The material used are really poor. There are baseboard cracks that are already appearing and lot of other things.

The sales center was awesome, got the lot on the lake and the very expensive upgrades, however the thoroughness in detail to a pristine home build missed the mark with the construction workers not paying attention to detail. The pandemic brought in poor quality workers and flawed workmanship. Quite a few things were incomplete and I did not have that WOW moment when moving in. Deep cleaning wasnt done, the home was dusty, tile and flooring did not look brand new, electrical glitches still happening with the breaker, missing under cabinet lightening, missing sprinkler heads, HomePro is useless still waiting on a couple of work tickets to be scheduled for service. Aesthetics and first impressions are everything. I needed to have that WOW moment of my forever dream home and I did not. Still waiting on Shea to circle back on service recovery. ... Más

The home is great. But but you really want to make Trilogy exceptional add more amenities. Restaurants, pools (only a 4lane 4ft deep pool), activities. A community of 1,500 homes in a small town needs to be inclusive. Without the Amenities needed you will never meet your potential. It can't be all about more homes. It has to be about Lifestyle. The clientele you deal with has many options and the ability to afford it.

The home itself is gorgeous with many upgrades in the standard package. Very spacious with huge kitchens . But the sales and communication staff lack any effort or desire for their jobs. They are unhelpful and do not inform you of community events.

I believe June 2021 was whEn we succeeded in obtaining the rights to Lot 8. Anticipating completion and move-in by year’s end, we sold our old home September 29, asking the Buyer to rent-back to us for up to 3 months. Then we got hit with “infrastructure snags” and move-in was delayed til May 2022. My monthly rent on the old home was $4,000/mo X 8 mos. That’s going to sting for some time to come.

Shea are amazing - they build a beautiful home and their staff are fantastic. However the landscape company are awful, the pool company are the worst at customer service and the ‘smart home’ and alarm company are impossible to deal with and do incredibly shoddy work.

Didn’t get my keys until moving day through no fault of my own. That was very inconvenient and stressful. I am not keen on how we’re denied having an inspection of the electrical and the roof, which is normally standard. Other than that, it was fine.

The overall homebuying experience was long and a little convoluted, which may have been in part due to the development being new and things still being worked out. An example is that I was told that I would have a backyard sprinkler station installed for me to use while looking at the model homes, but then told after I started the buying process that it was not part of the offering. I was also not too impressed with the Shea Mortgage folks and the amount of paperwork I had to continually update and resubmit, seemed very duplicative and time consuming. For a track home, the quality is pretty good, The most disappointing was the cracks in my garage cement, which I get will happen as the house ages, but it hasnt been that long. I pointed it out during the delivery and was told that the cracks were within tolerance and did not have to be fixed. The rest of the issues overall have been minor, with some electrical switches and fans not working properly. I do get the impression that they do want to fix things and make sure all is working properly, which helps with the trustworthiness and responsiveness scores. Everything is great. Except the HOA.

I love my house but was disappointed at the rush for me to sign papers when I was away in Turkey. I notified Shea that I would be in Turkey and would sign when I return if everything was ready at that time. I was assured that was ok. I find out after I had to sign, while in Turkey at 2:30am, a few nights in a row, that upon my return my house price went down $100,000 and an incentive greater than I was given was now offered. Not pleased with that transpiring.

From the initial visit at Dunes the sales office did a great job reviewing the lots and the purchase process. Our experience with Shea mortgage was very disappointing, the agent had no clues to look into our credit and assets . I would not recommend working with the mortgage company. Once we got our loan approval from another agent, the home buying became fun, the design center agent was very helpful to select options , the walk through was absolutely incredible, very thorough, and educational .

Shea has a reputation for high quality homes, but our experience was different. Their vendors did a poor job on quality control across the board from cabinets to painting to cleanliness. They have been good about getting things fixed and repaired, but the experience has been disappointing.

Our sales associate was knowledgeable, helpful, and responsive! I was disappointed that we received no communication welcoming us or congratulation us after we closed. The project manager and warranty contact have been great! They have both been responsive and helpful. We are looking forward to enjoying our new home for many years!

This is a quality builder. Good sales person.

Did not enjoy the design center. The attitude of the designer made me think twice about any extras. Hence, I did the minimum. My son and I walked out shaking our heads.

Shea has built us a great home, the individuals we worked with were wonderful. Buyer beware tho, will Shea sell out the community to another developer like they did ours? I wanted Trilogy and Shea, but our community was sold to Forestar and DR Horton. We did not understand what that would encompass. I love our home, just would be happier if it was still a Shea community.

They used a lot of extra material for the model home that I bought which I really did not like there was not any option to change any of it. Which I thought was not fair if I am paying $80000 Above the actual price due to upgrades I should have been able to make some changes They way I like it not to pay that much extra because someone else decided for me. The garage opening is super small. I wish they could make some changes to that every in and out of the garage is a challenge. And finally the loan department is not customer friendly at all. Hmthe finish work is poor.

It took way too long to build my house, but the times controlled this issue. The workers worked hard and were friendly when encountered. I still have a missing cabinet door in my kitchen and missing fascia in my master bath, 2 months after occupying my home. No idea when they will be corrected.

Love our home! Really do. From the base plans to the structural options, all are very well thought out. Zero quality issues. If you find fault - then it's an indication that you should have had a custom builder and the price that goes along with it. The only complaint we had was the multiple - and unclear - points of contact. We never really knew who could answer what when. Sales person basically drops off at contract signing. But then, with some options / changes, you need to go back to the sales person. Most selection are with a contract design firm. We never had a clear pricing list of the upgrades. e.g. arrived at AZ Tile to pick out our kitchen counter tops all to realize from AZ Tile there was an approved Shea list. Who knew!? Everyone seemed to have an assistant - so you'd get an email out of the blue stating 'sign this'. Why? Who are you? Full quarterly HOA fees were never fully explained - I will say in writing because I have zero record of it. Again - LOVE the end result. Just be ready to be very attentive along the way . . . and ask over and over again "what should I expect next?" "What should I do next?". ... Más

Nancy was very helpful. She showed us homes that met our needs. She answered any and all questions she could. If she wasn’t able to answer the phone when I called, she called back in a timely manner.

Shea seems more committed to the building process and following established protocol vs. delighting the customer when a problem surfaces or a simple request is made.

Beautiful layout and floor plan

Ongoing construction around me is difficult. The construction fence pushing people to walk thru my yard and smashing my plants is distressing. The loud music is annoying. Better design would include a solar tube in the dark master bath, counter garbage disposal button instead of under sink and thin grout lines (instead of 1/2inch white) in the floor. No real designer would put wide white grout in the floor.
