The designer who did the electric switch and plug layout needs to go back to school I find switches behind doors when open you have to close door turn on or off the switch ..outlets are far too few like zero on the kitchen island and 2 over the kitchen counter you must be joking 2 outlets a grand total of 4 places to plug anything in for a modern kitchen

When we purchased our home there were damaged sections of drywall. This was brought to the builders attention and they “repaired” it. Once the first rain storm arrived after moving in it was apparent why there was damage in the first place. The large windows leak to the interior of the home. This has been reported to be warranty repairs as brand new windows should not be leaking. A window repairman with the warranty company came out and told us it wasn’t the window, but instead the improperly installed flashing above the window. He left shortly after. Next the drywall repairman came, cut the mildewing sections of drywall out, tore out soggy insulation, and left by supervisors order because repairing the drywall without fixing the windows first would just repeat the problem. You get very basic house with very bare minimum quality and features. Internal layout and not-so-practical design shows inexperience of designers. Sales associates won't even tell you about the house, probably they know nothing to tell. If you are first time homebuyer, you will have lot of surprises.

There were delays for several months. The quality of paint, texture was very bad. Even Lennar home inspector was surprised on the bad quality. We still see some texture patches falling.

Overall, the quality of workmanship left a lot to be desired. We were very disappointed in the quality and are still having to have things repaired that should’ve been fixed in the initial walk through.

As much as we loved the neighborhood and floor plan, quality is 0 compared to other houses we built. constant problems that couldn't be fixed from 2+ attempts, just terrible quality and 3rd class craftsmanship, but they will call you 100 times to ask you how was it...waste of money

The overall buying experience was not very good. The quality of the home was really lacking in many areas. It seems like no one takes pride in their workmanship. The closing process was a big problem and both the title company and mortgage company do not work together very well.

It was a bumpy road, not because of delays (expected) but because poor workmanship that had to be either accepted or resolved after closing. Items that were supposed to be remedied before closing were not and are still being fixed. Communication during the build was also spotty, which only added unnecessary angst to an already stressful project.

Poor workmanship throughout the entire home.

We have built 3 other new homes so we have alot to compare against. This was an average experience with an average quality home/builder. Likely would not contract with them again, but they were only builder available in the area we wanted to be in.

The buying experience wasn’t good. Thugs were not fixed at closing and customer service rep did not respond to our issues accordingly.

Flooring was poor quality they won’t repair it. Wall repairs were not done on time.

Ever since I had moved in, I have had issues with the drainage and the grading of the lot. I have communicated this issue with the warranty representative and the warranty representative manager. They only address this issue by putting a band aid on it and not fixing the problem. The project manager installed a retention wall that does not extend all the way down the side of the backyard like it is designed to do. When I asked why it was not done properly, the response was “I don’t know”. I then inquired on getting the wall done properly I was told no! They will not do that. Their only response to the issue was more drains. There are more issues involved, however I will not be long winded about it on this platform. I’m saving that for my attorney. I’m not a satisfied customer and I will NOT recommend Village Builders to anyone. I feel like once village Builder got their money they are done with me. Builder will ask you to close even Unfinished home. And later we have to run behind them to make the work done. And warranty team response is almost zero. They come visit and goes away. Never fixes the problem.

Loan office Barry doesn't always reply to emails. When I called him, he give me the wrong information multiple times. Also, the roof leaked every time it rained due to a cracked and uncaulked vent. This house was on the market for months, how did the construction crew and sales people not notice this issue?

After deposit given. Business office strong armed closing times, events throughtout end processes. Making repairs responsiveness apprehensival.

Hi, the initial build quality of the home is great but since we moving in we had constant issues with equipment not working including HVAC, leaking washing machines etc.

I was promised 2 weeks wait for the move in, I waited 6 months, i am 4 weeks moved in and I need to deal with 2 glass windows replaced, blinds to replace and the worst, my master bedroom is very hot. I have the AC techs coming (3times) but the problem still there. I know that is a new community but the streets still with no lights. I keep telling myself to be patient it will be better. I am not enjoying my new home as I thought I would. In the other hand I can say that I found a couple people working for Lennar that actually are trying to help.

