Overall, the layout and design of the house are quite good. However, the materials used are noticeably cheap, and the subcontractors appear to be the most budget-friendly available. It's essentially a minimum-standard home from a high-volume builder. The landscaping company was by far the worst. They left trash around the house, and the sod installation was poorly done—uneven, patchy, and bumpy. It’s honestly embarrassing compared to homes by other builders in the same community, like Perry Homes and Coventry. I would have gladly paid tens of thousands more for a house built with higher standards, better materials, and greater attention to detail. The designer who did the electric switch and plug layout needs to go back to school I find switches behind doors when open you have to close door turn on or off the switch ..outlets are far too few like zero on the kitchen island and 2 over the kitchen counter you must be joking 2 outlets a grand total of 4 places to plug anything in for a modern kitchen

When we purchased our home there were damaged sections of drywall. This was brought to the builders attention and they “repaired” it. Once the first rain storm arrived after moving in it was apparent why there was damage in the first place. The large windows leak to the interior of the home. This has been reported to be warranty repairs as brand new windows should not be leaking. A window repairman with the warranty company came out and told us it wasn’t the window, but instead the improperly installed flashing above the window. He left shortly after. Next the drywall repairman came, cut the mildewing sections of drywall out, tore out soggy insulation, and left by supervisors order because repairing the drywall without fixing the windows first would just repeat the problem. Now there are giant holes left where there should not be holes and the windows are not fixed. ... Más

You get very basic house with very bare minimum quality and features. Internal layout and not-so-practical design shows inexperience of designers. Sales associates won't even tell you about the house, probably they know nothing to tell. If you are first time homebuyer, you will have lot of surprises.

There were delays for several months. The quality of paint, texture was very bad. Even Lennar home inspector was surprised on the bad quality. We still see some texture patches falling.

Overall, the quality of workmanship left a lot to be desired. We were very disappointed in the quality and are still having to have things repaired that should’ve been fixed in the initial walk through.

As much as we loved the neighborhood and floor plan, quality is 0 compared to other houses we built. constant problems that couldn't be fixed from 2+ attempts, just terrible quality and 3rd class craftsmanship, but they will call you 100 times to ask you how was it...waste of money

The overall buying experience was not very good. The quality of the home was really lacking in many areas. It seems like no one takes pride in their workmanship. The closing process was a big problem and both the title company and mortgage company do not work together very well.

It was a bumpy road, not because of delays (expected) but because poor workmanship that had to be either accepted or resolved after closing. Items that were supposed to be remedied before closing were not and are still being fixed. Communication during the build was also spotty, which only added unnecessary angst to an already stressful project.

We have built 3 other new homes so we have alot to compare against. This was an average experience with an average quality home/builder. Likely would not contract with them again, but they were only builder available in the area we wanted to be in.

The buying experience wasn’t good. Thugs were not fixed at closing and customer service rep did not respond to our issues accordingly.

Flooring was poor quality they won’t repair it. Wall repairs were not done on time.

Ever since I had moved in, I have had issues with the drainage and the grading of the lot. I have communicated this issue with the warranty representative and the warranty representative manager. They only address this issue by putting a band aid on it and not fixing the problem. The project manager installed a retention wall that does not extend all the way down the side of the backyard like it is designed to do. When I asked why it was not done properly, the response was “I don’t know”. I then inquired on getting the wall done properly I was told no! They will not do that. Their only response to the issue was more drains. There are more issues involved, however I will not be long winded about it on this platform. I’m saving that for my attorney. I’m not a satisfied customer and I will NOT recommend Village Builders to anyone. I feel like once village Builder got their money they are done with me. Builder will ask you to close even Unfinished home. And later we have to run behind them to make the work done. And warranty team response is almost zero. They come visit and goes away. Never fixes the problem.

Loan office Barry doesn't always reply to emails. When I called him, he give me the wrong information multiple times. Also, the roof leaked every time it rained due to a cracked and uncaulked vent. This house was on the market for months, how did the construction crew and sales people not notice this issue?

My wife and I purchased a newly constructed Lennar home with great anticipation, expecting to move in shortly after closing. Unfortunately, within days of taking possession, we discovered a concealed plumbing leak caused by a construction nail that had punctured a cold-water line inside an exterior wall. The leak caused extensive water damage, necessitating water mitigation and the removal of flooring, drywall, and insulation, along with several weeks of reconstruction before the home could be restored. I appreciate the professionalism of Maina *****, who worked diligently to coordinate the repairs, and Hugo, whose workmanship during the restoration was excellent. Their efforts were instrumental in bringing the repairs to completion. What most influenced my review, however, was that this issue appeared to have been preventable. During my independent inspection before closing, a damp area near the foundation was identified and brought to Lennar's attention during the final walk-through. We were advised that it was likely caused by lawn irrigation. It was later determined that the dampness was actually the result of the concealed plumbing leak. Although Lennar ultimately repaired the damage, the repairs delayed our move into our new home for several weeks and significantly disrupted our family's plans. We also requested reimbursement because we were unable to occupy the home as intended, but that request was denied. I appreciate the individuals who worked hard to restore our home, but the overall experience did not meet the expectations we had when purchasing a brand-new residence. After deposit given. Business office strong armed closing times, events throughtout end processes. Making repairs responsiveness apprehensival.

Hi, the initial build quality of the home is great but since we moving in we had constant issues with equipment not working including HVAC, leaking washing machines etc.

I was promised 2 weeks wait for the move in, I waited 6 months, i am 4 weeks moved in and I need to deal with 2 glass windows replaced, blinds to replace and the worst, my master bedroom is very hot. I have the AC techs coming (3times) but the problem still there. I know that is a new community but the streets still with no lights. I keep telling myself to be patient it will be better. I am not enjoying my new home as I thought I would. In the other hand I can say that I found a couple people working for Lennar that actually are trying to help.
