You don't actually make lemonade. If this was a Netflix series, my home buying process would qualify for the "horror" section. I could write several books about WHY YOU SHOULDN'T BUY A PULTE HOME. Unreal experience, that I wouldn't wish upon my enemies. I'm already planning on ditching my home and buying a different home, even with higher interest rates. DO NOT BUY A PULTE HOME.

Absolutely the worst home buying experience i have ever been a part of. Was mislead throughout the entire process. It was like a bait and switch scheme throughout the process. Was lead to believe my home would have items like keyless locks, garage floor epoxy, pendent lighting to name a few. When I got to the house after closing none of that was present. I was told those items were not included despite them being in the spec sheet for the house. I was never told they would not be included. I had the honor of building a house through Pulte and the experience was not nice from start to finish . I have complained numerous times all to no avail . You can tell that they rush the building process and it’s so sad that their standards are starting to be like that of Ryan homes. Overall, horrible build process and experience that resulted in an extremely overpriced and low quality home for the price point. Zero responsibility taken by Pulte for a build that went well beyond the contractual completion date with no legitimate reason other than mismanagement, which resulted in thousands of dollars in additional cost to us and no recourse or consideration from Pulte. SUPPORT SYSTEM : The sales agent Gisabel was not that helpful and very seldom reply to queries, which were always delayed and worsened after the closing period. The construction manager Finley did not do the proper walk-through during the initial and final inspections of the property. There were several issues identified within the house that were forwarded to her through the 'pick list'. That list is getting longer as the days pass by because of the slow response by Finley. It was a nightmare with Pulte. They never gave clear timelines. Huge mismanagement. No proper planning. Delays on everything. Now seeing at other friends houses from a different builder I see how bad Pulte’s work is.

Horrible experience with Pulte

From the start to finish Pulte dragged us along. We had essentially 3 different closing dates and each time we tried to close there were significant problems with the townhome. The quality of the home is very poor compared to the pricing of the townhomes. They clearly rushed through the build and placed cheap hardware / fixtures inside. The construction team communicated horribly. Sales team consultant was the only one who gave us honest answers. I would not recommend Pulte to anyone and I will never use them again.

I am extremely disappointed with Pulte Homes. I have see a lot of homes they have built in Carmel in the 90’s, and That’s the reason I choose them. My experience was horrible.I had to wait 12 months for my home, and the delay was all their fault, I am not satisfy with the last minute rush , I was doing walk through 3 hours before closing, work men were there trying to patch up things, the only reason I went all the all that crop, because I sold my house and had to seek shelter elsewhere. Pulte used cheap broken or bended wood (worse than the piece from trash can), and use bended metals all over the house (I have a lot of pictures), the distances between wood and metal frames are so far away, the house at most can last for only 10 years and the kitchen cabinets may fall off any day because there were very a few supporting wood and a few small nails put on. We were rushed to close the house and it’s our fault that we agreed to Kirk and Kevin who are the construction manger and sales rep for Pulte here. Bricks weren’t clean, all muddy and dirty , HVAC system wasn’t operational, AC vent in one of the washroom was left open . We purchased a home with Pulte in December and moved in 2 months ago. A week before moving in on our “celebratory” walk we discovered many issues that were not fixed on a timely manner. Our superintendent was very overwhelmed and our house was turned into us with a whole list of things unfinished that we pointed out on our pre-closing walk. The construction area is constantly a mess. There is garbage thrown every where. The workers do not seem to care that there are people who have moved in and it is now a private residence. Even though this was brought to the attention of the Sales office NOTHING is done about it. The warranty department is poor. The knowledge base of the warranty department is extremely poor.

Unfortunately, I ignored the bad reviews I saw and I regret that now. From the sales process, to the building/construction process, to now my experience post-closing has been terrible. Given how much I paid for this home, the quality is not there and they know it and just don't care. When you point things out, they minimize them and act like it's completely normal to move into a brand new house with defects - or just ignore you. The Pulte sales team fails to admit and take responsibility for any wrong doings or mistakes that they've made. They will attempt to sweep their mistakes under the rug and fail to communicate their errors or find a solution. You will have to contact them many times in order to receive a response. However, Dustin, the construction manager, is great to work with! He spends quality time reviewing the construction process during each step of the home building process!

Our new home was built to a very poor level of quality. It looks like they used bargain bin/defective sheetrock and trim throughout. Cheapest possible appliances, carpet, cabinets, and paint. Wish I had gone with a different builder.

First, I believe this is a reputable builder nationally; however, my experience in San Antonio was awful. 1 out of 5 based on the following: The builder represented the house was ready. I sent my inspection crew as a result. The house in fact was nowhere near ready. A day later the builder wanted to close on the house and insisted on keeping the closing date, while ignoring the facts. Be prepared to wait well past expected closing date. Be prepared to deal with multiple problems and wait for items to be repaired/completed. Be prepared to deal with multiple construction managers with only the last one knowing what he is doing. We started the home buying process of our current home in September 2021. Due to delays, the closing was completed by September 2022. In between we had bad experiences after another with the on-site supervisors. During closing day we learned that the Certificate of Occupancy hasn’t been issued, and therefore closing had to be postponed. Since we were staying at hotel and we needed a place to stay, the office advised us to stay at hotel and they will issue a reimbursement for expenses. Why did Pulte require me a disabled retired veteran to pay 17k dollars down payment to start my contract to build my home. My credit scores were above 800 during the buying process. Also Pulte only offered a 30 day closing option just to wait for the interest rate to rise.
