Disappointment Evaluation – Shea Homes - Trilogy Delivery While I was very pleased with the professionalism and support of the sales and design team — both made the planning and selection process enjoyable and well-organized — the overall home delivery experience from Shea Homes was disappointing. The delivery process lacked the level of care and attention to detail expected from a company serving a 55+ community. Communication was limited, timelines were inconsistent, and follow-through was minimal. The home was not as clean or complete upon delivery as I would have liked, leaving several small details unresolved. In addition, the front yard and side yard retaining wall issues continue to be a disappointment, both in appearance and execution. These areas detract from the overall presentation of our home and should have been addressed prior to delivery. Ensuring quality and readiness should not fall on new homeowners to discover and correct after move-in. I hope Shea Homes reviews its final inspection and delivery procedures to align with the excellent service provided by the sales and design teams. I have had 3 water leaks in my apartment before I even moved in. I had work going on in my apartment for the first 30 days after I received the keys and was not compensated for anything. Very poor management. Would not recommend them again.

I purchased approx 10 plus residential homes, and Sheahome delivered the poorest house quality I have ever purchased. I think I requested 5-6 warranty services within one month.

First off, my mother passed away in January and yet this is still addressed in her name. Shea needs to check their records before they start sending out communications asking for opinions. The process to buy the home was unclear in regards to how interior design choices cost extra. During the process I felt that this was hidden and is unethical. Working with the sales team was stressful and information wasn't shared transparently as one would expect. There was definitely a delay in closing on the home due to Shea wanting to hit a number this calendar year because the house was ready by October/November which caused significant issues on our end for planning. The inside of the home is very nice, and I'm happy with it; however, and it's a BIG ONE. When I walk to my back yard, my neighbors and I can see 100% of everyone's yard. There is zero privacy. They could have raised the fence or at least told me because had I known, I would not have purchased this condo.

We had a Shea home built in a 55+ community. It was not a good experience. The quality of the materials used and workmanship was poor. The walls are not straight, the floors creak, the options for finishes are the lowest quality possible with awful color choices, and you have no control over any of it. There was one person who was responsive to questions in a timely manner, but most were not. You are just a number. They are only in it to make money not for the customer service or overall quality of the home.

The post sale representative doesn't do his best job to inspect and verify if the issues have resolved. The manner is subpar and I don't feel respected as a shea home owner.

I have bought more than one Shea homes due to there quality and customer service and decided to buy this one too from Shea homes. Man what a big mistake, the sale person specially Cathy was just a pain. She made us feel so low from day one and more of a pain during closing. I couldn't understand why she makes stories and screams on you to get her point. I am never ever going to buy anymore homes from Shea just for that reason.

This has not been a good experience. Have been in house over 3 months and still dealing with necessary repairs and there seems to be no sense of urgency. My main concern is that the wood floors have never looked good and this was a very expensive upgrade. They were evidently never cleaned properly and there’s always been kind of a cloudiness and still has some adhesive smears here and there. The Shea warranty dept has made several attempts to take care of them but hasn’t been successful. I contacted Shaw, the manufacturer of this flooring and they emailed me detailed instructions on how to clean floors after completion of construction. They said if it ‘s done properly the floor should look like it just came out of the box but if not, they described it as a post construction haze. I’ll forward these instructions to Shea Warranty Dept. Until the floor is right I don’t want to put down new rugs, get new furniture, etc because it will all have to be moved out again to do whatever is necessary to make these floors look like they should. Hopefully one day soon everything will be taken care of and I’ll be enthused again over this pretty little house, but not yet. ... Más

Home was delivered with a lot of visual imperfections (chips, dings, dents, etc) and things that were not fixed depsite notating them in the pre-close walk through. The superintendent called "Shorty" is incredibly rude and incompetent and less than helpful.

The only outstanding part to our experience was the project superintendent (Will Lewis). He did a great job.

We've had several issues which the builder has been very slow to respond. Communication channels no longer exist. One month issues still unresolved more than 6 weeks later. No communication on when. HELP please...

Disapppointed with the finishes on the house, seems very rough and ready. Since moving in, we’ve seen quite a lot of imperfections that overall just feel like the house was very rushed and little care was put into it.

We know people that have bought in other Shea communities - Washington, southern California and Arizona. Build quality and process is night and day over Shea Trilogy Valor. The build quality has fallen short in most major categories, both interior and exterior. We were advocates of Shea Homes prior to buying into Valor. The only bright and shining stars in the home buying process are the warranty specialist and the representative of the homeowner's association! Very attentive, efficient and knowledgeable. Thank you.

To sum this up: the field people are terrible at quality control! Going back and forth 3-5 times for the same issue is poor management.

