I decided to sign an agreement with Pulte Homes to buy my new home after inspecting the home. I was fascinated by the offer of covering the closing cost which was said by the Sales consultant and I was informed i would only be paying the 5% down payment which was $19700. This was an exciting offer. The mortgage application came through and I was informed by pulte mortgage that I would be paying the closing cost which runs $5000+. I called the sales consultant only to be informed that market changed and the incentive will only cover part of the closing cost. I felt so mad and disappointed why I wasn't informed early because I had to overstretch my budget to do that. I had already broken my lease agreement and running about $3400(includes lease break fee (2570) and prorated rent for the month I will be in my new home). I reached out that the sales consultant should find some leverage to help pay of my lease break fee at least and will be glad if they can pay the lease break fee of $2570. She came back to inform that the management is happy to offer $2600. I was glad about that. I signed a change order towards that and she also did sign her part and reverted back. She came back again to tell me that the mortgage company won't approve them change order that it's out of the 3% incentive. At this point I was seriously mad. I thought of why didn't she do her assignment before giving me the news it was approved and giving me a contrary option on another time. This was very painful and felt very bad about the whole scenario. I had gone far in the mortgage application and was about to close. I had to find a way by all means to get some money for the closing cost and I still had to pay my lease break fee this ran to about $10000 after paying my down payment. The whole buying process is toturing, lack of communication and there is no transparency. In all I would never refer anyone to buy from pulte homes. When you are not sure of information there is no need to say it and stop giving false hopes. She reached out to me after closing justifying the reasons why they can't paid saying the house was reduced which she already told me when I wanted to sign the agreement. We had a horrible experience after our home flooded because water bottle was left in plumbing. We had several other issues like bathroom glass missing, no water going to dishwasher. Pulte response was less than desired. They have horrible customer service and poor response time to issues encountered. Warranty manager never respond to phone call or text. Yet his number is listed as contact. Director of customer services was very rude, condescending, and unsympathetic to our situation which was all due to their negligence. I believe he needs training in customer service. Overall, I would not recommend Pulte Homes based on the experience we had with them. ... Más

I would not recommend building with Pulte they do not stand behind their homes. Buyer beware!

Home was filthy when I received keys, cabinets were missing shelves, crown molding missing, paint all over garage and back patio. Paint in grout in bathroom. Numerous other attention to detail issues.

Not Satisfied ,I am disappointed .There were issues that needed to be addressed ,Doors,paint ,garage door. I will have to fix them my self. Like I said I am not satisfied.

Pulte homebuilder made my life miserable during this transaction, put me and my wife through the WORSE experience EVER even having her in tears. Consumers need know their options, and are educated in Pulte's business and their tactics. Get an inspection during the home build process and final walkthrough! Pulte Home builder colludes with Pulte Mortgage to approve buyers not on whether you are qualified or not, but based strictly off a financial gain or loss. I am a very qualified buyer, my file confirms this point how they operate. Reminder, it's a non refundable earnest money deposit! Do your research and always have back up lender in place during the transaction so you don't lose your house, earnest money or incentives they will not honor to their benefit. We had an horrible experience with the build of the home ESPECIALLY final walk through and the quality of drywall/stucco/paint work! Our final walk through was a disaster, we had the contact the construction manager to schedule the walk through, the house was not all ready!!! When we walked in there were vents not installed, bathroom fan hanging by the wires, finger prints on ceilings/walls, chunks on wood missing on cabinets, scratches in the kitchen sink, and various other issues!!!! The drywall and paint looked like it was done by amateurs!!! Your drywall/paint/stucco technicians did a terrible job!!! The quality and workmanship is terrible!!! No pride at all, my wife and I are not in construction and we saw things that were obviously wrong with the paint/drywall!!! We had our walls painted and the lines where the ceiling meets the wall was very sloppy throughout the entire house!!! The textured walls are very uneven, some places are smooth and other places are very bumpy. We expected minor issues, but this is ridiculous!!! We've only been in the house about a month and the paint is already cracking!!! My wife and I thought very highly of Pulte, but the build of this house has us telling friends and family not to buy from Pulte!!!! We are very disappointed with Pulte!!! ... Más

Found fa bunch of issues during pre-purchase inspection. Though they promised to fix those, non of them were fixed, Only cosmetic work done and others were ignored, but provided wrong status to us. Same issues reported by other buyers in the community. Multiple issues noticed during move-in, submitted tickets. The agent promised to fix the issues during the purchase process, but not updates after that. No response to follow up. Prior to purchase, heard Pulte was a good builder, but now would not recommend to anyone after the experience.

Save yourself from pain and misery and look somewhere else.

