Pulte again , 30K extra laid for nothing ! For extra space you can’t really use ( back of the house and front of the house) and getting bad shape of back yard. ... Más

Major grade/drainage issues: Well, where to start this experience. •The day before closing and after a rain storm, our upper neighbor which did not have sod or grading, had erosion sweep into our yard and the builder had to frantically remove the erosion from our yard, place erosion barriers up and put new sod for us to close the next day. Unfortunately, they did not remove all the erosion, and this affected our grading away from our house. This was the first red flag. • Intermittently, I noticed that water would pool by our outdoor AC unit on our right yard from the builder saturating the houses close to the upper neighbors’ yards with sprinkler water and this water would run though our upper neighbor’s yard which did not have sod or a grade. • The water would pool by our AC unit making our right side unusable. On top of this, the erosion barrier that the builder put up by the AC unit failed to prevent erosion from moving into our right yard by the outdoor AC unit. • This combination of events caused our right yard to become muddy and unusable. • Multiple messages were sent to the Builders PM to put a new erosion fence and regrade/re-sod our yard. A new erosion barrier was not installed. • A warranty ticket was submitted to regrade the right yard and add sod. I escalated the issue to the Warranty manager. He stated they would regrade and re-sod. • The above issues occurred over two months of closing. The last straw was when I found the upper neighbors sprinkler (possibly intentionally/carelessness by the builder) pointed towards my right yard where my recycle and trash cans are located which soaked them. • After talking to the PM about regrading my yard and possibly putting in a trench in, they finally regraded my yard with a 0.5” grade with about a 4' x 10' long area and then resodded. I asked the PM if this enough and he stated yes and if not, they will rip up the sod and regrade and resod again. Great! • The yard still has standing water when the upper neighbor waters their yard, we have placed outdoor gutters by the retaining wall ourselves to resolve the issue. Major HVAC issues: • After two weeks of closing, we noticed the AC system could not hold temperature in the Texas summer, we phoned the emergency line for the AC company: CASA mechanical. The company came the next day and noticed there was a leak in the coolant line (location unknown) and charged up the HVAC system with refrigerant. • The company came back multiple times to do leak testing and decided there was no leak and charged up the HVAC with refrigerant. Two weeks later, the AC could not hold temp. they did another leak test and replaced the outside compressor thinking the compressor coils were leaking. The CASA mechanical company gave no work ticket. I also was relaying information given to me from one technician to the next, essentially project managing the technicians. Mind you, the HVAC system is under warranty. • Two weeks later after replacing the compressor, the HVAC system could not hold temperature again, they charged the unit up and essentially supervising the technician, I stated there must be a leak in the coolant line within the walls of the house. The coolant line had to be pressure scoped within the walls. • Lo and behold, a technician had to rip up our dry wall to find a framer’s nail puncturing the coolant line which was leaking freon gas into my daughters’ room. • Framer finally came to put new dry wall in and painter finally painted the replaced dry wall. • The above issues occurred over a two-month window after closing. These experiences are beyond frustrating. It appears they have downsized during Covid and they have fewer project manager managing builds but this is no excuse. ... Más

I highly would NOT recommend this builder. Paid for a home well over 400K$ and the home was not as expected. First, home has way too many issues with poor workmanship. We had been dealing with the company for over a month since we moved in with problems we encountered, but they took too long to address the issues. The walls are not painted correctly in the interior of the house and you can see the issues that they have two tone colors, doors are also damaged and are also two tone colors with a poor job of painters. The exterior of the house is DIRTY since day one, also the siding of the home is not done correctly and you can stand in a corner and see the curvature of the walls. The lawn took over (30days) for them to come fix since we had holes and many spots without grass and our irrigation system stopped working after a week and they wouldn't cover this issue, After going back and forth with customer service regarding our lawn they finally arrived to only do a poor job once again. The company states that after 48hrs if the water stands they will come fix this, but this issues persists and has not been fixed as they state. They stated to us that " they are doing us a favor to fix the lawn" which i find this highly unacceptable when the company did a poor job. All these issues couldn't be seen until we started living in the home. All the details that we checked and signed were done all last minute and with a poor job.
