Not a good experience.

Unfortunately for us our experience with Richmond Homes has been bad from the beginning. From the lending process to moving in and finding over 40 to do items in our home that still 30+ days after move in are still not being addressed. Everyone has dropped the ball and seems not to care at all. I would not recommend this builder because they do not care about the workmanship of their homes.

Extremely disappointed with the lack of communication, transparency and quality of work throughout pre/post home buying. Still waiting for several issues to get fixed that funny enough were identified by the super intendent. They are taking there sweet time and there is no sense of urgency. I understand many homes has several issues and I'm not the only one but that's where communication comes into place. Definitely feel like if I don't frequently stay in touch nothing will be done. Going on 2 months now trying to fix things prior to close. May need to file some ROC complaints.

My case went from first lot flooded and they did not tell me anything at all when I noticed i had to request a lot change they have very bad communication for the closing the house has a lot of details to be fixed thru warranty request and still yet had not contact me after the superintendent told me he would take care of it he later backup and ask for a warranty request lack of compromise just wont recommend them at all really let them be your last option

The quality of my new richmond america home is very disappointing. There were many, many issues during my initial walk thru before closing. Some major as the oven would not work without tripping the breaker. Since I would not sign off`on the home as is, the scheduled a final walk through 7 days later and said all issues would be taken care of. On my final walk through, only have of the items were fixed. I signed off only because I already gave my notice to move out but in reality I was wishing I wasn't in contract on this home. Since move in, there have been various issues found. Every time I wash clothes it trips the breaker, my flooring guy said all of the stairs were different sizes, there were many dings and dents in the walls, the cabinet wood tones were 2 different colors, a hump in the wall, etc etc. The quality of these homes is very poor. I don’t even know where to begin. Let’s sum it up to the superintendent Mike being incredibly insulting and aggressive to his boss Javier not responding to issues in a timely manner to the other superintendent Gab never returning any text or phone calls for now going on 3 weeks. There’s lots of Builders out there and I would HIGHLY recommend purchasing a home from any other builder!

The Estrada Del Oro II site home builder contractors are terrible. the cart was always before the horse. The studs are crooked and uneven. the floor has lumps and squeaks everywhere do to water damage. The wall are all wavy and it looks like a roller coaster. over 1 inch out of flatness. The roof is full of cracked tiles and construction debris. the cheapest material are installed. lower grade than Home depot lowest quality. The baseboards are put down before the tile so all the edges of the tile have cracked grout showing. The toliets and fixtures install are all trash. The kitchen cabinets are worst than a old water heater shed material. Richmond American Homes refuse to fix anything, these house are worst built than KB homes. The sale folks and finance company are thief's and scammers. The entire Richmond American homes staff have lied to me from day one. promises from sale people that are never keep. There rude as hell... Buying from Richmond American Homes has been one of the biggest mistakes of our lives. I would never recommend this builder. Untrustworthy

Definitely not the experience i wanted to have on my first purchase. No built correctly so many details left out, they rush to built this community they dont care if its good or bad. Terrible experience not purchasing a richmond again. After a month still waiting for things to get fix from blue tape walk. Terrible, terrible!

The buying experience was awful. It took them 15 months to complete our home. we were the first to sign a contract in the neighborhood and Richmond American decided to deliver our home over 9-12 months after other homes were delivered. They totally took advantage of us because we were out of state buyer. I was moving back to my home state after serving in the Navy for 25 plus years and they way Richmond American treated me was shameful. There were months at a time that I did not hear from an agent because there agent turnover was so high. In the 15 months we had about 5 different agents, during some months we had to call the Nashville office just to get no updates on the building process. Then suddenly …because we were ignored…they wanted to close we get an email settlement letter without heads up, then all kind of people are calling us for closing. The house quality is okay at best. I mostly bought it for the floor plan. I was not able to participate in the initial walk through because I had COVID 7/2024, submitted Dr. note and was told I still had to be there, so the missing for months agent and construction supervisor inspected their own work and called it good. I was able to get out of my sick bed to do the final inspection and was pretty much powerless to anything I found…it will be handled by the warranty company. It was a bad experience, no follow up and lies about what was considered upgrades or not. So if you are prepared for lies, being ignored after signing a contract, go and buy a Richmond American home in Hazel Green Alabama. ... Más