THE PROCESS WAS SMOOTH BUT ITS THE LITTLE THINGS THAT MAKES THE EXPERIENCE EFFY

i am an educated professional who purchased a home in dove mountain from the state of Washington. during the experience, i returned every month to evaluate the process. the construction manager Corey, was very effective and as was Jessica in the design center. i initially had problems with Pulte mortgage, however, they came through at the end. the sales agent, Bly was completely not involved and of no significant advantage. there were so many issues regarding the construction of the home, that if i were not present to point them out, they would have been missed. at closing, so many issues remained, however, i was assured that if i closed, they would all be addressed post-closing. it has been now three months and still some remain, and some just recently addressed. i am so without sleep concerning myself with these issues, from someone apparently spilling something in the pantry to discolor the grout, the sliding screen door not closing and locking properly, paver issues and paint issues. Corey is overworked and has been attempting to get these issues resolved, however, many still remain. Jessica has not returned by initial closing inquires, Bly never sent out a congratulations, and at closing, they could not even provide a folder for my closing document, just a clip. how cheap and unresponsive Pulte has been. i should never have provided 10's so easily at closing, but i was led to believe it was necessary for employee's best interest from pultes standpoint. Corey deserved it at the time, but now he must be overworked and concerned, perhaps at precautions from Pulte. i am a very educated hospital administrator and lawyer and many of my friends, are surprised that i have been so understanding and not have gone of social media. quite frankly, i am discussed with Pulte and may need to hire my own contractors to finish the work, but that would negate the warranty. i can assure Pulte, that at the 11th month warranty period, i will hold pulte responsible for everything. how could you not notice at closing the stained grout in the pantry, the uneven paver walkway into the courtyard, the inoperable sliding screen door, all the paint issues inside and outside of the home, etc. now, i find Pulte to have questionable employees and construction standards and if i go on social media, i am an articulate person, with many photos. We were shocked with the lack of integrity from the team at Sapphire Point. Andrew in sales gave us frequent updates and responded quickly to most of our communications. The rest of Pulte team either ignored us or didn’t care to make sure we were taken care of. The construction team just couldn’t figure it out. There was initial miscommunication and harsh words used by their construction manager Morrison, although he was nicer in person. David is his supervisor and was always very nice in person but would promise things that would amount to just sweet words. Quality of workmanship and materials: - There seems to be a higher priority of pushing houses to closing than doing a good job with completed homes. - What could’ve been completed in one week by construction is now taking months while working with warranty. - Our kitchen sink was leaking on day one - There was a portapotty in our front lawn for a few days after closing - Numerous walls and door frames not plumb. - Numerous damaged and stained driveway pavers - Scuffs and scratches throughout our flooring - Floorboard was left removed from wall and repair pre closing was incomplete - Our master shower pan is still dirty from construction Trustworthiness: - I think that the individuals responsible for building our home intended to do a good job but they just didn’t follow through. - There were lots of promises to make corrections leading up to closing and after closing but it took numerous days just to get our simple sink leak fixed. - Once another individual became involved, all previous individuals disappeared and did nothing to make sure we were taken care of. Value for the price - The overall value for our home is hard to justify. No independent contractor could get away with the poor quality we got for our new floors, but I don’t see Pulte caring too much to fix the whole floor. - You do get to pick out many parts of your home but many of these things are similar or standard with Lennar, MI homes and Neal Homes. We built a home locally with lennar and it was a superior product. Responsiveness - We had to visit the front office a few times and also emailed management more than a few times before anyone got our issues considered for repair. - We are 3 months post close and are still waiting on a number of items from our inspection report to be resolved. It was originally supposed to all have been completed prior to closing. - It took almost 4 weeks after closing before we got a wonderful spreadsheet from Andrew in warranty with dates for our items to be completed. ... Used cheap materials & unprofessional job. Very disappointed with Pulte builder. Builder used cheap labor which benefited them only but the buyer had to suffer and comprise with final product being horrible. Everything seemed done with rush just to get it done. I have seen other builder new homes and I am very disappointed with Pulte builder for not putting their buyers satisfaction as Priority.

Bad quality, things break down in the first month

Too many oversights with the final product. Needing constant service requests for the things the builder shouldn't have missed in the first place.

