The people they hire to build your house do a terrible job, workmanship is horrible. Their models are built to detail and beautiful! Don’t expect your home will be built that way. Everything they give you has some sort of damage, from doors, door frames, floor molding, kitchen sinks, marble countertops, appliances,etc. Sprinklers they put in your yard are not properly done and they basically sit on top of your lawn. My advice run as fast as you can. Cause you’re going to have to spend thousands of dollars fixing stuff.

No liking the Warranty People ( they are so bad at their work) and material are so bad

The home buying experience with Richmond was not a walk-in-the park. We experienced a lot of miscommunications or lack of communication starting from their office agent, to their preferred lenders, to walk throughs, escrow and immediately after move-in. We constantly have to call, text or email and it takes days to receive an answer or a resolution to our concerns.

House has issues, but nothing that can't be fixed. Buying experience with house selling was horrible.

The loan officers suck at their jobs and don't understand what a non-profit business is, this caused a lot of issues when purchasing a home

We love the house we purchased and everything about it seems to be built extremely well. 30 days in, the afters sales support is extremely through and helpful as well. But that leaves the mortgage side. They have special breaks for you if you use their mortgage company, which we chose to do. I have extremely excellent credit and easily qualify for the house, but the mortgage company treated me like complete trash. The mortgage loan officer was absolutely horrendous and this was by far the worst purchase experience I've ever had. They wanted to rush the process for me, which is perfectly fine, but then then would be painfully slow on their end. They would say if I provide something, then we would be good. I would provide it and then 2 days later they would tell me that it was rejected and now the offer is worse. This went on for 3 weeks. Each time, the offer worse and worse. Eventually, they said that I could purchase the house as long as I don't live in it. What's the point of that? I got them to correct it, but then they still had that in the agreement in closing and didn't tell the signing agent, so I had to call and get that form thrown out. In the end, I ended up over $50,000 worse off than the offer at the beginning. They turned my very nice, bubbly wife into an extremely angry person. That's almost impossible to do. Then, to top it all off, the allow my contracted buyer's agent to renegotiate the deal with them, collecting 33% more commission than we had in writing. They also said that the builder would hardball us on price and there wasn't room for negotiation on the house. This breach is not something that I take lightly and will continue to pursue. They cost me more money than agreed to line a firms pocket that unlocked 9 doors for us in 2 afternoons. We then complained about the mortgage process to the agent, and he said, I'll investigate. Still waiting for an answer. If I would have know all of this, I never would purchase a home with them. I would be living at a different address. I would never recommend anyone purchase a home from them. Their homes are extremely nice, but I would leave them as a ghost town, filled with empty houses collecting dust and rotting back into the Earth. physically reviewed home on sep 6th 2024 was told by real estate folks it was move in ready so the sign said on the home site asked if the accessories would be what this home would be and was told it was move in ready no way would i ever had thought between the 6th and the twenty third all would be change it was the old bate an switch very disappointed to say the least very unprofessional and probably illegall. RAH however did change my paper work to match what i presently have which shame on me i never looked but did sign however why would i when i was told move in ready still feel bate an switch don't know how much RAH saved by changing out all the trim an accessories hope it was worth it but i think iwas a cheap thing to do and it stinks ... Sales person, not the one we were talking with,made fun of us as we walked out the door after spending a hour going over lot choices, model selection, and down payment. Sales man we worked with lied on several occasions . Financial department wanted us to submit a document that we and they knew was fraudulent at their request. Head of department later said we would have been approved for our loan had we submitted the fraudulent document.

I love the house. The experience of buying it from Richmond American was miserable and I will never buy from you again

overall experience was good especially betty and victoria but the loan officer she provided me such a stupid lady kim like she has bad attitude never reply to your calls emails and messages i don’t know why hire that kinda idiot people in their teams. if your loan officer is kim good luck to your guys. they need to fire her alteast then her attitude towards truckers little nice