Thus far we are mostly enjoying our new home. However, the punch list and warranty process is terrible. They push you to close on your home but it is only 90% complete. There are many small details that are not complete and the fine details are of poor quality. Floor creaks, paint issues, exterior issues, door issues etc. They try to get things taken care of but just can't seem to get them resolved. They need to at least double if not triple the number of people they have for their construction punch list and warranty issues. We were only allowed in our home on Sunday's to inspect as the work was going on. They need to allow homeowners to visit daily if they wish to point out and correct issues before it is too late. ... Pros 1.The Hyde floor plan in Luxe at Canyons is great and the main reason we bought the house. Cons in order of priority 1. Final Walkthrough and Handover : We are pretty disappointed with this process. Firstly the house lacked a professional deep cleaning and there was still a lot of dust and dirt from construction. Second about 90% issues we found in final walkthrough were not fixed before closing and these were not handed over to the warranty rep. We pretty much had to do this all over again with warranty rep at 1st month and many of these are still not fixed. Finally I am left chasing individual contractors (through Shea) to schedule, inspect their work and ensure I get all the issues fixed. We expected much more from the handover rep and warranty rep. 2. Quality of Materials and Work: We are extremely disappointed in the quality of work and appliances for the price we paid for the house. Within our first month we had a roof leak and the vent stopped working the first time we used it. The quality of hardwood floors seems sub-par even though we picked the upgraded Elite package. It has a lot of dents and wear off from just a month of normal use. Also very disappointing to learn these are not covered by first year warranty. The list of medium/smaller issues goes on as we discover something new everyday day. Additionally the appliances are not covered by Shea and I was left to call the manufacturer multiple times to get a part shipped, tech come out etc when the appliance stopped working. 3. Design Choices and Value for Money: The design packages are not very buyer friendly and the way these are combined did not make a lot of sense e.g floor and counters are part of the same package. Offering a design plan that is more customizable where we can pick and choose different packages for each room will help customers since most other builders offer that. Also disappointed that Shea is the only builder in Canyons that doesn’t landscape front yard for buyers. 4. Specific to Luxe : Luxe is supposedly the higher end of Shea collection in Canyons. But the lots in Luxe are sub-par to other lower end collections such as Gallery. Also some friends who are in Gallery and other Shea collections seem to have better experiences with warrant etc. We would expect the opposite where Luxe has superior service since our house and lot premiums are much higher. ... Shea sales proudly proclaims their commitment to quality since 1800s. But that's where it stops. Three months after closing, dozens of items still aren't fixed, including some requested to be fixed prior to closing during the final walkthrough. Service appointments are often cancelled at the last minute (or just a no-shows). Those that do show up often don't actually fix what they were there to fix (but still close the tickets). Extremely poor workmanship throughout the house - pretty much every single wall and ceiling have dents, bumps, and mismatched/uneven paint. Just some of the bigger, still outstanding issues include a roof leak, a light that has been drywalled over, dirty windows (palm prints on the outside as well as paint splashes on outside and inside), uneven window frames (to the point that window coverings cannot be installed), leaky water filter, landscaping that collects water against the outside wall instead of draining it away, sporadic whole community water shutoffs as early as 7am on pretty much weekly basis. ... Not re-typing the entire review, but suffice it to say that the experience from beginning to end was sub par at best. Several options misrepresented in sales process, poor trade quality (framing, electrical, drywall and paint, etc.), inability to meet timeline and over priced for what was delivered. Submitted very detailed feedback with examples and recommendations for improvement with no response.

We have several safety issues that Shea doesn’t appear to care about We went over these issues with our warranty specialist a month ago We no longer get responses from any representatives We have major gaps in our $17k sliders that rattlesnakes and scorpions can easily access We now have spider infestation due to this unresolved issue Furthermore we have uneven tiles that we have tripped over multiple times These are just two major issues whereas there are many more that Shea has ignored The quality of the home is not near the exaggeration we were given by the sales office Worst customer service possible for such an enormous company ... Once the contract was signed there were a variety of changes to the home. Selected home design was changed on 4 different occasions with a lack of communication in changes and product and product availability. Once closed a variety of trade issues have occurred.

I would say if I knew what our frustrations would be ahead of time we would of bought an existing home at Trilogy Lake Norman.

I don't know what I was expecting but the craftmanship and quality of the materials is pretty poor. If I had to do it over again I probably wouldn't go with a new build. I basically paid a premium for the community, not the house.

several aspects of the construction as subpar. It seems that a lot of inexperienced sub-contractors used. For example, most doors/frames in my house were not plumbed and leveled properly so they do not close with an even reveal. There is not attention to detail. The subcontractor who installed the kitchen cabinets did a horrible job as the cabinets are not leveled correctly and the crown molding is not even.

Poor quality work on things like paint, cabinets, doors, flooring. In general workers don't seem to care and things are done poorly. Very poor communication from the construction team, and after closing we have long list of issues that we have no communication about, and have not gotten addressed.
