The home buying experience was overall good, but felt rushed before closing due to our agent being moved to another project a few weeks before closing. We were not able to work on a few changes and we were told it was not allowed. Our agent was excellent to work with but pulled off for another project before our close. In addition, the sub contractors that need to fix problems after the 1 month walk through are not very reliable, especially with window replacements, and other documented areas of the house.

Stucco not cured properly on sunny side of house. Lots of cracking in the finish. Integral dark color finish installed. Where patches have been made, the color varies and photographs issues. Color missing in some locations. Stone veneer is sloped. Drywall nail heads are visible with some heads popping through. Tape joints are exposed. Cornerbead flanges are visible. 1/2" wide tiles installed from a 12x24 tile. Instead of recutting a larger tile to fit the space, a sliver was cut to make up the incorrectly cut tile. Our experience between purchasing the house and figure out the rest was intense meaning Club House Members - HOA (3 different identities) it will be nice to know at the closing. Regarding where to go to set-up Internet ?? we didn't know is "HOA" this wasn't done and we're waiting 3 weeks for internet before calling the white globe people " very nice guys"

Field manager was outstanding! Plumber utilized was average at best! It is deceiving to see a model home nicely decorated and not having same or similar options when building a new house( very disappointing no alternatives were available). Very pretty house and development!

The trades should adopt the saying “Do it right the first time”

Communication with the Shea Rep, field manager and warranty manager was very good. The Adobe systems were not transparent during the options/design decisions. For example, they didn't say that there were 3 places installed for the alarm keypad. Instead they waited until I was doing the set up after close to tell me that there was an extra charge per extra keypad. I found out through a friend it was wired for extra keypads. Dimmers on some low voltage lights under the counter but not under the bathroom toe kick. Not until I asked after closing did I get that. It is hard enough to move into a new house without having constant workmen coming and going. I opted for a light on the back of my house but that didn't include the fixture. Really? Couldhave said that. I had to buy it online and pay an electrician to install it. More prompts from the design center saying "do you want this?" Can't think of everything in those 2.5 days of design options. Two months after closing I'm still dealing with contractors. The sloppiness of the painters getting specks of paint on the tile wverywhere could have been avoided if they used a drop cloth. Now I have to mark all the spots and have them remove them. It should be a requirement "enforced" to wear booties to avoid concrete footprints on the tile. No one paid attention to the signs on the doors. Cleaning in preparation for my move in could have been better especially the glue on the tub, shower door and the windows. I was never asked where I wanted my dining room fixture so I had to pay an electrician to move and center it along with a can that was in the wrong place. I was never asked if I wanted a 20 amp in my garage. Again had to hire an electrician to put that in and pay for drywall repair on that and the light fixture positioning. Glue on the granite should have been cleaned off when installed. Being a detail person makes it hard to miss or ignore all of this. Overall I am very happy with my experience with Shea. Nothings perfect but the added stress would have been nice to avoid after closing. I really love all my options and my home is beautiful. ... Más

Overall the experience was a very good one. Due to the pandemic, it has been hard to get repairs done in a timely fashion but my Trilogy team has been responsive to other smaller issues. I do appreciate the coordination between Trilogy and the HOA.

Great floor plans. Great pre and post sales. Building felt rushed. Could’ve used more quality contractors with less mistakes.

We have few issues that have been solved professionally snd timely. Crystal wax very responsive

Despite a 7 month delay of moving in due to “municipalities,” the home is very beautiful and just what we expected. Management is friendly and responsive for the most part. There is a lot going on while construction is happening. We enjoyed meeting workers and networking to install this or that in our home. In case we have any problems in the future, we know who we can call.

Overall a good experience. Warranty issues and communication could improve.

Kirstie kept us informed during the building process of the delays we were incurring. We have been in the house two months and expected some snags in the new house. The response to correcting these snags has been mediocre in the sense of timeliness, the initiative on the part of the builder, and the accuracy of the corrective action. For example, a 220 Volt outlet was ordered in one specific part of the house. An additional outlet was actually wired to 220 V unbeknownst to us. We ruined several appliances in the troubleshooting process not to mention a potentially hazardous situation. The staff has been helpful but I can only assume they are overloaded with work to be done/corrected. Thermostat was also somehow miswired causing it to NOT shut off the Air Conditioner. It was apparent that finishing touches were rushed to make the 30 Sept closing deadline (delayed from original 30 April closing) to include no water softener installed yet, poorly finished landscaping of the yard, missing door hardware, and some smaller items. Still awaiting several snags to be fixed, corrected, replaced, or rectified after what has seemed a reasonable amount of time. ... Más

The home took a little more time to be built than expected. They did not have framers for 3 months. Shea mortgage did not contact us 90 days out as promised. I had to call them. Brandon was very professional and helpful and continues to be when ever I have questions. Overall, satisfied with product after being in 2 months.