Horrible experience with these people! Paperwork was constantly being emailed to us for things that had already been done and when we called about it we were told someone else was reviewing it and send it again and again and again!! As for quality of work. Non of my windows are level which makes purchasing window coverings a nightmare. They promise that if there’s problems that you find after move in we should let them know at the 1 month post inspection. That was six weeks ago and when you ask about it no one seems to have an answer as to when it will be done. As far as I’m concerned they’re done with you after they get your money. The HOA is another matter. They want you to get approval to put up a deck however it’s almost impossible to find out who or how to contact this HOA. We JUST got a bill from them with contact information! They also tell you that if you purchase before the ground breaking you can pick what you want in the house. Well no you don’t. This is in no way a custom home. You get your choice of three options only in the things they let you. Also we wanted to purchase our own appliances because their 3 options aren’t quality. We were not allowed and had to go with what they offered. The list goes on and on. Our closing date was changed 4 times which ended up costing us several more thousand dollars because we had to extend the rental lease we were in. I would not purchase a home from these people again. We did not use a realtor because we were told by these people one wasn’t needed and they would handle everything. DO NOT do this on your own! ... Más

Hi , thank you for building my dream house . However it would have been more cheerful if there was transparency in sales and mortgage team have handled professionally . My sales person ,All was good but I would have appreciated when I look at model houses would have told me what’s the basic model and upgrade model difference , how many lights I will be getting , am I getting 1 sink , extra cost for another sink approx . I came to know upgrades in gallery only . I have to buy solar panel and mortgage to have credits .i felt like there was no transparency. These little things was not transparent. My mortgage team Chris left my mortgage 4/5 weeks before closing date to let me know what’s interest rate I am getting . I was the person contacting Chris to give him ideas can I buy interest down? I clearly said in beginning to lock my interest rates but it wasn’t locked and was stated the other mortgage person left company in Dec. I was left crying ,mentally stress , exhausted at end of closing as I didn’t had enough time to shop around and my mortgage was not handled professionally and with best interest . I will never recommend this mortgage consultant to my friends or family . Jerry and Rigo were best people in your company who made me feel happy about my house and was involved in this process and shared every detail of my house . Ashley was great in gallery Aswell . And least when house owners get house keys , builder or sales give flowers /gift/ token of love / memory to homeowner like flowers . I was given Richmond bag with keys and congratulations . Our experience with Richmond American Homes has been a mixed bag. The response time for repairs is generally prompt, with issues being addressed within a week, which is commendable. However, our buying experience was marred by the incompetence and unhelpfulness of our sales representative. There were instances where my family felt discriminated against, which left a sour taste in our mouths. On the positive side, the home itself is indeed beautiful, located in a gated community comprised of around 31 homes. This sense of exclusivity fosters a community spirit among homeowners, encouraging pride in our properties and a neighborly watchfulness. The construction materials used vary from high-grade to moderate-grade, offering a mix of quality in the build. One notable downside is the disparity between the model home and the actual purchased property. While the model home's backyard is fully developed, many homeowners find themselves with bare dirt outside. Additionally, a major issue we encountered was with the screen/sliding door, which was difficult to open and close due to poor tracks, dirt buildup, and malfunctioning parts. Overall, we would rate my Richmond American home a 3 out of 5. There are definite positives to living in this community, but improvements are needed in terms of customer service, build quality consistency, and attention to detail in the finishing touches. ... Overall, this was a messy process especially for first time home buyers. The amount of documentation we needed to provide and explained at times seemed very excessive. Just wasn't a smooth or exciting experience. We ended up getting through it and in the end we love the home we bought, but the process overall was not pleasant and at times we felt like quitting. That said, there are people who we interacted with especially after the process who really stand out and made landing in the new home a great experience. The customer service we've received post service has been incredible and top notch. Tom is an amazing human. Thank you! ... Más

The worst ($%#=/%) underwriter and lender I've ever delt with. Documents lost misplaced or possibly intentionally hidden from the broker. The broker was the only helpful one in the process. If this is your lending institution, you should be ashamed! Worst experience in my life!!

