Our home buying experience with Richmond American Homes leaves us with warm feelings toward this builder and its team at the Kokanee Estates community in Lake Stevens, WA. The seller realtor we worked with, the wonderful Lia, gave us all the time and attention we wanted and chased down answers to questions beyond those she already knew. We made several repeat visits to the home and Lia welcomed us in those visits. Lia worked well to make our contingency purchase happen. We are impressed with the quality of the build, and the finish of the details, of the home itself. We rave about the spacious ceilings and the one-story design that meets our desires. In a surprising turn, the builders made a shift in design just to accommodate a hope we had that was not in the plan for this particular house, a change they made at no cost to us. Love homes built with quality

Through several years of search, I chose the Boulder Heights by Richmond since it was the best value house with great price, floor plan, back yard, premium upgrades, modern interiors, 9 ft ceiling both floors, gourmet kitchen and more upgrade - all included. The best part was the rate promotion and closing cost support, which was very helpful for our purchase. Thanks to Richmond team with kind support and fast communications!

Responsive, great piece of customer care

Sales representatives, Chris, helps us a lot, and very responsible. Location is good and some of house design is good. The building workers are bad, quality of overall finishing is poor, finding a lot of small issues after move in . Warranty service is bad.

We really enjoyed working with Lia on the home purchase. She was responsive and very helpful. 3 weeks after moving in we discovered a leak from the roof that caused significant water damage and mold on one side of the house. After a week of inspection they began tearing up my brand new house, installing blowers and fans. This is still in process and expect it will last about another month before it will be put back together. Needless to say, we are not happy. When I asked about compensation for our significant inconvenience, Richmond responded with “We don’t do that”.

We moved in the new house about 45 days ago and I still have blue tapes everywhere and things that have not been fixed or done from the final walkthrough. Everyday I am discovering new things and the response takes a while to get things fixed here.

After the final walk thru we had 8 items to fix. No one came back to do the work. We had to fix the items ourselves.

This is a lovely home, and the buying process was easy. However, there were a number of items on the punch list that needed to be addressed, for example, a bowed wall, unfinished wood trim, a chipped granite counter, gouges around the front door, scratches in the tub, etc. Ultimately the builder was willing to address everything, but I had to push to get some of these things fixed, as if it really wasn’t their standard and they didn’t want to be bothered with it.

From the beginning to the end of the process of the build I wasn’t too happy on the quality of the house. The builder don’t see it as a big investment and brushed away your concerns. Everything on the house you expect to look new and flawless but it’s not. There’s some nail hanging out in front of exterior trimming. There’re some area that needed to caulk were missed. The location of drainage was too close to garage driveway every time I pull in always gotta worry about running it over. The appliance has some dents to it and they still installed it thinking we wouldn’t care. The list goes on. The builder is more focus on building the other houses that is not occupied rather than taking care the house that’s already occupied. Overall bad experience for me. ... Más

It's a very low-quality build. I would have rated Builder 0/10 if I could. After moving in, we found so many errors. The builder did not caulk many gaps between trims (cabinet crown mold, bedrooms top and bottom trims, bathrooms, all over the house); too many to list. Most door knobs were loose. Trims were cut unevenly. Messy paint job. Thinking buying a new one is wonderful, but this for us is a nightmare. Please build with a heart *Richmond American Homes Builder.

The sales person Lia was excellent to deal with. The construction manager was responsive 90% of the time of the time but still could not for full fill my request to fix the many issues. The limited features provided at this price point was extremely disappointing. The laundry is on the first floor away from all the bedroom, not practical or convenient. There are useless upper and lower cabinets in the Master bedroom. A terrible waste of space and functionality. No under cabinet lighting in the kitchen! At this price point you would expect that at a minimum!