Quality is good, walk-through before the move in did not address key electrical issues, such as misplacement of outlets in certain areas of the house and refusing to correct after move-in. Wrong wiring in the bedrooms (lights flickering when ceiling fan is on). Upper kitchen cabinets are very shallow. Overall we are satisfied with these exceptions.

Generally good production build experience. Would have liked more flexibility with options and finishing, such as built-in cabinetry and shelving in the great room and study, or requiring the Shea pre-defined basement finish floor plan to get 10' foundation walls.

Nice house. Good quality but could be better. Builder very rigid with their dates and times for required meetings. Correcting issues after the sale has been a slow process.

Finding The Grove and going through the process of application and hopeful anticipation on being able to purchase a home was both exciting and stressful. The Shea representatives could not have been more helpful as we set out on our journey. We were encouraged to visit as the build of our home started and we did that......coming out every week to see how the house was progressing. We watched it go from an empty plot of dirt - to a foundation and more. We met the crew foremen, who through the entire process were as professional and nice as anyone you could ever meet. When we had questions, they took the time to answer them. As the build progressed and we began to meet others already moved in, we started to hear of the issues we would need to look out for first. Ants for one. Understandably, the entire complex created upheaval in the ant community. We knew we would have to attack them. We heard, as the process to build picked up speed, that with the pandemic waning and supply chain issues relaxing, that the time frame on our home being completed would be sped up. This was exciting news and we embraced it in our planning. We met the Shea Customer Service rep as a final walk thru still bubbling with excitement. We moved in. We attacked the ants and after a long, several week battle we put them at bay. We started to hear stories from others just moved in about issues with their build. Some were very concerning and even a danger to health and safety. We started to find things that needed fixing in our house as well. At first we wrote it off as being much like a new car, small things need to be tweaked or fixed. Being under warranty made it easier to accept the problems. But as we lived here from a few days to a few weeks the list of issues grew. Many texts and emails to Customer Service resolved some of the issues. Some were handled quickly, some ignored (so it seemed). Some still not resolved. When we hear of other owner's issues - we feel lucky because ours in some cases cannot compare to the degree of others. The issue many of us as homeowners have come to believe is that the builder fast tracked too quickly. Crews were (and are) being pushed to get the homes completed and closed. The quality control checks to see if everything works......if everything has been done correctly, FAILED. Many of our "punch-list" issues would have and could have been found and corrected before we moved in.....if the builder had taken more time and utilized quality check resources to do so. As such, the after purchase Customer Service Department and the HOA are slammed with questions - problems and complaints. Economically this is foolish. The amount of money the builder spent to put us here is compounded by the frequent re-visits and repairs that simply should have been done right the first time. Do we regret our purchase and our move? Absolutely not. Would we recommend Shea Homes? Probably. Others including family members of ours have lived in other Shea communities without the initial move-in repair issues many of us have encountered. Do we expect all our issues to be resolved? Absolutely. Does it taint even a bit on the move here? Yes, a little bit. But we are being patient and assuming (and hopeful) that our list of issues will be resolved and no further issues will arise. It will be...it can be...a beautiful community full of very nice people. Everyone seems to have the same issues and it is a topic of discussion whenever people meet. But everyone is hopeful the learning curve will subside and we can live for years to come in a wonderful community. ... Más

Landscaping in front yard not great

There was a change in warranty specialist which caused the issues to be delayed. Hopefully Shea Homes takes care of this transition process so the home owner is not affected.

We had an overall good experience. Our sales person Riva was terrific at keeping us update and sending us photos along the building process as we were out of the area. The house was clean when we arrived to move in. We did run in to issues with sun contractors not showing up to make small adjustments and repairs, that has been frustrating. I will be happy when all the little stuff is done and they don’t need to come back in the house anymore

I have been living in the Cay since March. During this period of time, I have scheduled for three major repairs: the laundry room leaking, kitchen hood no ventilation, the AC unit leaking. All three problems were caused by workmanship not material itself. The worst experience is noise level from construction. Shea Home could have done better if considering strategically new phase construction impact to customers who are living in the closed phases. Workers started work at 7 am with loud machinery noise and unbearable dust. Very disturbing!
