Very sad experience! Would not have bought a Pulte home if I had known how the experience and quality would have been.

Quality of work is not good.

Worst experience I have ever had. Jason was horrible and blatantly lies on final walk-through items.

HOA representatives say one thing on the phone and another via email. Horrible customer service. Non responsive and very cold and they have no empathy for any issues that arise for a new home owner. If I knew what I was getting into I would have never purchased a property with Pulte.

Quality of the material and build is way below expectation of a new quality home. If I can rate minus star I would’ve given a minor star. This doesn’t look like a half $1 million plus house this look like a below average amateur built the house. I will never recommend anyone to buy home in Pulte. One of the third-party vendor they have Guardian they are just ripping the customers off and their customer service is horrible. They installed my speakers and connections in a faulty way when they install my nest doorbell. They burned out the doorbell itself. It’s been a month. They still haven’t fixed it. So far my experience with Pulte is very bad. I will never buy again from Pulte or recommend it to any of my friend, I had to select 1 star ratings because there is no option to select less than 1 star, Pulte doesn't really deserve even a single star. Some of the highlights: - Build quality is very poor. - Almost every door in the house has one or other problem. - Air outlets do not work properly to close or open. - Bathroom/outdoor outlets do not have GFCIs. - Floor Squeaking sound all around the home. - cabinet issues. - Paid for the Sod but got lots and lots or Crab grass, feels like I paid for the crab grass. - Drywall finishing is not good. - Power outlets not working. - Sump Pump lid not there. - nails are popping from carpet and hurting toes. - there is endless list of issues. - There is Pond in the back of my home and the fountain is not working ever since I singed contract in November 2023. There was no proper walk through before the closing. Pulte Mortgage literally made me cry for the loan. Loan agents do not even know how to process the loans. I closed my home more than 2 months back, but issues are still there, Pulte is taking forever to resolve the issues. I hope this review is also not just for the namesake. ... Más

I bought the house recently and not happy because of the below reasons: 1. No provision for trash Bins in the Kitchen. No one communicated about this during signing of the purchase agreement. 2. Due to cost cutting, corner space in the kitchen wasted (they have simply blocked about 12 cubic ft storage space in kitchen). 3. No SOD in the front of the house which was committed during purchase meetings. 4. Partial SOD in the backyard, no proper grade work resulting water accumulation/breeding area for mosquitoes. 5. No play area for kids in community.

We have waited for the kitchen doors to be installed we have been waiting since 2 months now still waiting for the doors to be replaced money has been taken service has not been done. We are paying HOA for the property no swimming pool no club house is ready yet but monthly payments are taken by pulte what an ugly situation

Pulte is the worst decision I have ever made. They do not have proper leadership and management and all the house they built is of poor quality. The construction managers do not have knowledge on building quality house. We bought a home with Pulte and had lot of emergency issues with the house and the service team is a bogus that is not strong enough to support the customers. Our house is having a water leak and it is 5th day yet no one to help. Made enough calls and emails and tiered . I had a very stressful and negative experience throughout the construction process. I received incorrect information about several items, and some things that were supposed to be completed by the closing date are still in progress. Additionally, items that were promised to be delivered were dismissed as mistakes by the sales team. These issues were not even listed in the attorney's documentation as deliverable items.

The on-site crews were very attentive to resolving issues before closing. After the closing, however, has been a total disappointment...zero contact confirming issues to be addressed. No emails, texts, etc. from customer support. Issues with low quality garage door panels with obvious manufacturing defects then blaming winds. Extremely disappointed in customer service after the home closing.

This has been hands down the worst experience we could have never expected, as Pulte has such a great reputation in other areas. well, not in Florida, my friends. We have since learned that they don't actually have to hire qualified subcontractors. In our case, our construction manager, Tyler, was also a rookie and from the final condition of our home when we moved in, it appears the tradesmen could tell and they got away with cutting a lot of corners. Many promises were made at closing regarding things that would be repaired and redone and replaced...that was the end of March 2024. We are now in August 2024 and nothing has happened, apart from addtional things going wrong, including a leak in our kitchen and downstairs bedroom due to the HVAC system being improperly installed, as well a leak in one of our three toilettes. We have meet Lisa, the manager of Pulte's NorthEast Customer Care dept. She has been very reassuring that we will get to the bottom of all of this but it may take a while. The truth is, Tyler was the Construction Manager for all the homes in this development so everyone is in a similar situation. Plus, it's the same unqualified subcontractors doing the repairs. A bathtub repair that was done in May has resulted in the bathtub needing to be replaced, for example. We don't know if we'll ever find the light at the end of this tunnel, but we can confidently recommend to anyone considering building a home with Pulte in FL - find a more honest builder, ask questions about how they find their subcontractors (making sure they require licenses for the trade/craft being done) and NEVER close until you are 100% satisfied with your new home AS IS. ... Less than three weeks have passed since I moved into this property, and I already regret doing business with the Pulte Group. The grading work, which was supposed to facilitate drainage, could have been executed far more effectively. Simply lumping the soil at one end does not constitute proper grading. I am appalled by the level of customer service demonstrated by the Pulte Group. I have never encountered such poor customer care and I will ensure that none of my friends and social circle go through this frustrating and poor experience with Pulte that I am going through.

I can go on and on about the horrible experience from the process of applying to the quality of the home. Worst builder ever. I honestly should have bought a highland home.

