I was treated very well to start, but then as time went on that all changed I dont believe what happened to me is the norm but it was horrible. I was treated so badly no respect and lied to I would not suggest to anyone to buy here I am still waiting to have things fixed and finding more things wrong

As a single woman,I was taken advantage of. I feel the people who worked on my home thought or didn’t care that their workmanship was less than poor ! ( I have watched other neighbors demand and get results when a MAN was the buyer! I purchased when the house was in construction stage- studs windows and roof were complete. - I had no idea I would be coming into such a disaster. Caulking on floor, paint on carpet, paint on light switches. Many doors have dings on the bottom- even thought they are in a frame. Exterior Paint must have one coat on porch trim- you can see through paint the measurement written large - I feel the people responsible for overseeing my house thought that since it was already sold, and I was a senior lady, let’s just slap it together - and that’s what I got. I moved from PA and my furniture and belongings were on the way- I did NOT want to close on the scheduled day. I was given a dead tree as the irrigation is not using the water wisely- different sprinkler heads are needed so all the grass gets watered- as mentioned by the lawn care company. I was told the road would be cleaned up after construction. Never happened. If you plan to buy one of these homes, plan to camp out nearby to watch what is going on. ... Más

Build quality was sub par , paid excessive money and response on issues much worse . Driveway and pathway and lawn is taking more than 3 months or even for some neighbors 6 months to compete . While new home buyers now are getting everything on time .

What a joke. This entire process has been 1 fight after another. The construction manager was useless. Any time I had questions or concerns I was dismissed or ignored. Escalating issues did nothing as management did not care, want to understand or acknowledge what I had to say. Pulte quality has gone down hill and they are trading off a reputation.

From the beginning, everything has gone wrong. We have not been happy with a single aspect of our home. Everything is sloppy, rushed, broken, just plain awful craftsmanship. There is too much to type to explain all the awful things we have experienced. Just know that it is awful. Hated every minute and still have issues with my home.

I was really hoping that the home buying process will be good and easy with Pulte group. But I was wrong. Right from first step, I had very bad experiences with Pulte group. They would never stand on their own words. They always change the words accordingly to their situation. All the construction materials used were not even upto the standards they are charging. The output doesn't even come closer to what they are charging for. Warranty department is another bad one. I am not sure if it is here or everywhere, but it's literay bad. Construction manager says that anything they might miss would be covered in the home warranty and home warranty guy says that's home owner responsibility to look at everything on walk through day. I would never go with Pulte again or recommend anyone to go with Pulte group. ... Más

