Unfortunately, Shea has outsourced so much of the building process that problems occur. Dishwashers that are not properly hooked up, crawl spaces with mold, paid for insulation is not added and basic amenities are smaller and smaller. Wander over to an older unit and showers are 6x4. Come to a new model and they are 6x3. This is not you get what you pay for. Not giving name as I am dealing with structural and mold problems in a four month old home.

sales person was helpful and was knowledgeable but after deposit paid she wasnt much help addressing my concerns. There were several delays with the build and communication about completion was minimal. there are still some items that havent been fixed or completed in my house. I felt frustrating during most of the process

Good people , nice sales staff, , I just got an easy problem ( the technician of the AC company forgot to contact a little part that make the AC drain water in the roof and drywalls . But the shea warranty is good .

The sales team were great construction manager kept us informed warranty team slow at times to respond to problems a bit of advice if you want to add on options be sure to have them written down verbal contacts not honored

Steve, the build manager was very open, and generally built a solid quality house....responsive to questions, but obviously has no control over timing/delivery of materials. Several (minor) quality fit/finish items could have been improved. Not sure he controls the sub-contractors, but has a clear eye on a quality build. The warranty team/process is horrible...after 5 months, still waiting for (identified at 30 day review) a hinge screw, door close adjust, front door threshold gap repair. Have re-scheduled most repair items at least once, and have lost count of how many 8-12 mornings we've wasted, waiting for someone that never showed.... Working with the fourth 'warranty analyst', so my observation is that Shea cannot keep people, and needs a review of sub-contractors. ... Más

plumbing continued...then smart home should be an option,..not an expensive experiment forced upon your buyers. In addition, SST is giving Shea a black eye. The techs are incompetent, make things worse, must be continually called back for the same issues. Techs from Spectrum have fixed the problems that SST white glove created. Except for the area around the clubhouse the common area landscape is pathetic, most of it poorly planned and selected and even dying. Overall several levels below what we have seen in other Shea projects such as Trilogy in Nipomo.

After we moved into our home we found a few issues. Shae was very slow to respond to the issues. When they finally did, during our 30 day follow-up, all we got was a lot of excuses and "well we can ask if they can fix this". A huge issue, that has yet to even be looked at, is our door leading from the house to the garage. This door is a fire door and on a windy day you can hear the wind howling through the huge gap in the bottom of the door. We are still waiting for someone to come look at it two months later... Question everything. Many things are not as pictured. Shea constantly substitutes vendors, often not for the better. They tend to blame the vendors for reasons the substitution is inferior but when you talk to the vendor it is a different story. This project is almost complete and Shea wants to be gone. It shows in having a finished house and the amount of time I spend waiting for repairs. Not much pride in their product at this point in the development. Everyone says in the beginning it was much better and Shea made sure things were done right. Two months later I still can not use my master shower. It will be repaired in another 3 weeks ... Más

I have heard great about Shea homes, but in my case many things were missing when I get the keys and until I remind them there is something is missing, they are not ordering it. It’s really painful to find each and everything. It’s been 2 months, still there are many items are in back order and there is no ETA. Moreover the issues in the home are not yet addressed. I am really disappointed.

I will not recommend anyone to use this builder!

Punchlist items from pre-closing meetings still not fixed after 3 months in the house. Electrical issues, painting issues, security equipment issues. LOTS of fit and finish issues. Wouldn't recommend.

They are great until they get your money!! Follow up on repairs and service are unfortunately less then satisfying.

Due to builder negligence, we experienced a flood in our home the day before we were scheduled to move in. Your Project Manager did a great job getting the various subs out to repair all the damage. I sent a letter asking to be reimbursed for the cost of our mortgage during the time we had no use of the home (15 days) in addition to the other out of pocket costs of rent and electricity. Shea paid the 2 expenses, but offered no reason why they would not consider the mortgage cost. A simple letter with a reason would have been nice in addition to perhaps recognizing all the stress and worry we went through looking at our first brand new home being torn up and rebuilt. Overall build quality not at a level I would expect for a company known for building great homes. Understand COVID impacted availability of workers, but with that in mind, greater quality control measures could have been in place during the build so that you didn't have to come back after the build to make corrections. We are still working with the project manager who has addressed our issues as they have been presented to him. I wonder if reviews are even read by management. ... Más

Shea's focus seems to be "on getting the house closed" and less on customer" after sales service."eg two Monogram appliances installed by Shea have required repeat service calls organized by the owner; service calls are usually made by less experienced employees (faulty HVAC needed three visits to get level expertise needed. However, Field Rep selected by Shea has been helpful, polite and supportive.Punch list completion slow and requires new owners to spend a lot of time on appointments which are often not long enough to get work done ("will have to come back.")......punch list crew seem to be rushing from appt to appt. ... We have chosen this home mainly for community and proximity to our parents. Unfortunately the quality of workmanship and material was way below what we expected for such a high price!

Expect less than full candor from Shea, reluctance to address for builder to correct reported issues, certain paired windows that do not match in size, haphazard interior work with wall surfaces, and incomplete resolution of all reported issues at one month walkthrough. Many issues were missed by time of closing by the builder at the first walkthrough. We expected much better and now have to endure two years of ugly construction behind our home and also occasional blasting that will continue for awhile, both of which we were not told about by Shea Homes.