The despicable, shameless misrepresentation regarding the rooftop view, among many other issues, ensures that I will sell this town house as soon as possible and let all my family and friends know how terrible this experience was for me.

This has been one of the most frustrating, disappointing and exhausting experiences of my life. The so-called sales agent and mortgage team were painfully difficult to work with and provided no true assistance - rude, condescending and incompetent. The builder was nice and provided weekly updates, but the contractors were sloppy and the finished home was less than quality. I would not recommend Pulte to anyone ever. Completely regret my decision to buy a Pulte home.

Timeline of Events: 1. Initial Misrepresentation Regarding Home Selection: September 2023: Early in the transaction process. Upon discovering that I was a Veteran buyer, Rania engaged in discriminatory actions by selling the initially chosen home (Plan 3) to another buyer. This occurred after verbal assurances were made (and submission of requested paperwork) regarding the availability of this home, forcing me to select a different plan to retain the desirable view. 2. Failure to Disclose VA Approval Requirements: September 2023: At the beginning of the sales process. Rania failed to inform me of the necessity for VA Condominium Approval for Beacon at Delta Coves, a critical factor for my VA loan processing. This omission came to light only after the process was initiated, causing unnecessary delays and complications. 3. Deceptive Assurance on Home Modifications: November 2023: The deadline was set for December 31, 2023, per Rania. Rania verbally assured my realtor and me that non-structural changes to the home were permissible, provided that the materials had not yet been ordered. Although it was not a normal processing procedure, “there are always exceptions” was stipulated. However, despite meeting the provided deadline, she reneged on this assurance in subsequent emails, which lacked any previous commitment detail, leading to significant financial and planning implications. 4. Inappropriate Attempts to Access Personal Information: September-October 2023: During the loan application process. Rania made several inappropriate attempts to obtain personal information from my loan file through my previous lender, actions that were ethically questionable and privacy-invasive. The lender denied access and contacted me regarding the attempts. 5. Financial Misrepresentations Concerning Delay Fees: March 2023-May 2024: Following the delays in the VA Condominium Approval process. The denial of the VA Condominium Approval was a direct result of PulteGroup's failure to provide an accurate date for the transfer of the Homeowners Association (HOA), necessitating a shift in the original closing date. Rania had assured me verbally I would not be responsible for any fees incurred due to delays caused by the denial of the VA Approval (it was out of my control). Contrary to these assurances, the fees were unjustly incorporated into the contract. After reviewing the terms, I immediately notified Pulte representatives that I was signing the agreement under duress, as Rania refused to amend or remove these clauses even after being reminded of her initial promises. This blatant disregard for verbal assurances in favor of written commitments that contradict them not only highlights a serious breach of trust but also underscores Rania’s professional misconduct and the coercive circumstances under which the contract was signed. This action calls into question the validity of the agreement and the ethical standards upheld by Pulte during the transaction process. May 2024: Subsequent Contractual Failures Despite receiving written assurances from Pulte Mortgage that the $300 per day extension fees would be covered, Addendum 8, submitted on May 1, unjustly retained the same clauses as found in Addendum 7. Rania neglected to amend the contract to reflect these assurances. Her subsequent emails further contradicted her earlier promises, compelling me to shoulder financial responsibilities that were explicitly stated to be waived. This failure to update the contractual language has continued to impose undue financial burdens on me, directly contradicting the documented commitments made by Pulte Mortgage. 6. Use of High-Pressure Tactics: September 2023-May 2024: Throughout the contract signing phases. Rania frequently used high-pressure tactics, including sending documents for urgent signature late on Fridays, thus forcing decisions without adequate time for review. This tactic was particularly noted when I was coerced into signing an addendum under duress, with Rania referencing sections of the original agreement to justify adding the unfair fees. Rania consistently employed unethical and high-pressure tactics, notably distributing documents late on Fridays that required immediate attention. This timing limited my ability to conduct thorough reviews. One particularly manipulative instance occurred when I was compelled under pressure to sign an addendum. Rania exploited sections of the original agreement to impose unjust fees, emphasizing the urgency and leaving no room for negotiation or proper consultation. It is important to note that the other divisions of Pulte, where these documents were ultimately submitted, operate only during normal business hours, Monday through Friday. This timing effectively constrained my ability to seek clarification or adjustments from these departments, further exacerbating the pressure and urgency imposed. As a result of these actions, Pulte Mortgage upheld Rania’s promise and paid the closing extension fees. I also sent email correspondence to Pulte leaders in California and Georgia (their main office) regarding the egregious behavior throughout the entirety of this purchase. Rania’s calculated actions resulted in significant financial loss, costing me nearly $30,000 after closing on the home. Although Rania was moved to a neighboring community (multiple homeowners had issues with her), she is in the same position and selling homes at the same pricing point. I requested to correspond with a different representative at Pulte and was met with a denial from area management. There are numerous issues with the home itself, such as an improper key changeover, non-functional doorbell, tape remaining on the framing of the exterior, an unresolved fixture issue, etc. ... Más

Horrible experience with low quality workmanship - excuses from builder were given for numerous issues we brought up. They don't take pride in the quality of work and play it off as all "acceptable". Will never build with Pulte ever again.

No any good park only one park near to my house builder didn’t spend any good amount on park I do not like at all I miss Taylor Morrison community home I moved from no view nothing if you wanna live under roof then it’s fine that’s all I can say sorry for this review