The buying process started out as expected, with our home estimated to be delivered in 7-9 months. The construction manager (CM) and sales team kept reinforcing that timeline until about the beginning of month 8. The home was finally delivered after 15 months due to our escalation after the moved the date monthly every month with hardly anything getting accomplished until February 2023 when we had enough of kicking the delivery one more month each and every month and had to escalate to the division president. At that point the management team said they needed a few more weeks beyond what they promised so "we won't leave you with a big punch list of items to fix or complete after closing." Included in that was a five-figure cash payment back to us for out of pocket expenses resulting from the repeated fictional timelines given to use from month 11-15. Pulte had the home "completed" by their own definition, and final inspection done two weeks before close. Instead of the builder fixing the defective tile backsplash that was known 5 weeks prior to close, they left that for us to manage. That tile team damaged 23 cabinet fronts in the process (which we are still awaiting Pulte to replace 11.5 weeks later). The tile team also incompetently installed the two shower upgrades causing water to pour out into the bathroom floor rather than back into the shower. The Pulte Quality Review team seems to have either missed all of this in their review, or the CM chose to ignore it. Regardless, no one from Pulte seemed aware that the showers were not usable and just lets the tile team do whatever with overseeing them. Through the 9 weeks of waiting until both were restored after unexplained delays, we have heard from the tile vendor and the glass surround vendor that this problem is persistent in the Oak Tree development and well known to management...yet they just left the mess for the customer to oversee after closing on the home. We are still waiting for the defects in the sliding doors to be addressed and as 11 weeks, they have no appointment made for that to happen. We had 3 bushes dead and noted before close and those have not yet been replaced, 12 weeks and counting. Slow to deliver, slow to service through the warranty process later even with constant follow ups. Pulte just really doesn't care about much except getting new sales. They work quickly on spec homes that aren't sold, but delay service to the home once it is closed. We've been successful stirring four potential buyers away from Oak Tree and are happy to share our opinion and experience with anyone who wants to hear it. The homes look beautiful, hopefully the quality is better in other areas than the vendors discussed above, but it doesn't seem that Pulte contracts with very competent vendors (Pulte would blame the delays in the delivery process on vendors not doing work that can pass inspection) so we'll see how the structure and mechanical hold up over time. Hopefully the city forcing Pulte to address defects through the inspection process have made this a quality home. I would not recommend doing business with Pulte to anyone. While we were partially compensated for out of pocket expenses caused by the constant delays and poor communication of the real timeline, the frustration they caused during the pre-delivery, delays and then making you wait months for problems identified post-closing to be addressed makes the new home process a nightmare and not worth it. I'll note that our replacement sales team member, P, who serviced our contract in the two months prior to close, was the only person at the company who did not spin the situation or make excuses that it is a vendor fault, the city's fault or anyone's fault but Pulte as the rest of the teams we've interacted with do. ... Andrew- Sales- absolutely worthless. Dishonest and untrustworthy. If you can find someone else to deal with, do it. He lied to make the sale. Craftsmanship is an absolute joke. The list of items that were fixed preclose was huge, but since I’ve closed 2 things have been addressed. My cabinets- level 4- look like trash. I was told they’d fix them at the cabinet punch on 5/19- 2 cabinets were fixed, the rest are still damaged. Dishwasher was installed wrong (they had to reinstall because my floors had to be replaced due to being laid wrong). I guess not being able to put my dishes away a month after close isn’t such a big deal since I can wash them anyways… The carpet was installed so poorly there were gaps where it wasn’t stretched right- to “fix” it they glued chunks of carpet fibers together and shoved them in the gaps- so you can probably guess what happened when I vacuumed the first time. Back door has gauges in it. Spray paint on slider window from where they painters over the scratches and damage instead of replacing the faulty door. Pavers are stained from where they repainted the ceiling in screen room and spilt paint. Looks like oil all over the place. Plugs and outlets are off center and crooked. The list of things that are wrong is so long it comical at this point. The warrenty process is an absolute joke. I took a half day off work so they could fix my front door that had gaps so large that daylight shined through- they never showed up. They did call at 5:30 to let me know that they weren’t coming and asked that I leave work early or take another half day so they could try to fix it the next day. All of those things are absolutely ridiculous. Don’t both calling to try to get help from the warranty or builder or even submit tickets, they don’t actually show up. Once Pulte has your $50K- $150K deposit, the service stops because they know you can’t do anything to get out of buying their poorly build homes. I’m guessing this won’t get posted, and no one will contact me regarding any of this. Because that is the MO of this company. The overall process was disappointing, sales was always promising things that were never fulfilled. The house was rushed and the quality of the home was not what we have seen from Pulte. I will never buy a home or refer anyone to buy from this builder. The house was not finished at closing and was not finished for over a month after closing. The warranty does not respond to emails or voicemails. There are still items that have not been resolved and no time frame for them to be completed. This review is a waist of my time for that fact that my house will still be incomplete. Thank you, the only reason we bought this house and signed at closing, you should thank Jorge our construction manager. He was the sole reason. You should value your employee for that reason. ... Overall I would avoid building with pulte. The quality of the home is poor. We have walls with giant waves in them due to poor craftsmanship. The cabinets feel cheap and are falling apart already and we upgraded them. The stair treads look rushed and show gaps and look bad. The trim work is terrible. The painters left paint splattered everywhere inside and out. They painted over nails sticking out of the trim. The tiling has multiple cracks already in the grout and a few chips they tried hiding in the tiles. The ac was not installed correctly. This is a common trend with the neighbors as well. The electrical is terrible, if you plug a coffee machine or anything into an outlet it causes the can lights to flicker. This house was not cheap and seeing the quality of work really makes you feel sick. When it comes to the communication or lack there of don’t expect a clear answer from anyone at pulte. We had sales reps lye to use about landscaping and things that could be done. Our contractor seemed to know nothing about the house or the layout. They lied multiple times about things being installed and never got installed. They blamed most of the problems on the trade companies used but the blame is on pulte for hiring such lousy companies. The claim center is extremely hard to get ahold of someone to fix the issues after the fact and when they do they send people in to bandaid the problems. If you want an overpriced lemon or a home pulte is the way to go. I wish someone left a review like this before building. RUN RUN RUN. ... Más