We had really bad experience with one of our stair selection. We opted for stairs on the upstairs and when the home was done built Pulte put in a drywall there instead. This was so heartbreaking and Pulte was never ready to get it fixed or provide compensation for us to hire some one outside to fix it

I would like to share my experience regarding the recent home purchase. While the cost of the home was nearly a million dollars, the quality of the construction is subpar. It is evident that the construction team lacked experience or was not adequately skilled to complete the project to a satisfactory level. There are several issues with the flooring, electrical work, garage, walls, and paintwork I can keep going on. The manager rushed through the walkthrough as he had another appointment. There was no proper walkthrough provided. I am unsure of what other priority tasks he had when the walkthrough was scheduled, and he did not give enough time to explain and consider the concerns of the customers. Negatives: - expensive option's - base price doesn’t include minimum options. - fraud sales tactics used my company especially with East facing lots. - fraud valuation before the closing to show customer that valuation is more than what than are paying. - cheap materials for the options and high prices - being a new built, i expect builder to cover initial taxes, lenders title and owners title insurance. So glad you asked. Where do I start? Home was in a FEMA flood zone. This was not disclosed at time of sale. Amy, salesperson, could not show me samples or pictures of the exterior siding or brick when asked. Closing credit was to be applied for flood insurance but this was not done. Flood insurance was not purchased by Pulte as indicated on closing documents. Issues with basic functions like heat and water. Issues with home are not being properly addressed. I feel if Pulte can make a nickel more profit as opposed to customer satisfaction they would choose the nickel. I am happy with the layout of the home and the community. Absolutely not a great experience buying home with Pulte, they do not maintain the community after the closing. They do not respond on time, for warranty issues, have been trying to reach construction manager, their responsiveness is absolutely disastrous.

PULTE is very negligent with poor materials, poor finishing. Terrible experience with this he employees since the sales department until construction manager and customer relations. We don’t recommend this builder ever and never.

Please do not buy from Pulte! We were delayed for months and their management is unresponsive and only had excuses for their mismanagement with the city. Quality of the home was horrible and took many attempts and request for them to fix anything. I still have things that still need to be fixed after a month of being in the house. Avoid this builder at all cost. Many other builders are out there that can provide better service and quality.

We’ve had major systems out to the house on several occasions for systems failures including plumbing,electrical,havc mechanical, flooring, etc, just an extremely poor job on site management and quality control. Pulte should review performance standards and hold responsible their management team’s performance, but apparently do not.

We were shown a model home that really impressed us and we were also looking at other properties from Pulte and liked the finishes and setup. Hence we decided to go with the purchase and the finishes we selected were more or less the same as we were shown in the model. The overall project was on-time and we did get regular updates from the site engineer / manager. The closing process went well. Here is where I had issues - We were offered a date by the site engineer for closing on our home, when we requested for another date the sales personnel came back stating this is the date for closing. So there was no coordination between site engineer and the sales personnel. When we noticed some issues with the carpet we were told that these carpets are not good, so why was Pulte offering these during the design consultation and during the initial stage when we were choosing our finishes, another case of miscommunication. We started our loan processing with Pulte Mortgage and everything was going fine until a month before the closing where Pulte's mortgage company came back with unreasonable conditions. This required me to scout for another mortgage vendor. Third instance of screwed up communication, they had all my info from the time I signed the contract couldn't they have been clear with their requirements? Fourth instance - we were told that the sod and sprinkler system will not be installed as it was getting cold or rather it was cold, to this I was okay dn there were email confirmations come closing day I see my lawn and backyard with sod and Pulte site engineer making me sign a wavier that going forward sod will be my responsibility, another case of gross miscommunication. We were made to do a 'Celebratory walk through' on the day of closing and the site engineer made it clear that he had other closings and we too had to get to our closing hence looked at the big issue and signed off with him. But when we moved in and actually started seeing the issues the Site Engineer would come back and state it was not mentioned in the walkthrough sign off. Does Pulte expect the owners to do an inspection with a fine tooth comb on the closing then this should be scheduled a day before and not on the day of closing, We nearly found dozen or more issues once we started living. Of these there are two issues that Pulte has not addressed. The main one being the lightning issue, we paid nearly $3k for additional lightening in the entire house and even after making the payment we were never offered a choice of lights (day light vs warm white or yellow light) and now when we are following up with Pulte, the Site Engineer states that this is the Electrician's discretion. I am mean Pulte is such as big company and they let electrician decide on these things where the owners are paying through their nose for each service request....this is ridiculous. Over and above all of this we were coerced by the Site Engineer to give him a 10 rating on the survey as he assured that all issues including the lightening issue will be taken care. We did our part and now he is refusing to do this part. I am appalled by the way Pulte and their employees treat new home owners. I will never again go to Pulte or recommend this to my enemies. ... Within 60 days of moving in we had a kitchen cabinet fall apart. Opened a claim to have it repaired. Here we are 60 days later and no one has been out to fix the cabinet. Only emails and no show for the schedule repairs to be done. Dont purchase from PULTE HOMES.
