This was my second Lennar home, and I must say that the quality and overall experience was completely different from my first purchase. Each step after working with the Sales Consultant was a pure nightmare. I would honestly appreciate it if someone contacted me to discuss.

There are a lot of issues at the property that was raised to the closing group like grass from backyard, blue tapes and etc. Nothing was taken care off. Cant get hold of everyone after paying and signing the closing. Dissapointed on customer service. We as new home owners/buyer felt we were left in the air by ourselved by the builder. We cant get help from any. Even my realtor was not sure why those blue tapes and grass that was suppose to be change was not replaced and fix.

Bad finish bad quality

It is a beautiful home. However, I feel like it the builders did not take pride in their work and the overall construction was rushed. I had an inspection prior to closing however, I'm still finding construction errors.

Poor quality workmanship. Seems like no one cares about doing quality work or attention to detail. They just slap it together and don't even try to make sure it's done properly. Basically, they hope you don't notice the poor quality and multitude of mistakes at the walk through so you will just sign off on it. White hinges-not sure if the lazy painters just painted over them but that's not what we paid for. Whoever installs the doors is incompetent. Not one door in the house is hung properly. Nearly every hinge was not morticed properly. Looks like a 10 year old did it. Well, many things in the house look like unskilled labor did it. And be careful about asking them to come fix something they did wrong in the first place because there is a good likelihood that they will not do a good job or end up making things worse. So I am to the point that if I can do it myself, even though it's a warranty item, I will choose not to call them and do it on my own. Our initial Sr Loan Processor was one of the worse personnel to help us … she did not communicate properly with us throughout the process . At times I was not sure if we were not going to get the loan on time …luckily Lennar sent us another Loan processor & she was excellent along with our initial sales rep Glady .. she did an amazing job .

I was so excited to purchase this home as it is beautiful, nice location, and great size. However, I’ve been here for almost 2 months now and constantly having problems. The home buying process was horrible, I should have stuck with a bank instead of Lennar mortgage, as they gave me the runaround for several months, and was not good at checking their paperwork, or communicating. The only positive thing I will say is that the warranty personnel have been very courteous and do try to fix the issues that arise. The problem is there’s just too many issues rising considering this is new home.

The HVAC is very bad, not met the standard of Air Conditioning Contractors of America, Manual J. According ACCA, the house must have two 4 tons of HAVC, but Lennar installed two 3 tons of HVAC, below the standard requirement. We are very disappointed, and no peace of mind since we moved in. Please contact your engineering department about this issue and help to solve the problem of low capacity our HVAC.

Home buying experience: Once the deposit is made the customer service starts degrading. Workmanship on the home was terrible. Contractors were lazy. Attention to detail was lacking. So many issues with the home. I was not available for the final walkthrough because I am an out of state buyer and was involved in DNC and RNC operations. The virtual walkthrough was not good enough. When repair issues came up with the home a staff member said “should have been brought up during the walkthrough.” The only staff member that has been outstanding was Kindell the warranty staff member. She makes an honest effort to address all of the issues with the home. Lennar and village builders are so big that the quality control is non-existent. ... Más

Not happy with several things with our new build. The sod that was laid was terrible looking when it was first laid & it has not filled in like the David Weekly home next door. The sod next to us was lush & green from the start. Finish items that were on our list to complete never got finished, trim was not installed in bathroom & several places were not caulked. Also the front of out house was not like the Bristol picture we were sold on. Would not buy another Village Builder home

Scammers. Salesman Stephen Collected my initial deposit. Refused to return my money back although promised to refund if home buying process did not work out. I didn’t get any home, they still took my money. Scammers. Future home buyers stay away from scammers like Lennar mortgage. Village Builders at Esperanza new Avante Richmond TX.

Our experience with Lennar/Village Builders has unfortunately been defined by a significant lack of professionalism and poor communication. The process began with a delay in our home's completion, for which reasons were not clearly communicated. When we finally met with the construction manager, we were met with an unprofessional and condescending attitude. He appeared dismissive of our concerns, often scoffing at them, and refused to acknowledge my email communications entirely. Furthermore, he discussed my emails with my partner without my inclusion, which was highly inappropriate. This dismissiveness extended to the build quality. When we pointed out numerous flaws within the new home, the response was repeatedly that they were "builder grade" or "standard." We did not anticipate needing to make immediate repairs ourselves upon moving into a brand-new construction. Since moving in less than 90 days ago, several issues have surfaced. A major water leak under our front yard was brushed off as a "stuck sprinkler" by the quality manager during our closing day visit, which proved to be incorrect. While the house itself is satisfactory, the constant theme of unprofessionalism and the avoidance of direct answers from the Lennar teams is deeply concerning. We have other concerns to address but are hesitant to submit warranty claims. Given our experience and the reputation we've heard about Lennar's warranty process, we feel we must wait and compile all issues at once rather than trusting they will be handled correctly as they arise. ... My home buying process was a nightmare. Loan officer was pretty much non existent in the process. Never want to deal with Lennar ever again in the future. Build quality of the home is trouble as well. They left boards, paints, empty bottles all over the garage and the attic. Had to adjust almost all the hinges in the doors.

