Michelle was Richmond Americans sales rep and I was her first sell and you could tell. Anytime we asked to see the house she would schedule an appointment get to the house and give us a 5 minute time limit say she needs to get on to her next appointment and did the exact same thing day of closing. Day of tape walk through it went good lots of paint and drywall errors Mike was great, the final walk through a week later come back and the paint is done but with different paint ex. the walls that are flat paint were touched up with satin, they painters got paint all along the carpet and were supposed to return and a month later still haven’t. Mike had said he was going to finish working on unfinished items and then never got around to it. Electricity is messed up that when fans where installed in front bedroom and bedrooms up stairs it will turn 1 on up stairs and 1 downstairs the either both work or both don’t. Outlets are crap the majority your unable to plug anything into them. In one of the rooms up stairs if you plug anything in the outlet all the electricity goes out up stairs. ... Más

Fit and Finish and Quality Control in all aspects are completely lacking and unfortunately very frustrating to get issues resolved. Their staff is overworked but trying the best they can.

Not impressed with the quality of work at all .. Roof leaked bad during the rain for a Mew Home very Dissatisfied .. the Moisture test man does Not allow enough time to get to the home, NOT DEPENDABLE at all Still awaiting on the moisture test, it’s been over 3 weeks, Give last minute notice. Not Acceptable. People have Jobs. Walls are cheaply made too much DRYWALL. Cheap toilets, bathroom & kitchen fixtures also very cheap.… DISHWASHER is very cheap DOES NOT WORK PROPERLY! No instructions. my 17yr old Whirlpool works better than this dishwasher. Small Cheap garage door opener… No kitchen Storage whatsoever . paid nearly half of million dollars for this home. My previous home Was built much better than this home at half the price.. workman ship of the home is poor… I will Not recommend a Richmond home.. people will have to find out gor themselves. Because we were borrowing money from Richmond as a lender, the closing was forced upon us AND the home was not completed.

Overall, I'm disappointed in the quality and craftsmanship of our home. After being moved in for just over a month, more and more issues are coming to light. Corners were definitely cut to save the builder money. The home seemed rushed to get completed as well. The silver lining to all of this is that so far, they have been fixing issues in a timely manner once they are brought to them.

Good plans! Workmanship is poor. And supervision of construction. Very poor. I still have issues that I need to now try to get fixed on my time. I’ll be by the grace of God to get these things done. Not to mention some of the main construction there’s issues. I still may have to take things up to the Better Business Bureau.

Sales people were somewhat helpful. Did not disclose some issues specific to lot. Home office was no help. Switched superintendents during construction. Pushed for an early close prior to year end yet haven't completed all punch items so can't use part of house

No transparency throughout the process, lack of communication by the lender and loan processor. May not buy a new home again due to my experience.

Overall, it’s clear that Richmond American used the cheapest materials and cheapest workers to put up the home as quick as possible. The community roads are terrible with the asphalt having huge dips likely due to unsettled ground or the ground not being compacted correctly. I highly recommend getting a inspection from a quality person prior to closing. Our inspector found a multitude of small issues that quite frankly shouldn’t have happened in a brand new 2024 build. Richmond did correct the issues but they shouldn’t have been present the first time. Because we are military and never actually saw the house until after closing there were a few little things after moving in. We noted a few deficiencies such as our porch light hanging by the wiring or a 3” spot of paint on our hallway window. Our POC eventually did come out to repair eventually although he left the paint on the wall next to the light which shouldn’t have to be verbalized to remove. It seemed that when I called him he knew exactly what I was talking about which begs the question - why didn’t they fix it during the final walkthrough? Baseboards are also not flush throughout the house, you can see the seams in the carpet, you can see where the painter spilled and did a poor job at cleaning it up. The irrigation wiring isn’t hooked up correctly either according to our landscaper. Overall, the house does not feel like a half-million dollar house should be in terms of what you get whether itself the kitchen size and quartz/cabinets or more specifically the lack of craftsmanship as noted before. My wife’s father is a carpenter and has been building houses for the last 25+ years and after he viewed the inspection report literally told us to walk away from the home/builder due to the deficiencies. Remember, what was reported is what is seen by the naked eye - you can’t see the framing or anything covered by drywall as I’m sure there are plenty of poorly executed build points throughout the house. Something to remember - all of the homes going up in the area are being built at a rapid rate so it’s unlikely to get a new home with a quality build unless you do a custom build. Appliances - we are throughly pleased with all of the appliances minus the dishwasher. Stove/oven is fantastic. The dishwasher seems super cheap. Upon arrival we noted dozens of screws and nails in the garage, along the driveway, in the gutter. This could be an easy way to ruin a tire or blow one down the road causing a crash. I shouldn’t have to pick up cigarette butts in my yard and front rock area. The paperwork process was easy and straightforward and the only reason why we actually bought was because of the below market interest rate incentive. We did not go through the customizing so cannot speak to that. However, our experience throughout the purchase and after has been sad. We paid for an outside inspection, highly recommended, and had a huge report on a new home. The first site guy was terrible to work with then we got Chad. He helped move the process along but there were still a bunch of items that were never done properly before our close. Still waiting on cabinet repairs (3 months later) and it took a full on fight to use our "warranty" to fix a gas leak at the range. I would not recommend friends or family to use this builder at this time. ... Más

The Sales staff lacks professionalism, is very unresponsive to any issue or concern. Where they rate higher is their Superintendent who takes great care during the building process and after.