Builder uses subcontractors and coordination between trades is poor or non existent. Sometimes things are put together without any thought being given to function. So for example a video doorbell is installed where the pointed at a wall rather than the entryway. A towel holder is installed such that any hanging towel blocks the electric outlet a few inches underneath. How does one plug in a hairdryer with a wet towel draped over the outlet. The front lawn is graded wrong and the manhole cover for the City drains are covered- solution? Unknown workmen come in, dig to uncover and expose the manhole cover and leave a pile of dirt on the lawn and an open hole that is a now is a potential hazard. The best part is this is done without any information being shared with the homeowner. Not even a knock on the door. Warranty service is very spotty. Messages left and e-mails go unanswered. It is just too bad as the home itself is beautiful. ... Más

I used the in home lender. Dealing with the processor and Lon officer was great. I would absolutely recommend them. Dealing with the supervisor and that group was also good. They were friendly and communicated with me. But once I got the house everything went down hill from there. The counter top, which we also paid and upgrade charge. Where the slabs meet and when they put either sealer or a glue they never cleaned it off and dust collects there and you can feel it when you’re cleaning the counter top. The quality of the finish of the home is horrible. So when you pay to upgrade something in your home your expect at minimum great quality not perfect because we are all human. But when you bring up the issues and the response you get is, we only fix issues you can see from 3 feet away and you paid a significant upgrade charge, that doesn’t fly in my eyes, we paid this for our cabinets. They have paint missing, there’s a lot of runs from the paint. There’s complete sections of the cabinets that were not sanded. There’s many places where the paint is flashing and due to them not being painted correctly. The cabinet doors next to the stove hit the stove when you open it. I mean just horrible. The side of the doors weren’t sanded which we also paid an upgrade charge. The side of the doors have long cracks going down by where the door latches on to close. They at least agreed to fix that but not to sand them when I first brought it up which to me sanding and painting is part of the process. The paint job was done by Someone who was lazy to a T. The metal on the window have paint when they should of been covered. The outlet cover plates have paint in them. Where the toilet paper goes have paint chips when they rolled the walls they weren’t covered. The cinder block wall in my back yard was done incorrectly. It’s just a privacy wall and it should be a retaining wall. Not only that the footing was done incorrectly. My yard has a hill going up against the wall and my yard looks bad. I had to essentially argue with them as to why the wall is not done right. My house is the only like that I can see my neighbors house from my window and theirs are great. There’s more but those are the major ones. A lot of the issues here are from workers just being sooooo lazy and just plain out not caring about the quality of their work. This is my first house and for it to be a new build and have this major issue is a horrible experience. If this house had been built years ago I would understand all these issues but not on a new build. ... Más

Ensure you check everything works cause they don’t seem to do that QA. For a brand new home at this price, we found things not working or broken items and gas leak in water heater closet that PG&E needed to come for and told us they don’t know why the builders just didn’t tighten. Some issues we had to go back and forth on with other vendors only to find out the builder needed to come check as they didn’t wire. We are waiting on some issues still to be fixed. Elevator didn’t work the one day within a month if moving in. Definitely wouldn’t have expected this many issues with a new home. Floor material used is really really bad and not durable at all!!! Gets scratched and damaged VERY easily. We were told garages would fit big cars but it is very very tight and tough to get in and out if your car in the garage. Also no ramp to drive car into garage as entrance has a bump so you have to get yourself own ramps. Garage unfinished which we knew but would have been nice to have completed. Also garbage bins have to be stored and pulled in and out every week from the tight spaced garage. Definitely the garage space is the biggest inconvenience with how it was planned. We were told our building was the last only to see new construction of the same type condos right now, thus could have opted for other floors and plans had they been honest and not felt like we had to rush cause they were selling out. ... Builder is slow to respond to issues. Lack of transparency with items that they will not be able to complete and/or deliver by the time the house is delivered to home buyer. Poor coordination and communication with Shea staff as well as with trades. Lack of accountability for trades that don’t do their job well or staff that don’t follow through.

Thought Shea Homes was a good builder. Not so much on my home. Too many things wrong with it. I expected better from Shea Homes.

Many minor defects in finish. Feels like builder moving so fast the quality is suffering.

I know its hot market and you are trying to build fast. But the decrease in quality is showing. I have a family member who bough with shea a few years ago and the quality difference is night and day. The workmanship has dropped. Change your subs or have a talk with them.

Multiple issues from cabinets will not close due to not being adjusted. Frontdoor hardware will not work properly ,thank goodness for the garage or we be locked out or unable to lock when leaving. Two screws fell out of it first day. Still waiting. Counter top for island has 3 major circle flaws in it still waiting. Light fixture falls out of ceiling they came pushed it in ,that night fell out again n just hangs there we have 10ft ceiling so can't just hop up there. Think you get the point,oh in December when choosing our package and it HAD to be done that week I asked for a different color garbage switch which they offered. It is 1st week of August and finally they call its here. Counter dude came took the Third set of pictures of Counter still not resolved. He thinks they will pull Counter n try to buff. It won't work,in the mean.time where is my advocate from Shea , no where. First week run microwave n blows a fuse, panel had to be replaced (one switch) but new house had to wait a week.