Very bad builders they use the cheapest materials and bad building. The windows and back door leaks from a normal rain, the attic also leaks. The worse builders please stay away from them. I wish there is zero stars I will give!

Two months after closing, 4 closing dates missed on behalf of the builder. The builder had the audacity to try and force me to pay extension fees due to their failures to build a house in a timely manor. The final closing date didn’t happen either. Thankfully the City intervened and forced the keys to be handed over. We still have not received items the sales team said would be given. The leadership of Lennar/Village Builders caused so many issues the construction manager quit as well. Fortunately Bob the builder, Construction Manager took over the job to help fix many issues with the house. We currently have many issues with the house and nothing being done. The salesman has promised items that still has yet to be delivered. I would not recommend this builder to anyone. I have requested the salesman to give me the contact info to his manager and he has refused to do so. Maybe this review will help me get in contact with someone who will actually fix the issues with this house and deliver all the false promises from their sales team. ... Más

We thought our home selection and building process would be a wonderful experience. However, this process has been disappointing from the start. Since we have never had a home built before, we were excited to be able to select options to get just what we wanted. Along the way we encountered challenges such as delay's, closing date pushed back, delay in Lennar financing (while an increase in interest rates), wrong items such as faucet fixtures, door handles, etc. that were installed in the home. Needless to say, things were rushed at closing (late November) and we are still having to deal with issues that should have been done right or fixed right the first time. We have a laundry list of issues that are still going to take time to fix. During the build we pointed out multiple issues and were told, "don't worry, it will all be fixed by the time you move in." I always had a fear that I won’t get the house. Once I got the house many things are not wee done for the price I paid for the house. I find deficiencies every day.

Please do not buy from Lennar. They over promise and under deliver. Horrible construction quality, cheap material. Do not get trapped in what they say.

Broken promises, missed deadlines, and forced to close on an incomplete home.

To start off, my experience with Lennar Mortgage was exhausting. Their underwriting process is the most arduous that I've ever experienced. I was constantly asked to submit the same thing repeatedly. My first home I bought was a Lennar home in 2010. It was a great home and my wife even worked for them at one point. We thought buying another Lennar home, a Village Builder this time, would be a great choice. Times have changed! The quality and finishes of our 2021 Village Builder were worse than our Lennar home in 2010. Door hardware and closet brackets were rusted. Shelving was sagging. Tile was not level. Paint and drywall was done poorly and paint wipes off when you wipe it with a wet rag! Later found out from a neighbor that a major repair was done on master bath toilet. They ran the plumbing to the next room study. They had to bust out the foundation and move the plumbing and patch the concrete. We had asked them if any major repairs were completed to the home during construction and they said No via email. They now won't respond to us via email and we are contacting a lawyer. Our back brick wall was hanging off the brick ledge. They agreed to fix it and then damaged it again before they could even complete the job. The reason why the brick was hanging off? The frame was too close to the edge! The kitchen cabinets are cheap, off the shelf-store bought cabinets. Sad for the price we paid. We have no pendant lights, no chandeliers, just recessed can fixtures. Very disappointing for a Village Builder. Our yard....is a mix of bermuda, st. augustine, clover, dandelions, and crap grass. They grade the slopes with shovels...shovels. They did not fill the area prior to laying soil. They planted all our bushes and plants into the clay soil, then put mulch on top. We found this out when our plants began to die because they were drowning. They refuse to fix this and just keep adding more mulch. So, why did we not refuse to close, you may ask!? Because on the day of closing the construction manager said, if you put anything on the punch list, you cannot close today. . . and we had nowhere to go and school had just started. This is our experience. Just dissapointing in general. They are trying to resolve most of our complaints, but the followup work is no better than the original build and worse in some cases. We may have been better off just not submitting any warranty items. ... Más

Initially, the builder seemed to understand our concerns, however, in the end, the workmanship and communication were so poor. They would not own up to their mistakes and statements. Since our purchase, we have had a roof leak, electrical issues, major wall texturing problems, cabinet paint issues, quartz stone in the kitchen mismatched (glossy areas and matte areas; builder stated that this glossiness will fade back to matte in the near future), garage door problems, etc.

You guys are horrible. You don't even keep up with warranty items. I could not get corrected my items in 6 months! You built the house in 5 months.

Construction Workmanship and materials are bad , over all construction quality is bad . The Home buyers are not given correct options and advise during Upgrades selection and designer options . Over all they just some how try to sell without worrying about Customer satisfaction .
