My move in date was changed first "by mistake". Then a second time was changed 10 minutes before end of day, the day before with no notice provided to me. When I finally did move in there was no walk through and several items were not finished, to include; issues with both showers no range installed, and several leaks. Since then superintendents have been rude, cussed at me, and been generally non responsive.

It was a nightmare ,very bad no good terrible experience.

The houses are slapped together as fast as possible with multiple serious errors. Much talk, but little action is expended in resolving the issues. I DARE Richmond American to contact me. They won't.

Decided to buy a ready to move in house that wasn’t ready; Sales rep quit halfway into the buying process; The maker’s lender was extremely incompetent and did not communicate much of anything to me; had to resubmit multiple documents multiple times; lending agent stopped communicating the last few weeks before my expected close date; new lending agent was clueless about the process and had me resubmit documents that were already on file; everything was disorganized and hectic and the process was extremely frustrating…when we moved in, the home had numerous issues to deal with that took forever to get fixed; the home’s workmanship and quality was poor…I should’ve done more research on the builder and area; the same model home was sold for way less just a few weeks prior…buyer beware ... During our build there was turnover in some key positions which led to delays, poor communication, and ultimately a disappointing final product. The unnecessary delays led to additional storage and alternative living expenses that added up. The poor communication led to a lack of accountability during the building process, and this became evident when the final product was made available. At closing, the house was incomplete and lacked the level of pride and craftsmanship one would expect for a home in this price range. From large, egregious errors (Example: exhaust vent fan falling out of the ceiling), to a lack of detail with simple tasks (Example: door handles and electric outlets crooked throughout) we have been frustrated and disappointed with the entire Richmond American home buying experience. My husband and I bought our first home in March and just to sum up our experience I’ll write a small review for now. from the beginning our experience was less than favorable, our sales agent did not know how to handle any questions we had. Our home also did not come with blinds, fans, and bonus we got a broken front window that had been there since October and we moved in March 25th. Overall I can’t recommend this builder, in-spite of our repeated efforts to connect with the sales agent manager and work with someone else we were not assisted. It was a pretty irritating experience buying a new build from Richmond

Everything about this experience has been bad. When we initially signed the paperwork we purchased sight-unseen. We liked the area and the floor plan so we ignored all of the terrible reviews of the builder online. Well, the bad reviews are well-deserved. We were initially told the home would be completed in January. We closed in March. I understand delays, of course, so I can forgive two months, considering weather delays this was not bad, in my opinion. What I find to be a real issue is that we hired a third party inspector and it was impossible for him to inspect the whole house. Things were not even close to finished. This was one week before closing. And, after asking multiple times if we were sure we would be able to close on time it wasn't until less than 24 hours before we were supposed to close that we received a TEXT MESSAGE from the super's assistant to tell us we would not be closing the next day. We finally got the certificate of occupancy and closed late, but nothing that was on our punch list from the walk-through was completed. And we found multiple other issues in the days that followed, with no response from anyone. About 3 weeks after moving in we asked when someone would call us to schedule the 30 day walkthrough. We did get a response, but no one actually showed up. It wasn't until we went to corporate that we finally got the name of the boss to call to get scheduled. We've now confirmed the 30 day walkthrough where we hope to go through our laundry list of items that were not completed before close. We will see if anyone shows up this time. Given the fact that we haven't found a single neighbor in the whole neighborhood that has had their issues resolved I do not have high hopes. And after all of this, not a single apology or offer to fix anything. Instead, it's excuse after excuse as to why things aren't done (if you can get ahold of anyone, that is). In my opinion, this neighborhood needs to stop expansion until the houses that have already sold are completed. Overall purchasing from Richmond was a horrible decision and has been a nightmare. This was not my first time purchasing a house and I thought I was going a home with good company but the communication was horrible, fixing things were horrible and the staff were extremely rude.

Would not buy a Richmond American Home again. Grew up in a family with construction background so very familiar with quality and to rate quality would be a 0. The house was complete disaster and unclean upon receiving Keys. Everything we had asked for was denied. Even during walk thru and something as simple as door bell not working and comment made was "I wouldn't want one anyways, who wants to hear a door bell?" well needless to say, I believe there is a simple reason for having a door bell. LOL...anyhow absolute nightmare and they are very pushy to get you to close escrow without them on there end having everything completed. There contract is completely in favor of Richmond Homes with NO protection at all for the buyer. Anyhow in a nut shell we bought a Brand NEW FIXER UPPER from top to bottom. I was promised $10k towards closing costs if I signed by a certain date and if I used the preferred lender another $9k. Fine print of contract said all of nothing. Sales agent made a promise and did not keep it. Still have warranty issues, blue tape items not finished and no front yard landscaping after a month of living in the home with no timeline on when it will be completed.