We had the worse experience

Very Poor experience. They have yet to fix the issues with the home. They give an excuse for everything and push back on fixing items that need to be repaired or replaced. Very poor workmanship. Sliding door is broken, basement floor and carpet are poorly installed, plumbing, foundational issues etc. Buyer Beware!

Would not recommend to anyone

- Sales agent cancelled our contract and falsely stated it was agreed upon by purchaser/seller. - We were provided 3 different start dates of construction in 6-month timeframe. Earnest was placed on July of '23. Build did not start until February of '24. - Our several requests for change in sales agent was ignored. - We've had to file a police report on their sales agent for harassment. - Sales agent stated our selected options were all in order. Builder denies they were informed of the change order, and will not rectify the issue even though proofs were provided as requested. Thus, causing us a major loss in our appliances that was purchased based on the Home Change Order. -Breach of contact. -Interior build was sloppily put together, yet, the superintendent advised he QA's everything. Interior feels like it was put together by subpar tradesmen. Tape lines present, visible mudding/taping between sheets, uneven paint, missed paint, uneven texturing throughout, hallway has a half inch drop in entry height. - Multiple windows shows damage to the framing, i.e. dents, and gouges. - Home Inspector advised of deficiencies in inspection report. While the superintendent stated he repaired it all, it was a blatant false statement. -Flooring was called out as being uneven during our walkthrough. Superintendent stated they are allowed a tolerance. This is true, however, per ROC, it should not be visible, or noticeable. It is clearly visible. - Can't take more than a 4–5-minute shower as the water will not stay hot. -Garage door was improperly installed. Superintendent advised he fixed it, but the tracks are making considerable noise when in operation. -Brand new dish washer was never functional; superintendent stated that he ran one cycle. GE appliance repair technician confirmed unit never worked. -Customer service is lacking. Builder will not commit to providing repair time lines, or acknowledgement of issues. Superintendent, instead will try to justify workmanship or advise their trades won’t correct the issue. -HVAC system did not work for two days, coincidently during our home inspection and 1st walkthrough, after it was noted, the drywall had water saturation from a broken window left unsealed for several days during the monsoon season. Builder would not provide reason for defective unit, or what was repaired. Rooms have uneven air flow while home inspector noted the HVAC ducts were the worst dented ones he's ever seen. I cannot use an air filter higher than a Merv 8 (most basic for home use) before the ducts start making loud noises. We require a higher Merv air filter due to my partners respiratory issues from his time in service. This HVAC issue was mentioned to the builder, and no response. - We wasted our time identifying issues in our walk through as they were not repaired. We were advised that the superintendent corrected majority of the issues before closing, but the issues remain. - Due to the mishaps with Richmond American Homes, my partner and I both have seek professional mental health. The entire process has injured our mental , physical, and wellbeing. -Initial loan officer did not request needed documentation to process our loan after we received our pre approval. Financing advised that it was the purchaser who did not provide requested documentation. Even the new sales agent attempted to say it was the purchaser who did not respond to financing inquiry. It was always the purchaser who had to reach out to the finance department to see if they needed any documentation. -The only positive experience we had was our direct communication with the Finance Regional Manger after our issues. She was the only person at MDCH that provided updates in a timely manner. ... Más

By far this has been the worse experience ever. The entire loan process was ridiculous and overkill, the house was filthy dirty when i received it, my fridge is missing a filter, my garbage disposal wasnt working and i had to pay out of pocket to fix it. I had beer bottles left in my backyards and still had some tape left from the marked areas that needed fixing. Very dissatisfied and the only reason that I finished the pricess waa because of my situation I was in. Beautiful homes but that’s all.

