From our first day seeing houses everything was very smooth. Super friendly staff at Richmond. Brandi the Richmond sales agent in our areas was extremely attentive and quick to respond to any and all questions. She was amazing! And even the loan officers all were very responsive and made everything as smooth and quick as possible. We were surprised at how good and smooth everything went. Even after closing our warranty agent Nicole has been on top of the little details being addressed with our home. She’s very knowledgeable and on top of it. We have bought several homes, even built a custom home, the home buying process with Richmond was likely the best experience we have had. The quality of the materials, the selections of the mechanicals, they just go above and beyond and are not a typical contractor trying to hit the “industry standard”. Our experience as first-time homebuyers with Richmond American Homes was exceptional from beginning to end. We initially visited Sage Park on a whim to explore the community and get a sense of the pricing and features of new homes, as we were moving from out of state in a month and wanted to determine the best place to live and raise our family. Dave at Sage Park was welcoming, professional, and genuinely supportive. He never pressured us into signing a contract just for the sake of it. After touring two homes under construction and the model home, we found the perfect fit. Dave then guided us through what to expect if we decided to make an offer and outlined the timelines for the next steps. That same day, we entered into a contract, started the loan process, and began the waiting period. Over the next 37 days, we worked closely with Dave, as well as the HomeAmerican Mortgage Team, who kept us informed every step of the way. On closing day, Dave welcomed us with a big smile and a heartfelt "Welcome Home" as we walked through the door. He handed us our keys along with our first housewarming gift, and we couldn't have been happier. My wife and I shared a laugh with Dave as we reflected on the whirlwind of the past 37 days—planning our out-of-state move, deciding where to live, choosing schools for our kids, and debating whether to rent or buy. The people I had a chance to work with, Peter in sales and Abby in Home Design, are what made the experience the best possible. Peter checked in on me and kept encouraging me when I lost my job and the contract. I felt like it was a buddy checking in and not a sales guy hoping to close a sale. I felt that way because that’s what it was. He still texts me and makes sure everything is good. I made a friend. Abby made sure that she knew what our budget was and let us know the best place to go lower and places to just not go lower and the best quality for the price in all areas. She was great at saying wish for want you want in certain areas and delete it later. I’m glad I took her advice about the plugs in the bathrooms. I’m mad I didn’t take her advice about the plug in the closet. She’s right, I did end up putting my home office there… Then, George the PM was great for the walkthroughs and called in warranties on day one when things could not be fixed by the time of the walkthrough. I thought it would be a smoke and mirrors trick and he would have us eventually do the warranty claims. Then the cabinet people called. A week later the carpet people called. True to his word. ... It would be most helpful if the salesman could provide a menu of all available options, along with the price of each option. It was difficult to find out which options were available, and how much they cost. We had to ask questions to discover what should’ve been transparent.

The home could have used another day of cleaning before taking possession. Finding more areas where walls and doorways are not square. Overall, satisfied with value.

We’re very happy in our new home and are pleased with the work put in to it. This was our first time building a home so we were learning along the way. Our biggest struggle was in the beginning. Our sales agent did not cash our check for the lot we wanted and was difficult to get answers from in a timely manor. About a week later, she responded by saying another couple had purchased that lot. We don’t understand how she wouldn’t have known that before we gave her a check for more then $20,000. We tried on another lot she advertised and wrote a new check. She came back to us later saying that lot was actually not up for sell yet so we had to find another lot… finally we landed on the one we own. I want to make it clear that they were apologetic and did not attempt to take advantage of the first checks we gave them. They were fair with our money. But it was very stressful not obtaining the lots we wanted, while also worrying about why checks weren’t being cashed. Once the house went under construction, we worked more directly with the builder and that was an overall better experience for us. There a few things in the home that aren’t perfect (squareness of drywall in some areas, etc) but for the most part the builder was willing to make the fixes we asked for before closing. ... Más

We feel that the motto was “ build a home For as inexpensive as we can. No way to hook up a water softener No way to make changes when the house hasn’t even been framed ( little changes even) Heating registers are at the bare minimum

During the lead up to signing the contract to build, there were often times that were a bit frustrating related to the pricing of the home and different decisions that Richmond made and changes during our lead up to signing. By the time we were ready to sign RA instituted a fee to be able to choose our own options. The alternative was to let Richmond pick our options. When we inquired about pricing for their high medium and low options for their spec homes they couldn’t give us prices. Additionally, they were going to pick all the structural options so we kind of fell between a rock and a hard place. When it came to being able to choose the home we wanted we had to pay a $25,000 premium to get to the point where we could do that. Ultimately once we signed the building process was relatively smooth. There was a hiccup in the design center where a flooring option that was not included in any pictures or discussions we had was included on the final contract and we did not catch it. Once the wrong floor was put in we brought it to the attention of RA. They were slow to respond and when they finally did their answer was to charge me $1200 and delay the closing. If they had handled this and responded earlier in the process we wouldn’t have had to delay closing. I felt like this is an opportunity for Richmond to realize that they played a part in this mistake too. They took no accountability and offered a solution too late. Ultimately, I’m happy with the product we received. I’m happy with the home that we have but the process to getting there was less than perfect and could be improved upon. ... Más

We are happy in our home now but the buying experience felt unhonest, we requested a home and radon inspection before closing and felt as we got excuses to avoid getting the inspection done that if any issues arises they would be covered after closing was completed, it’s been over a month and we haven’t received a call or text or any type of follow up for things that need to get fixed in the home after closing. Inspections was completed after closing and it felt as after. Losing all communication stopped in regards to getting our issues fixed we got the run around that we have to go through the warranty link and not them directly as well as radon levels were 38 in this home. ... Great value, Wendy and Braxton were great. The paint/drywall/trim contractors did a poor job.

do not trust them to finish after closing All kinds of promises about completing work paid for Paint job is awful and get no response from Builder on date they will fix all we egt is will have painter call with no response Also installed wrong mantel and hand rail and cannot get a ETA of replacement Do not close unless you are good with everything

I feel like I was misled when some of the things that I called out during my walk-through were promised to be fixed before I close after receiving my keys as well as living in the home for 75 days some of the issues that I called out during the walk-through are still issues. And after moving in and asking for items to be fixed, promise that they would come out the next couple days nobody ever showed up still currently working on getting these issues resolved as well as building supplies a lot of scrap material left in the garage which I had to take to the dump and pay to dispose myself From brackets to handrails to scrap wood all just left in the garage for me to take care of. I currently still have blue tape on my wall from my original walk-through of items that were supposed to be taken care of. They still haven’t been. ... Más

The Sales agent Mike was outstanding. The home buying process was a daister until Charles Baker wad involved. His steady and positive approach, helped me during my purchase. I commend him tremendously for his professionalism. Lastly, there is an issue with the oven that has never been used. It's been two months and it needs to be replaced.

We originally contracted for a home that didn't fit on the lot. After this fiasco, they increased the lot premium trying not to honor the lot premium under the original agreement. They call it a custom build to order home. But the reality is they restricted our choices in materials. They mandated a set of rules that essentially yielded a standard spec home at a custom price. Nothing was custom. We couldn't even pick a location for a TV outlet. Thank goodness we had a realtor that helped us when the builder wanted to break promises. The builder altered the plan decreasing our window sizes to suit their bottom line. I would never buy from Richmond again. ... Más