We had issues with the house since we moved still waiting for grass to be fix for the 3rd time and no sense of urgency!

Very bad finishing work, very irresponsible customer service managers when it comes to getting issues fixed, you call them, they give you the run around, and never get back to you. They make appointment with contractors to get issues fixed, you sit at home waiting and 95% of the time, contractors don’t show up. They managed to turn our dream house into a nightmare with they lack of respect and responsiveness to the house issues, you pretty much have to chase them, and almost beg to fix issues at the house that you paid a lot of money for, like they doing you a favor. I’ve been waiting two months to use a summer kitchen that I paid $18.000,00 for, and still can’t because, the work on it is not complete, not counting the many others finishing issues and I’ve been begging them to have the contractor come and finish, and nothing! I am pretty much giving up on them , and I’m going to have to use legal means to force them to honor the house warranty. I had issues with pulte from day one , beginning with the sales manager, that after the sale was secured, never answered or returned my phone calls and text messages. This was a sign , that I was about to get frustrated throughout the whole buying process, and so I was and still am .The only one that tried to help me in whatever he could, was the foreman named Dominic Romano, other then him, everybody else just give you the run around, and believe me, make you mad. Very bad house buying experience I’ve been having with pulte, not happy at all and I’ll never do business with them again in the future. This is the worst business of my life. the house does not have any construction quality for the price. Poorly painted, caulking missing on all walls, exposed drywall, hunched walls, none with 90 degrees, all doors scratched and poorly painted as well as door frames. The air conditioning has been damaged 5 times, the last time I was without air conditioning for more than 24 hours and they still haven't given a solution. Driveway flooring sagging, cabinets damaged, backsplash poorly done, you would never recommend anyone buy a home from Pulte. The warranty department takes time to respond and solve the problems ... Absolutely Substandard appliances given, since one month issues are not being addressed. Only a blame game, fire alarm is not functioning well and beeps daily full day and night. Appliances provided are substandard and not working, Pulte executives say they can’t do anything. Children have final exams and we are living in a devastated state with Pulte homes

Terrible experience from start to finish. Don’t communicate, aren’t honest, and don’t really care about the customer. Bottom line focused and any cost. Would love to talk to someone about all this but they actually want to hear.

They distract you from the big issues before closing. Then once you close everything has to go through warranty. Don’t close without a professional at your side

Be cautious about one sided contract. If you delay closing they charge $250 a day. If they delay closing they don’t pay you anything. Delivering a finished home before closing is never in their dictionary, to have buffer for inspection is not a possibility. Pending stuff we’re promised to be finished in a week time after closing, it is now one & half month and people are not even responding. Struggling to connect. Pulte inspection on making sure your specifications are taken care is zero. They give the drawings to sub contractors, if the do their job 100% you are lucky. If you find out your specifications are not there, they take their own sweet time to look and react on it. I have ordered for front load washer and dryer but delivered top load and they say as per the codes it is what I have ordered. The contractor’s language in the itemized list says FL duet, which we understand as front load, contractor confirmed that he has placed an order to replace, now he is saying he can not. I don’t understand where did his order go. Minor upgrades are charged for and not worried to take care of them while constructing. If you don’t notice those upgrades, your money is gone… Not responding to my email even once is the heights of their customer focus business. ... Más