Our construction manager rushed us into closing on our home without several items completed. Since our close, we haven't heard from him. I had to reach out to his manager to gain traction on the process. It seemed like a lot of promises without the results.

The house is nice with quality materials. Purchase price right at $1,0m and the craftsmanship is not any better than some of the cheaper investment properties I own. In fact, Craftmanship is pretty poor across the board. Another frustration is we have been in the home 2.5 months and have a pretty substantial punch list of about 40+ items. I have built 4 homes and usually the punch list is knocked out in about 30-60 days with maybe some minor items lingering past that time frame. To date in writing this review VB has moved the porta potty to the next door neighbors yard and made one repair to the sprinkler system (they still have 2 zones to correct). All other 35ish+ items items have not been addressed. It is extremely frustrating. Back to quality, I will share some good things and bad: Framing - Had a pre-drywall inspection and the inspector was impressed Masonry - above average Irrigation system - poor (have had issues in three different zones already) Trim - Pretty pathetic, not flush, scrapes and gashes all over it, gaps in the trim, nail holes, etc -Painting/Texture - painting is fine, we have large beams and a 20+ foot ceiling, it looks like they didn't put drop cloths down and we have stain all over our wood floors, the beams in the bathroom (Similar setup) the stain looks very sloppy, texture was very poorly applied and inconsistent throughout the house -Cabinets - our cabinets actually look pretty nice, their are some minor issues but nothing worth noting -Flooring - wood looks and tile looks nice throughout house -Bathroom - Biggest gripe is in our two downstairs bath where they have higher end finish outs. Their subcontractor for the shower glass - I really dislike how they did it and personally think they were skimping to try make more profit. VB acts like it is fine - my wife and do a lot of real estate, my desginer, and my wife's uncle who owns a glass company all have never seen a shower finish out how they performed it. Overall - house looks "nice" but the craftsmanship is pretty poor. I like the team from VB but the fact remains they are moving at a snails pace in getting anyone out here on the home. I get in the current market conditions it can be challenging to get quality subs but they are owned by Lennar and a publicly traded company. They should be working with higher quality subs if that is the issue. We have done a decent sized remodel of the new home (we did not get to pick any design elements) and our team accomplished a ton in 6 weeks. They have completed 2 items off the punch list. In Austin, housing is at such a shortage any builder can operate how they do and will have a wait list for home purchases. That probably won't be fixed anytime soon. If this was a truly neutral market, you would not use VB to build your home. ... Más

Ensure that you hire a thorough inspector as the house has had tons of workmanship issues. From lawn issues to sagging pantry and closet shelves.

Lack of quality and attention around the workmanship is ridiculous for paying close ro 900k for a home. Nearly all doors and door frames are dinged, dented, bonded, repainted or in the worst case just left as is. Outlet cutouts are over cut and the wall is repair around many of them or not repaired at all. Baseboards are not smoothly connected to each other. Wall is damaged in areas and never fixed. Cabinets have dings are are obviously bonded and covered with touch up paint rather than replaced. Tiles are hazy and will not come clean. Customer service seems to only respond when babysitting every issue, very dissatisfied, very disappointing. I expect more from your company...do better, be better. ... Más

I was expecting a better customer service and responsiveness from the team , but that was not the case. Whenever I inquired about any issue or asked about progress on construction side there was a dead silence. Not knowing what is going on and the reasons that were stopping the progress on construction was very difficult to deal with. I would suggest you find a better builder in the market who address your concerns and responds to issues or queries promptly and puts your mind at ease when spending the fortune on a house.

Construction side very responsive and cater to your need. But will not recommend to anyone due because sale representatives very tricky and feel like they ripping you off if they know by the time you done building and market price go up they will try to scamming more money out of your pocket. I have a very stressful through this buying experience from buying a home with you guys. This is my third time buy home and this is the most bad experience I have from all of my previous builder. The one star I give is for the construction only.

Long story short, we had 3 sales people and 3 foremen throughout this process and the problems don't end there. The final foreman was amazing but he had to repair and fix a lot of stuff the other crews did poorly. The customer care rep is working hard for us but again, we should not have to be repairing this many things with a brand new $500K home.