If you enjoy being overpromised, undelivered, completely ignored and overall frustrated for over 6 months straight to only find yourself living in an unfinished, overpriced, cheaply built home… then you’ll LOVE Richmond American Homes. I cannot say enough terrible things about this company, and they have managed to make an experience that should be one of the most exciting and happy experiences for you and your family into a dumpster fire.

The sales agent is excellent, but unfortunately, the home is poorly built with numerous issues. Moreover, I discovered that the construction of the home did not adhere to building department codes. During the walkthrough, they may attempt to deceive you to cover their mistakes. So when the issue happens, they will not be responsible. I will be filing to the contractor board

My overall experience with Richmond American Homes was a very disappointing process. I've had various issues with repairs and currently still need some touch up work done after being moved into my home for over a month. I was constantly told to input claims and after doing so multiple times on the same issues I would never get a response. I've had to be the one to make phone calls and get numbers to higher ups to make sure things would get done. I felt like I was doing the jobs of others and it was ultimately a huge inconvenience. I also had zero communication with my sales agent. When I originally signed on the home I was given a promotion that all my appliances would be given to me and upon moving in I was told my appliances were never processed by my sales agent. When I would ask questions about the details of my home she would put it on the job of someone else and could never provide me with answers to basic questions. Although I love the overall look and style of my home, the lack of communication and response to issues have caused more frustration than than joy and I feel overall displeased with the whole process. Moses, Tyler, Matthew are all horrible and very unprofessional. Richmond American Homes will lie to you and do anything to get your business and once they have it, they treat you very horribly and unprofessionally. I will be telling all friends and family to stay away from Richmond American Homes.

Poor house quality from floor to ceiling. We were assured of the 1st 30-day warranty to fix chips, cracks, paints, etc but nobody answered us after multiple email, calls and text messages. Very unprofessional people!! Never again with this builder!

Hi Team I am getting too bad experience and build quality and workmanship , Even what we found in final orientation check list not fulfil so far , we followed up many times , no response , still items are pending activates from last orientation I have raised the warranty requests regarding floor defects , doors repair and windows glass replacement , no response still .Even if we asking sales office , they are always telling we do not know , even they did not give the information whom to escalate . From last orientation , They said last presser wash pending we will do it before we move ,but they did not do anything , so disgusting , the floor is completely ,messy . ... Más

This is my fourth time buying a home, and it has easily been the most difficult, stressful, and complicated experience I have ever gone through. From dealing with the lender at closing to finally getting the keys, nothing has gone smoothly. I could have handled some bumps in the road, but this has been absolutely unbearable. Now, I am struggling to get warranty issues addressed. Before this, I had only heard positive things about Richmond Homes, but my experience has been far from what I was expecting. I truly regret choosing to purchase from Richmond.