The worst build process I’ve ever been through in my life. Too many issues to type but all it takes is one look through my history. Since I’ve been in the home (2 months), I’ve already had a ceiling leak in my master bath, electrical problems (outlets not working in all bathrooms, window still not fixed that was on closing detail, landscaping not completed. I would not and will not recommend Pulte, not even to my worst enemy.

Terrible experience with Pulte. This is my fourth new build and I understand there will be problems with the home after it's finished. The workmanship is sloppy, lack of accountability is unacceptable, and communication should have been much better. My small home of less than 1,800 sq. ft. and priced over 500K, and it looks more like a $250K home. Closets and pantry wire shelves are narrow, they could have installed the much deeper size or wood shelves. Vent hood was installed crooked and only attached to wall with one nail, not four like it should have been. When garage door opens it sounds like a tank is driving through the door...extremely loud.! The worst experience was at the Design Center. Design Consultant told me many things that were incorrect. She lacked any attention to my needs and my questions. I was not allowed to return to Design Center when I changed my mind on a few things and they (she) would only forward me pictures via email and/or text to choose my tile from. All areas of the home are having issues. Knowingly installing recalled electrical panels and refusing to replace them tells the ethical issue. Doors and windows do not match and close properly. The hardware installed is not aligned and is crooked. Tiles have grout and glues that weren't cleaned properly now it is too late to clean. I do not recommend anyone paying round million dollars for the home they are building. Please vet other builders before choosing Pulti.

Product not delivered as promised, material used very bad quality for high price paid, this makes me think buying an old charmed home and do updates my self

Facing issues on many areas. First of all the build quality is very poor and finishing is not good at all. I will explain this in detail. The issues which I have stated at walk through wasn't cleared when they handed over the keys. The main front door was tight and they replaced it but I had to wait more than a week to get that fixed. Still I'm having issues with the door. Also the storage door at downstairs and the sliding door of closet got broken after first use. Light fixtures are not properly aligned in many areas. 2 stations on sprinkler system is not working. Everyday Im seeing new issues. All issues were uncovered after closing. Below are areas of concern 1. Poor quality paint job despite paying for an upgrade 2. Cheap finishes in the home from faucets/shower heads (paid upgrade), carpet (paid upgrade), tile (paid upgrade), bathroom sinks (paid upgrade) are poor quality and cheap looking. The upgraded tile was also poor quality and the grout applied looks like sloppy and full of holes. 3. No landscaping package offered on an $800k+ home. There are multiple areas of uneven grading for the entire lawn. Grass is dying as the pressure in the sprinkler system is awful. Was informed that it is a known problem but Pulte has done nothing to address it. Nothing will be done to fix as as closing has already taken place, 4. The upgraded cabinets are also poor quality with an installer who did not paid attention to detail; caulking had to be cleaned in numerous areas; nailheads visible on cabinets, visible joint lines etc. 5. Electrical outlets/lights not working in a few areas. 6. Drywall and stucco issues throughout the home. This list just scratches the surface. The bottom line is Pulte does not deliver a high quality home with finishes comparable to its price point. Every single aspect of the home was sub contracted without any expectations of holding contractors to a high standard. This experience demonstrates Pulte has adopted a “profit at the expense of quality” attitude with home building. Pulte will nickel and dime you for every single aspect of the home but fails to deliver anything that would be considered polished and finished. If you are relying on Pulte’s previous reputation as a quality home builder, please don’t. Choose a builder who delivers on a quality home and prides itself on quality workmanship. ... Más
