No. 1: After demanding an ridiculously large deposit because this purchase was for an investment, the builder negotiated a price (list price to include appliances, etc.). Then, in addition to forcing us to sign its one-sided contract, at the end of the sales process Richmond American demanded a $500 processing fee just to do its own paperwork. There is no other word to describe this than dishonest. This practice should be outlawed, but no doubt it won't be because of lobbying by the builders. Also, the sales agent said we had to use the builder's title company, but later in the process we were given a document to sign saying that we were free to use any title company. In addition, some problems with the house that supposedly would be taken care of after closing never were corrected. Once Richmond American has your money, you are low priority. We are now 7 weeks after closing and they still have not repaired items from the pre closing walk. We have submitted warranty items back from the beginning of September and no one has reached out.

Sales no help. Originally I worked with Moises whom was fantastic however the home I chose was not in his section after that I had to stay on sales to keep me posted. Then after move in 30 day review I am being ignored

The complete unwillingness to actually work with a buyer to get what they want is utterly astounding. Even on issues that would be a simple change they wouldn’t budge. The subs they use are either discount workers or brand new and don’t know the job. Found too many issues to list. As a previous framer and trim carpenter myself I would’ve never signed off on the work I’ve seen. The super is a nice guy but doesn’t ever actually get any of the repairs done. Buyers remorse!

The home buying process was overwhelming but they were always there to respond to any questions we had. Only thing that I would recommend is more security, Our home was broken into a couple days after closing and unfortunately our appliances was stolen. So it ruined our homebuying experience.

Multiple issues found prior to closing. Still not resolved. Once contract to buy is signed, it's difficult to get assistance. Staff is friendly, but limited to how they can help the homebuyer.

Sales experience was the best part of the process. Sales person responded promptly and often with updates. Overall quality of the home was fine with one major issue and several smaller issues. The major issue was finally resolved after a battle with the builder and the rest of the warranty work is subpar which the neighbors said it would be as they fought the same battles. A month and a half later two of the three are still unresolved and on one I still have not even been contacted. Not sure I would go through this again

We loved Richmond. And were excited to sign to purchase with them. However, the problems started almost immediately. We would visit often as the home was being built, but kept finding problems. Doorways put in the wrong place, non responses to inquiries about things we were seeing. Eventually, we spoke with the jobsiye superintendent who was very confrontational, and when asked why our completion date was pushed back by a month, responded with "I have up to 2 years to build your house, and I van delay it at any time for any reason, or NO reason!" I was aghast that he would speak to me that way, and filed a complaint with Richmonds main corporate office. He was eventually removed, but damage was already done, and we were met with missed deadlines, no communication. And rudeness up until closing. We almost walked away and took the loss of our deposit, but the realtor for Richmond who was awesome, talked us into waiting. . Now we are in and mostly happy. ... Más

What should have been a pleasant experience has been anything but. Closing was pushed back a month after the initial walkthrough and at final walkthrough several items had not been addressed. We have been in the house for more than a month and are still waiting for items to be corrected that must now go through a warranty company as it is past the closing date. The quality of the workmanship is not up to par. It seems as if there was a premium placed on finishing the work, not on the workmanship

Hala Sales Rep was good and helpful. Tom a Superintendent was good. Others involved, not so good. You have no power after you sign the sales contract and JIO so make sure everything is addressed to your satisfaction before you sign. Some will say you have power to make corrections get fixes done until you close - not so. You are at their mercy as soon as you sign the sales contract/JIO. They will hold to the closing date they establish at the expense of quality workmanship or construction completion as long as they get the Certificate of occupancy from the county. (Pinal county). Lot of unfinished work/corrective actions needed to be done and were not completed before closing (roll over items) and after closing the repair work was very unorganized and many assigned workers to correct/fix were no shows so follow on workers could not do their tasks. We have pages of items we identified at the first walk through, some were major such as twisted /not square columns. Very few if any of the first walk through items were corrected before closing and many have yet to be corrected over a month after closing. Due to some problem with the way the sewage lines were installed in our house and many others on our street and neighboring streets, the sewage lines had to be dug up and corrected to satisfy the counties requirement. This caused a big delay. No advance notification of people that would be contacting us for financing, Insurance, title, etc. so many phone calls went unanswered since we did not know if it was a spam call or not. Some items on the JIO that we signed and agreed to were not installed. Those items supposedly were not on the instructions the builders received to build the house which we did not sign nor agree to. More than a month after closing and we are still waiting for some of those items to be installed. Material used was poor and low quality in many cases. Although there were some nice touches throughout the house. Warped/twisted material was used and later, if caught, had to be replaced. That warped/twisted material should have been discarded and never used in the first place. The worksite was usually left in a disgusting state at the end of each work day with lots of trash, litter, drink cans, food wrappers, etc. left on site. In one case what appeared to be a bottle of urine was left in a room for what seemed a couple of weeks. My advice is to get to know you construction superintendent, inspect the progress of building regularly, and report defective material and workmanship quickly. Take lots of photos/videos throughout the construction process. Take lots of pics of the framing/electrical/plumbing before the drywall is installed so later when you want to hang curtains or pictures you know what is behind the sheetrock. ... Más