Our experience after closing was extremely disappointing. We did not receive the builder-provided appliances until 11 days after our closing date, and the final appliance did not arrive until 27 days after closing. As a result, we had to spend additional money eating out because we couldn’t properly use our kitchen, and we also had to pay to do our laundry away from our new home. What makes this even more frustrating is that the company makes it very clear that buyers are responsible for paying $318 for every day a closing is delayed. However, when the delay is caused by the company and it prevents homeowners from fully using their new home, they refuse to reimburse the reasonable out-of-pocket expenses their delay created. We expected much better customer service and accountability. If the company expects customers to bear the financial consequences of delays, it should also accept responsibility when its own delays cause customers to incur additional expenses. The sales team was quick to make promises and tell us what we wanted to hear during the buying process, but the experience changed dramatically after closing. Getting follow-up on warranty and repair items has been extremely frustrating. Communication is poor, responses are delayed or nonexistent, and it often takes multiple attempts just to get an update. Scheduling repairs has been equally disappointing. Trades have shown up at our home without any prior notification, while other scheduled appointments resulted in no-shows with no communication. On several occasions, we rearranged our schedules only to have contractors fail to appear. For such a significant investment, I expected much better customer service, communication, and accountability. The reason I am writing this letter is for the falling reason: is to let you know that I wasn’t in agreement to pay the extra amount of money ( $5200) I was charged for delaying the closing, pushing the walk and also to refuse to sing that I was blamed for. I have all the text and emails from rager Martin from Home American mortgage corporation and also Myrna Leano Scrow officer . I was submitting everything both asked for it which was quite many requests and I signed the day after I was approved for my loan. My question to the builder is would he give me the house key before my loan was approved, I don’t think so. So where was my delay, it would not matter how soon I did the house walk I was not approved for my loan . I have all messages and emails. We all should have ethics and procedures to run business like this and deal with people . ... Más

Chris was only Richmond employee who we could count on and he even gave us faulty warranty information Richmond pushed for closing in two weeks and didn’t have the house issuesready at closing until three weeks after, causing numerous 5 hr one way drives for us to let workers in to fix things we were told would be fixed before closing.

Very disappointed in the workmanship and quality of the home. I have a dual zone HVAC system and now am running 2 humidifiers because my house was registering 60% humidity. Their answer? it’s just MD! Called their technician and they said we need a whole house humidifier! Are you serious? We were less than 30 days in and now saddled with an expense for a house that is under warranty. No deadbolt on the garage door and I had a huge boot print on the door. They did not even paint the door even after I asked about. Basically they give you a new car with a dent in it and refuse to lower the price. The mortgage loan process was a disaster and we have a great credit but only the loan officer will communicate with you. Even the closing process I had to sign an Affadavit after we had closed regarding The MD First time home buyer credit that was mentioned up front. Not a great experience and extremely disappointed. The house has some nice features but the drywall work is horrible and does not match the price point but does match the current market. If I had more time I would have purchased a resale. The best benefit is the below market interest rate of 4.99%. I am very disappointed in Richmond and this is the worsts purchase experience we have had and this is a 180 degree difference from the last new home we built. Richmond’s stance is what the will not do and a very inflexible. Typically, anything you ask for the answer is no. We had to reach out to district management to recoup a tree credit of 2,500 because they did not know their own rules regarding the Transfer taxes being paid by them and at the last minute they attempted to use the credit they provided towards the transfer taxes. I was able to get them to plant 4 trees that we are still waiting for but we do have it in writing. Currently we are dealing with our 30 day inspection and will see how that goes. Unimpressed! ... MY EXPERIENCE WAS TERRIBLE FROM THE BEGINNING TO THE END THEY TREATED ME IN THE WORST WAY IT WAS MY WORST NIGHTMARE I HAD NEVER BEEN THROUGH SOMETHING LIKE THIS MY CHILDREN ARE READY TO BUY A HOUSE AND I WOULD NOT RECOMMEND THEM TO BUY WITH RICHMOND AMERICA HOMES STACY TREATED ME VERY BADLY I DON'T KNOW HOW SHE CAN WORK WITH PEOPLE SHE IS A RACIST.

I have never felt so undervalued as a customer. We sought out this home in March of last year before construction had even started and attempted to make the whole process as easy as possible. We were flexible with all date changes and issues that came up, and throughout the entire time, we never felt like we were a priority. It was extremely disheartening as a military family who had to move across the country for our dream home to face many hurdles and issues in this home-buying process, along with the extreme rudeness and lack of help by the closing director (Amy) who seemed like we were nothing but a problem and inconvenience. It was disappointing to feel so undervalued during this whole home-buying experience. With closing dates getting pushed by months, no assistance or consideration was given to me or my family to help deal with these changes. We were forced to shell THOUSANDS of dollars and live in a hotel for almost a month, while Richmond Homes refused to help or offer any concessions simply because " we are not inclined to offer concessions due to closing date changes." Our family suffered while Richmond Homes made their money off of us. The only redeeming quality of this experience was our construction project manager, Nick.
