Worst company I have ever dealt with. Regret ever buying a home from them.

There is so much to say but I am not going to waste my time typing it up as I know nothing will be done.

The sales stuff does not communicate timely and make preparing for walk through and closing very difficult and not a pleasant experience.

Richmond loan officer was very difficult to work with. Had to wait long periods of time to get responses. Total home purchasing took 3.5 months. Would have liked a definite answer. Was asked to get a separate appraisal then it wasn't accepted. Finally Richmond decided to share their appraisal after 3 months of back and forth on purchasing the home.

We love the home but the purchase process was difficult and tiring. Since the closing and move in we have had little to no response to our request to make promised repairs and modifications. Very very frustrating and disappointing

Was a horrible Experience.

My experience with Richmond American Homes has been very poor. When I first visited the sales office I was treated nicely and given a tour of some models. I was offered a special offering of 4.99% with 10k of closing costs and 2% of base, when I returned within 24 hours to decide on moving forward the offer was no longer valid (I wish I would've backed out then) They changed the offering to 5.5% with only 5k in closing covered. I accepted and we chose a lot, unfortunately there was a mess up on the construction and the lot we wanted didn't have the upgraded kitchen even though we had already been told it did. so another change we had to choose a new lot, which we did and verified it did in fact have the upgraded kitchen. As construction progess continued I hired a home inpector to assess the home pre-drywall. The inspector found many issue including roof issues, electrical, framing and many others (too many to list). Without repairing anything the builder slapped the drywall up and continued. There wasn't even an electrical outlet installed in my garage for the water softner. Due to my extensive knowledge in the construction industry I was able to continually pursue the builder in getting the more major items repaired. Unfortunately the process took months, the customer service was horrific and the builder had a very high employee turn over rate so I was passed around from one sales person to the next, the construction super was fired, one particular sales person (Mike) was passive aggressive and rude and would often be short with me. I had to have my realtor be involved to help me because the builder was treating me so poorly and not fixing anything. The closing was delayed causing us to have to move in July which is the hottest months in Az and may issues still remain on the home. The builder doesn't follow their own stages of construction properly and the contractors are not true craftsman by any means. I didn't even have weather stripping installed on my front door when we moved in. The whole street I live on has now had to be torn up because of an obvious builder screw up and they have exposed trenches at least 6 ft deep all the way down our residential street at every sewer connection, definitely an OSHA violation and a danger to the current residents. We were supposed to have our 30 day inspection last week on Friday 8/9/24 but of course the superintendent cancelled last minute and still hasn't followed up. I have cracked tiles, broken windows, missing screens, and lights that don't work. I would NEVER recommend buying a Richmond American Home as this is the third new home I've owned and it has been by far the worst home buying experience. ... Más

My overall experience with Richmond American Homes was awful. The process with their preferred lender was a headache with repeating step after step of the same thing and resending the same documents once already sent. I have had issues trying to make my first payment because they do not tell you where to go to pay it and I have finally figured it out on my own but then my monthly payment is incorrect from what is on my paperwork. My house closed 7 weeks ago and I have yet to get a bathroom door which has been promised multiple times. When we closed on the house, the house was not finished but they assured us it would be with in a week or two. They finished other items that needed to be done but that took 3 weeks before it even started. The builder is nice but seems too busy. The onsite sales rep Michael was great. Nothing negative about him. Overall the experience was a nightmare and they are quick to take your money but not complete what was promised. Excuses is all I have heard and after the amount of time I have waited they do not matter anymore. The home is beautiful but would be nice to have it completed. ... Más

Sales process good. However, the title company HORRIBLE. the house has a leak, they forced me to close with an uncompleted list of items that they have not fixed yet. It’s been a month and no one has contacted me.

This is the second new build we have purchased and this was by far an inferior experience. Richmond was not willing to work with us throughout the process and treated us like nothing more than a contract. We waited 6 months for this home and when we finally signed they refused to let us select structural upgrades due to other buyers dropping out, even though we had offered to put more money down and had sold our old home and were living in an an apartment. Ultimately we just wanted them to allow us to select an $8k structural upgrade for a sliding door and they said no. We were non-chalantly told that other buyers were putting sliding doors in after, so we thought we would do the same - fast forward and we are getting quotes of $35k-$40k for the same sliding door that Richmond refused to let us purchase and pay for. The building process was horrible as well, there were crazy lapses in communication, we never received our framing walkthrough or really any updates. The community went through multiple constructions managers and were extremely delayed in other phases, which trickled down to us. We were told one day before that our closing was delayed and would be pushed out. They installed the wrong microwave and refused to correct it. They provided us with $750 as compensation for the incorrect microwave, but this was not enough to cover the $2k it cost us to replace it. The finishes are sloppy and the items we had on our final walk through list have not been completed and we have been in the home for over a month. I would not recommend Richmond to anyone, not even my worst enemy - I cannot emphasize enough how much most (there were a few kind folks) of the staff here have absolutely no care for their customers. My mother is buying a condo with Taylor Morrison and I cannot describe how much different her experience has been. I have been joining her for her appointments and I’ve almost been in tears at the level of service and help they provide compared to Richmond. RUN away from this builder and do research on other communities in the area -THEY DO NOT CARE AND WILL NOT WORK WITH YOU. They only care about their bottom line and it was abundantly clear throughout the process. ... Más

the office staff sucks useless but the in field people made up for with great service / I think he name is Denny