If I had it to do over I’d never buy a house from them. Do yourself a favor and run as fast as you can in the other direction.

Suzanne is exceptional; she consistently answers all questions and offers any assistance possible, significantly enhancing the experience. My first walk-through went smoothly, and we addressed all issues. However, my second walk-through was disappointing. I drove two hours only to find that the issues hadn't been resolved. After living here for a month and two weeks, I'm still missing a screen door and there are several areas with yellow paint that need repainting. Half of the electrical outlets are not functioning. Despite reporting these issues on the service app from day one, I haven't received any follow-up calls. It's disheartening to use all your savings to purchase a home and find it not meeting standards. ... Más

We had, and still have, bad experience with the superintendent and assistant superintendent when it comes to 30-day inspection repairs. They are non-responsive most of the time. Quality of the actual home is subpar compared to other builders we’ve used in the past.

Was not given second garage remote, garage was not pressure washed, house was dirty. Someone was supposed to reach out to get this scheduled and I have not heard from anyone.

Carrie was great to work with. Tim the foreman was absolutely horrible. Several months of delays, we kept getting lied to about the how much longer. Tim knows what stage they were at but kept making it sound like not much longer. Then when we had the walkthrough Tim just kept saying "well that's the way it is". We had a massive water leak upstairs within two weeks of moving in on an issue both our inspector and us brought up to Tim. Our flooring downstairs is not level due to the subfloor. Our walls/trim were horribly painted. Grass the the front yard is very patchy and mostly dead because Richmond American didn't pay the water bill for like 5 days on a very hot week. Many of the contractors that have come out since closing have been unprofessional and work very slowly. It been a crappy buying experience and would not use Richmond American again. Told I could have fence when buying and when I followed procedure through HOA was told fences are not allowed. Covenant 6.15 on page 15 says fences are allowed. My well being and quality of life are diminished and I am sorry I bought here. The 60k I put down could have gone to more suitable place for my family. I am violated here and every time I walk by the model homes with the fence around them, I relive the violation.

My experience is very long and has many moving parts that to date are still not wrapped up. This is/was a horrible experience. So as briefly as I can try to summarize, we were lied too by sales, by construction, and flat out blown off by the customer experience person I reached out too as well as someone named Debbie that was named along the way as someone who was supposed to be helping us, we’ve been brushed off and passed around from just about everyone I’ve spoken too minus Paul in finance. The only way I can get any straight answers is if I am constantly trying to contact a new person who rarely responds but send my message to the original person. I’ve been told my issues will be escalated and they were once. Then passed back down the line. I’ve done my best to be open minded during this experience because I know that we are not the only ones who not only have had a problem but because I understand that things happen, but that understanding has become just me fighting to be priority at some level. I’d love to begin to enjoy my home and move forward. There are just so many unfinished or new items that need attention that aren’t being taken care of. The sales person told us several things that we would have in our current spec home. Only to find out that none of these things were included and we weren't able to change anything. She quit 3 days after we signed and her replacement pleaded ignorance. I will state the obvious: buyer beware.

We purchased our home with good faith hoping to own a quality home unfortunately not only the quality was not satisfactory, but we were forced to purchase the damaged furniture, and now we have noticed the mattresses are not supposed to be sold and they are illegal for sale purposes, and they may result in injury or DEATH. we notified Richmond American Homes, but they are not willing to take the responsibility. DO NOT BUY FROM RICHMOND AMERICAN HOMES

After moving into our new Richmond American home, there were a multitude of problems uncovered. We submitted one warranty request for each issue as instructed. There were 15 requests created, and over one month later only 1 request has been addressed. We emailed the sales office, no response. We purchased solar for the home, over one month later solar is still not activated. There was an issue with the county and the property address, at one point there were 4 different mailing addresses for the same property (only 1 being the actual address). A brand-new home and we have had a breaker trip when doing the laundry. Would not recommend Richmond American to anyone. ... Más
