My home took approximately a year and 1/2 to build. Workmanship was sloppy. The process from start to finish was horrible. Pulte mortgage was also horrible. Their prices are overpriced. Had to switch lenders twice during the process due to the delay. I spent more than budgeted in storage fees, points and appraisal fees. Not a happy camper. The only bright spot of the process was the final construction manager that was assigned to me one month before closing who by the grace of god got me moved with punch list items.

Our closing date was 4 months later, causing huge financial burdens especially during these tough economic times. No real sense of urgency from our multiple project managers due to us having two different PM's during this process. I wasn't confident in the finance team and their knowledge of the type of loan we have. Once we moved in, we noticed some issues; did the maintenance work orders and still waiting for one that's been open a bit at the week period. Finished product has so much that requires follow up and contractor visits. The condition of house on move in from quality of paint and paint job to overall lack of "finish" in the interior work has been really disappointing. It is a part time job to work with Pulte and get the same contractors back in here to fix what they did not do right to begin with.

This is my 2nd new home build and it went anything but smoothly. Not a fan of all the nickel and dining for add-ons and moving target for closing dates..

A great house, but a very poor experience the first 4 months. Our salesperson, Robin, did an outstanding job of communicating and seeking for answers. Additionally, Charlie turned our project around and our neighborhood for that matter. He deserves a raise. That being said, a customer shouldn't have to manage a build, which is what this experience turned into. We are currently dealing with a warranty issue due to poor craftsmanship by the tile layers, but all other trades did a quality job. This house is what we expected and what we were sold.

We signed our contract in March of 2022. The process started off wonderful. The sales office was communicative, the design center was a great experience, and our walk with our construction superintendent was educational and informative. We were notified that we were set to close in September, received our signing date and signed our docs. We were notified a week before close that someone had ordered the wrong color cabinets and that here would be a delay. I understood, these things happen. We waited an additional month to hear back. This was our first new build. We were thrilled with what Pulte offered and promised. Throughout the building process we experienced a lot of headaches which were caused by lack of communication and under delivered expectations. Maybe it was the lack of supply and/or skill labor, but the communication definitely could have been better to eliminate misunderstandings. Build process is ok. Putle mortgage never replies . Loan officer never replies and did not lock In rate on time. Home quality is very poor. Carpets have paint and now needs to be replaced at home owner cost. All handles and equipment have paint. No repair done after creating ticket

The site build crew and manager were great. The sales team not so as they misled us on a number of issues. Primarily promising us a unit with a view. They didn’t tell us they plan to build a couple more units that will cut into our view we paid extra for the unit. Also building a city rec center to further cut into our view.

Great home and Great quality. Builders did a great job. My only complaint would be the sales experience. Our sales rep Kristen was unprofessional. She did not explain our options thoroughly. Communication was poor. But at the end of the day we are happy with our new home.

Once you make your decision they lose motivation to do anything. Don't take their word at face value. Check and doublecheck. Because they will tell you one thing and do something different or nothing at all.

Sales kept telling me the wrong closing dates, costing me tens of thousands $ in lodging costs

A 7-month delay that cost me almost $10k in temporary lodging, moving trucks and movers, storage units, and repairs to items that were moved an extra time to and from storage. Sales strung me along with faulty closing dates. A design center stipend should have been given yet they offered me nothing after telling me a July closing date but delivery in January the following year!

Tradespeople were extremely sloppy in their work in all domains. I was not present for gliding or would not have closed given the issues we saw regarding bad tile work, scratched up cabinets. Fortunately, warranty service/customer care has been very responsive and helpful

Although Pulte has been responsive to addressing the numerous issues I have had with my home there are two big problems. First a lot of my time was wasted in getting issues resolved. Second numerous other small annoyances remain but I’m to exhausted to deal with them. I would never buy a Pulte home again. Life is to short.

If you start this process with low expectations, it's not bad. Do not have high hopes in these areas: Excellent communication Pride in craftsmanship Timeliness Customer service is hit/miss Ability to get materials in stock (not Pulte's fault, that's a supply chain issue) Ability to hire quality framers (that is Pulte's fault) Workers paying attention to detail Feeling like you, as the customer, are important. I've purchased new homes before and this was my first time with Pulte. It was not that great of an experience. They have major communication lagging between their own internal teams. Their Mortgage Group was descent and easy to work with. Construction was always behind which is expected but they were not even ready for initial walk through date. Had to set up a second walk through. Be on top of your stuff as you get close to the closing date cause no one else will be doing that for you.

Our homebuying/building experience has been rough, but the more I deal with Pulte the more I can see that it all depends on who you get. We have seen some Pulte representatives be absolutely amazing, while others make you hate life entirely. My only advice if you are moving forward with building a home with Pulte, is to meet all the people that will be involved with your build. If a single one of them don't seem like they are going to be amazing, then run as fast you can! No one that we have meet at Pulte has just been "ok" at there job.