Well, to be honest, the overall experience has not been very good at all. It was a rough start in the buying process. Then it got a little rough during the building process. And now that the house has been built and I have issues that I have addressed. I am overall very Concerned about how the issues are being addressed. It's like pulling teeth. All I hear is yeah. I hear a lot of that from The Other homeowners too, but I'm not sure how to Take Care of that. You've got to be kidding me. It's like I have to drag them kicking in screaming. The workmanship is less than Satisfactory in a few of the areas of the house for the most part. The house is fine, but issues that are blatant and should not be overlooked during the building process have been. This does not make me feel very comfortable as a veteran Who used his Certificate of eligibility to buy a house, That stinks of mediocrity, is something I should not settle for! ... Más

Our overall experience was mixed, some people like our Super Intendent were terrific while others in Sales and Finance were not very good, being difficult to work with, getting details incorrect because it seemed like they did have time to focus on you or make sure Richmond appeared like a united company. Systems like the main drain were untested until we moved in, and turned out to be an issue that caused the company huge repairs. This is our second Richmond American home and the first one went a lot smoother and I feel was constructed with higher quality.

Everything was going good until we got close to the end of closing and we had an issue with Richmond lending team. We were easily approved and funded with our original lender and he pushed us to look into Richmond because of possible incentives so we did and decided to work with them. But 3 days before closing they came back and said we were not approved even though we signed and filled out all paperwork in the time leading up with no communication from them that we had an issue. Luckily we went back to my original lender and he got us approved and funded within 2 weeks. The whole process seems like their lending exam doesn’t want any business as what they did was unprofessional. And we have been in our home for a little over 60 days and we still have things within the home to be followed up on and finished and ave not heard from anyone from Richmond to get this done. Hey also provided us with a customer service number magnet for the fridge and it is basically worthless as nobody ever answers the phone nor do they call back if you leave a message. ... Más

Tried contacting Homewaranty for issue with pin holes in the floor grouting all over my new home, I acknowledge of being a Holiday weeks and was given 10 working days for replies until up to date. No respond from the Honewaranty and we're unable to properly moved my furniture until the grout problems is resolved.. POOR RESPONS FROM RICHMOND AMERICAN TO RESOLVE THIS ISSUES.. Also after 5 days of occupying my homes without my furnitures the AC system went down with issues with the equipment. REPRESENTATIVE I TALK WITH TRY TO BLAME ME FOR THE PROBLEM SHE SAYS THAT BECAUSE INFAILED TO CHANGE THE AC FILTERS,WICH I WAS TOLD BY THE PROPERTY MANAGER TO REPLACE IT 1 TO 2 MONTHS AFTER WE MOVED IN JUST FOR PRECAUTIONS.. Overall, it's a nice home. Closing process felt rushed. We felt like we were just a house on the assembly line that they wanted to move on from. Lots of little issues. Nothing major was wrong. Getting the little issues takes time to resolve. It's good that we have a year to do it.

The overall financial part of buying was good. We put 5% down to start construction and did not need to pay anything more until closing, the time it took to complete the build ended up at what was originally scheduled. I feel the value of the house and land is good for the price paid. The quality of workmanship is very poor from the things I can see with my eyes. The drywall finishing is very substandard along with the interior/exterior painting. I had the idea that when you take possession of a newly built house it would be like a new car, everything sparkly, clean, nothing to do but enjoy it. Not the case with our house, although things have slowly been taken care of that were on the builders ‘To Do List’, we still have paining to be done, a dented dishwasher, missing door strike plates. ... To many things that are need to be repaired and incomplete. Model design is good but builders are need to improve the quality.

Your in home landor is useless. Please change it. Because of them I am giving bed rating for Richmond.

None of the punch list items from walk through the week prior to Closing were worked on until morning of Closing. Several unfinished items remained unfinished six weeks later, even after promises from the superintendent to complete them.

Took longer than it should have to be able to close on the house as repairs were not done in a timely manner and we were lied to about some of the repairs being completed. My inspector found water damage 3 to 4 inches high on all of the kitchen cabinets. The superintendent Gilbert continued to say there was not a flood in the kitchen. Even after I brought a moisture meter that showed the cabinets were 30% wet. I asked for a water restoration team to come and inspect the cabinets and walls as I have dealt with these issues in my previous employment. I had to get Rich our sales associate involved and his supervisor as I told them I would not close until the walls and cabinets were inspected for mold. Sales associate said if the old superintendent was still with the company he would have already taken care of this. Took a week to get them to bring in Serv-Pro who found mold behind two of the walls, and they had to remove cabinets drywall and insulation. Afterwards then they ordered two new cabinets and kick plates for the others. When my inspector returned several of the items on the list that Gilbert said were done were NOT done. After asking the sales associate if I needed to hire an attorney to get the repairs done, they came and made the repairs and ordered new screen doors. The screen doors were supposed to be installed the middle of November. My realtor has been inquiring about the screen doors and consistently received the response waiting on the contractor. Gilbert’s supervisor got involved today and the doors should be here tomorrow. The lack of motivation on Gilberts part and always blaming the contractor is unacceptable. If he worked for me, he would have been terminated especially over the water damage issues. After moving in I submitted a warranty claim as the rear manual RV garage door only opens up 6ft; the 6 foot cinder block wall between our house and the neighbors wobbles and is ready to fall over; front door does not close properly; bathroom counter top has numerous scratches; and no caulk around the bathroom tub. Received a reply email saying they were backlogged but eventually the repairs would be made. Hopefully the wall does not fall over while we are waiting and injures one of our pets. Both my realtor and my inspector said Gilbert was rude and defensive when they asked him about items that were found wrong. I gave him the benefit of the doubt until he lied to me saying the items were fixed and they were not. Time for a new superintendent! ... Más