So I closed three weeks ago. I submitted my list of repairs things that still needed to take place. You would think the air conditioner not working in August AZ over 110 degrees, and the fire alarm going off would’ve given a prompt response. Nobody ever contacted me until finally today. I got a decent human being and he was going to help. Thank you Dan. Other than that Customer Service from other employees was horrible.

Before we moved in, we noticed that the floors had lots of over sprayed paint on the floors that we thought would be cleaned up but it never got cleaned up, so I've been spending lots of my time going through the floors and slowly removing them. Some of the baseboard or wall is bowled and not even, and the paint job is looking like a rushed job with bad quality. The home is beautiful outside but the inside workmanship has me starting to regret going with this builder. At this point I can't really recommend unless quality is improved.

They did not repair what they supposed to and did not do the best job on what they did repair.

There are lot of issues haven’t been resolved! I found many many sharp nails under the curtain.My kids were poked by them when stepped on the stair. The screen fell off from the window frame. The door got twisted shape. It’s a horrible house!

Many small issues were not taken care of. We were told smoke detector batteries were replaced. They were not. Back deck repair to ceiling never completed. Many bent screens were not replaced. Bathroom mirror promised replacement was never done. I have called Paul about these problems with no response. We were not asking much to have these problems resolved. Guess I will be repairing myself

The Sales Personnel is Outstanding! However, the Project Management Unfortunately is Inexperienced, Lack of Pride in the Craft of Building a Home, Lack of Professionalism (No Shows at Appointments, No Sense of Urgency to Correct Issues, Etc.) and No Corrective Plan of Action within Supervisors to Apprehend those employees.

The beginning process was great, onece it came to finish work absolute trash, light fixtures secured to sheet rock not the boxes, tile alignment, paint work all trash, the hand rail to the stairs missing hardware if used it falls off the wall.

the salesperson was very nice. But after purchasing the house the customer service is not very responsive to correct issues .

I love the craftsmanship of my home. The 2 x 6 construction and design is great. The issue I have is with the sales rep Steven A. He out right lied to me and my realtor about the options for my house - specifically the windows in the basement. I spent a lot of money for several options that were important to me. I wanted to a full size window in an unfinished bedroom in the basement. I would have paid to have a regular size window put in and he said that I would get a regular sized window as I do stained glass & need the light as well as ventilation. The day they poured the foundation, I came by and found a small window in that room. My realtor was sitting right next to me when we went over the house details so I have her as a witness when I went through the options for my house. I am so disappointed and angry at the sales rep, Steven A, because he knew how important this feature was but totally disregarded my wishes. If he would have told me it’s extra, I would have paid for it, so in the end, he missed out on extra money for his commission. Otherwise a sinkhole has developed above my sewer pipe leading to my house and the backyard is not graded per the plan. Part of the backyard is always wet due to insufficient fall and grading to the backyard. They emailed me back on 7/17 saying due to staffing changes there is a significant backlog. Paid the house in a premium price but they have not let us pick the materials of choice because they said it is already pre selected. We just have no choice because we are buying for the location and schools. Quality is okay, they always rush you to close instead entertain or ask you about concerns or what not. Overall. They are just okay. Typical builder that prioritize business over customer satisfaction

All the items identified in our inspection were not addressed. I don’t believe any of them other than very easy paint blemishes were fixed before closing. None of our appliances were connected except the dishwasher and stove. My backyard washed away on the first rain after we moved in.

Lois and John were very helpful

Sloppy craftsmanship, construction and slow to respond to request for fixing issues.

The builder did ok. House wasn’t really clean when we took possession. Title was fine. Would never use the builders lender again. The incentive was not worth the pain of working with them or the horrible rate. Highly recommend using another lender.