There was no one present for walkthrough or closing. We were alone. We had a great sales associate initially but when she left , the experience became worse. We felt alone and w had to constantly follow up on the process. Items in the home are still not complete. I would not recommend Richmond to anyone.

Did not clean up mess on my floors and in the garage floor,

The entire process was difficult and slow. Building supervisor never had much info on what or when things would be complete. Asked questions and never got responses. Always had excuses for delays and issues. Would never take responsibility for issues.

I don't even know were to start with this....the agent you guys have was one of the worst agents I have encountered, the day I was going to check the home, Myra knew we were coming driving 1hr plus and she did not even have the correct keys, When we arrived there, she just said that she did not have the right keys. So we went for nothing after that. She said the closing was one month from when we submitted the purchase contract and it took mostly 3 months also, she sent all the documents to escrow 2 weeks after we signed all the paperwork. For the final walk through. I am an elderly and I had to go to a Doctor's appointment and she did not care about rescheduling the first walk through so we only have one. Moving on to the next thing, Mike for the Home Warranty, he was and has been excellent in his job. Not so much for Gary. We have not gotten any information from him about the repairs that are still due. We have moved in almost a month ago and nothing from him not even a text or a call. Mike also tried to do a three-way text message and he did not even reply to that once again, Mike from Richmond American has been excellent Gary.....not so much. Poor service and poor quality.

This was a terrible home buying experience. Terrible communication from Dan. Did walk through and most items were not completed at closing. Back yard landscape is extremely poor workmanship. No attention to detail in house. Dark cabinets and they install a white vent cover. No drawers in second bedroom. No place to put a towel bar. In master bathroom. The list goes on. . Hid the fact that we had a 12’ deep easement at the rear yard so back yard is much smaller than expected.

Make sure all sales incentives are reflected correctly prior to closing. Sales team is non-responsive even if matters are included and followed up on in writing with the lender, Gallery, escrow and Sales representatives. This is my second Home with Richmond American and this item has ruined the experience.

Awesome sales staff. Terrible build experience. Lots of promises and lip service from the superintendent. No one comes back after closing to address issues.

I loved the design of the house. However there was lot of things were not done before closing. They gave us bad walls, some walls they didn’t even finish painting, broken tiles with holes in the grout, bathroom tub has a big hole, light fixture broken, floodligh missing, roof was leaking when it start raining, the faucets are not properly sealed so the water drips down to the cabinet. Toilet paper dispenser they drilled a big nail. Big list. I bought the house I because I love the design. I know you guys take care of your customer, the supervisor David who build the house did a horrible job. I have to go through warranty to get things fixed. They forced us move when my wife was pregnant, I asked them if they can postponed the closing since the house is not done. They said NO. Very bad experience. But I am hopeful with the warranty. I don’t know if somebody going to actually read this message. But I am hopeful ... Más

Warranty after sales is complete is nonexistent . Closed on November 11 and still can not use the hot water in my bathroom or shave in my private space I am paying so much for. My worst house buying experience ever. !

Need to be transparent and honest with new buyers

Our Richmond Home experience was not good. We will not build with Richmond homes again, and would not recommend it to family and friends. If fact we would ask them to steer clear! We felt significant pressure to close the house at the end of the month, only to find out the following month had better incentives & that others got $20-30K more in incentives. We paid a lot premium $20K to have a mountain view. Was told there were tennis courts going in behind us. When we moved in the houses they started building houses behind us and our view is almost all lost. This was one of the main reasons we choose this community. The closing was an absolute disaster. Richmond provided us a date for closing. We flew down to close the house only to find out it was not ready. There was no communicate on this. Also our sales agent was gone at this time, we were passed along to three different people. Eventually we started working directly working with the project manager directly (not sure why this was our responsibility) and it kept getting pushed out with lack of communication. This resulted in complications with the title company and we ended up incurring over $3k in cost as a result. When the sales associate got back we asked to speak to manager multiple times. We've never heard back from anyone and was told the cases was closed. We've been in the house for 2 months and still have not had our 30 day inspection. ... Más