This review is being written jointly by husband & wife but this form only allows for one name. As requested, it is being written as to what we would want a new home owner to know. Don't expect cohesive customer service from any team member from sales thru completion of build. Note: when you do punch list, add a note indicating other things may be discovered after moving in (i.e. plumbers failed to connect dishwasher hose/drain hose up causing flooding of cabinetry under kitchen counter; carpet installers failed to put carpet strips over tacks underneath carpet at entrance ways to tiled floors (for example after moving in, when going barefoot from bedrooms, other rooms as well, to tiled floors such as bathrooms/shower, you get a pin prick in the bottoms of your feet! ) They did not put the tape strips down to cover the tacks. This was not discoverable until actually moving in the home. There should be a before and two weeks after move-in punch list to be fair to the buyer since some things cannot be discovered until you actually begin utilizing the property. This is only a fair process! During the sales process, the agent stood over us while filling out her survey, the whole time requesting an excellent review which is intimidating to the buyer, you do not feel comfortable telling the truth for fear of further retalliation. I was originally told $50,000 was sufficient for the down payment but ended up with three disclosures and out of pocket $68,000 instead of $50,000. The final disclosure of which was finally provided the evening before the actual close on Dec. 25, 2023 reflected this large increase. This is a large jump in the down-payment for a senior retired couple! Numerous cracks in the concrete (patio and garage) were listed as a major concern on our punch list. We hired Shark coating, at our own expense, to conceal these cracks on patio since the Superintendent ignored our request to fix these. He said this was common but he would attempt to fill and smooth over the cracks. We could not afford to do both the patio and the garage we chose the patio since it was the more obvious. The Superintendent just simply did nothing to remedy the cracks. I (Darwin) was a project manager, before retiring, for a large medical facility in downtown Jacksonville, Fl. Based on my experience in the construction industry, I believe the numerous cracks were caused by an improper mix of the concrete poured in the foundation. We listed this as a major concern in our punch list and we believe it only fair that Richmond American Homes reimburse us for the Coating (with sealant) we put over the patio to cover the cracks. Claudia has pictures of the cracks in both the garage and the patio. The grout in the tile throughout tiled areas is sub-standard, we have to continually clean the dry powder from the various counters of the tiled areas. It appears this compound was not mixed properly. On several occasions I have asked the site Superintendent to clean the extensive builder type sand from the street at the edge of our driveway to no avail. Each time it rains, the sand sticks to the tires of our car and is transported into our garage. We have to sweep this out not to mention it is an eye-sore. He stated he had a street sweeper and would get him to remove this. This request continues to be ignored. The AC unit was originally moved because it was in the wrong place. However, the AC Company put it directly at the corner of our home, instead of moving it down away from the Master bedroom window. Upon moving in and spending the first night in our home, we discovered the AC noise coming directly into our Master bedroom. We reported this immediately to the Superintendent but he told us the AC company had already had to move it once because they put it in the wrong place to begin with and they were not going to move it again and the builder was certainly not going to pay to move it again. Well, whose fault is this? Certainly not ours. He told us he had all kinds extra supplies and he would drop some off and we could build a noise reduction wall around it. Several weeks went by but when we asked about the supplies he offered, he said he had none left & that they were all gone. So, we are having to deal with the noise! We wish we could write a ""great" review as you are suggesting but this is not possible. We are basically stuck with inadequate planning and poor workmanship. We are shocked at the poor workmanship and persistency at which we have had to push to make things happen. This is not what we expected in our metallic age ( silver in our hair, gold in our teeth and led in our pants)!. Many of the smaller issues were resolved in a reasonable time span. However, the bigger issues put a damper on the overall purchase from the Richmond American Homes builder. We reported the flood issue concerning the failure of the dishwasher being properly connected to the Warranty Representative. He came out as soon as we realized we could not get the superintendent to get to the root of cause of the dishwasher not working working (moved in Dec. 23, 2023 - NO dish washer until March 2024). He finally got this oversight corrected. We asked him to document this event. The reason we did this, while the cabinets look okay today, over time, flooding can cause warping of plywood and we are concerned this could happen at some point and we expect to hold the builder responsible for this! We are looking forward to receiving a positive response/outcome to this review from TrustBuilder team and or Richmond American Homes, Jacksonville. Between a 2 month delay, showing up to a scheduled walk thru 3 times to a home that was clearly not ready for a walk thru, the superintendent not providing a completion date but instead saying "any day now", not communicating with utility company to understand what is pending, the home left sitting with minimal progress for 4 weeks while they wait for a meter, not fixing/completing any repairs leaving it all for us to submit claims AFTER moving in, 2 months after move in only completing 1 repair, & continuous lack of response from superintendent and customer service; what was supposed to be an exciting time in our life to purchase a brand new home (in California at that so we know it's not cheap) turned out (& continues to be) a drawn out tremendously stressful experience for us. Due to continued delays & lack of communication from contractors, I was placed in a position of possibly being evicted & sued, & accruing thousands of dollars in additional expenses as I waited for Richmond to complete our home. We sadly have no positive feedback as we are still dealing with trying to get repairs fixed in what was supposed to be a brand new home. I purchased my first home in Dec 2023. There were pending things to get fixed at the last walkthrough; however, as of today's date, we continue waiting for the builder to complete this. No one has contacted me to follow up but only after me reaching out. It has been a very disappointing experience. We bought this home with a lot of time and effort. Staff responsiveness and attention to this matter has been very poor.
